The accommodation has a floor area of approximately 45 m2 and includes a bedroom with a double bed (1.60 m wide), a bedroom with two single beds, a bathroom with shower, a small living room, and kitchen with dining table. Outside, there is a spacious balcony with sun loungers and a table for outdoor dining. The accommodation is equipped with a refrigerator, washing machine, ceramic hob, oven, microwave, coffee machine and other utensils, as well as bed linen, towels, Wi-Fi, television with international channels and other amenities to provide a pleasant and relaxed stay. LOCATION The accommodation is located in a rural area 450 m from sea level and 6 km from the village of Ponta do Sol, where there is a beach and some restaurants and cafes. About 500 m away there is a restaurant and café, and 2 km away there is a supermarket. Access from the main road to the accommodation is via 80 meters of path with concrete flooring and a small staircase to the upper floor of the house. Ponta do Sol is located in the southwest part of the island, which has the best climatic conditions in Madeira. A few kilometres away, there are impressive cliffs, mountains and Laurissilva forest for nature lovers. For hikers and mountain bikers, there are recommended walking routes and mountain bike trails just a few kilometres away, particularly in Paul da Serra. REMARKS There are public construction works underway on the road that can cause noise and affect the access to the accommodation. A car is recommended for this location. The accommodation does not have private parking, but free parking is possible on the side of the road. Guests have access to the apartment on the top floor of the house and its balcony. The lower floor is reserved for the owner. As it is a rural area, there is potential for noise caused by dogs and other domestic animals in neighbouring properties. There are also insects nearby that may be attracted to food scraps. Cleaning is done before guests arrive and there is a weekly maintenance cleaning, which includes changing bed linen and towels. The increase in the number of guests implies a price increase of up to 10% per person. CONDITIONS 1\. Parties or behaviour that disturb the peace and well-being of neighbours are not allowed, especially between 10 pm and 8 am when neighbourhood noise is prohibited. 2\. An online check-in form will be sent to collect essential identification data for check-in, arrival time and means of transport, which must be submitted by guests at least two days before arrival. 3\. Self-check-in with flexible arrival time is available via a key lockbox whose code is created and sent on the day of arrival. For face-to-face check-in, it is necessary to schedule the time and the waiting time is 60 minutes, after which a new time can be scheduled according to our availability. 4\. Guests may be required to present identification upon arrival and provide missing identification details to comply with legal requirements. 5\. Eine kleine wunderschöne Ferienwohnung, wir hatten alles, was wir brauchten. Die Wohnung war super sauber und geschmackvoll eingerichtet. Wir haben selbst gekocht und auf der kleinen Terrasse stand der schöne Holztisch mit 4 Stühlen. Beim Essen konnten wir den weiten Blick aufs Meer genießen. Die Unterkunft liegt ca. 350m über dem Meer. Die Anfahrt ist für Geübte, aber das ist man von alleine bereits nach 2 Tagen im Leihwagen auf dieser schönen Insel. Unsere Kinder 14 und 18, waren von der Lage begeistert. Das Anwesen hat einen üppigen Garten unterhalb der Terrasse. Die Nachbarn bewirtschaften Ihre Gärten für den Eigenbedarf. Bis zum Strand fährt man ca. 15min bergab. Gepäck auf Rollen bietet sich an. Zu Fuß ist ein Restaurant und Bar bequem zu erreichen. Dort waren viele Einheimische. Sehr nett dort. Die Verwalterin war sehr engagiert, hat sich um alles sofort und zuverlässig gekümmert. Wir kommen gerne wieder. ##### Maria H.
