***PRIVATE OUTDOOR POOL is open from Memorial Day weekend May through the end of September. Depends on the weather.
Running Eagle Modern Ranch located in The Estates @ Emerald Lakes! Yet another, designed with detail, equipped with all, and fully renovated SsMook home in Poconos. Relax in the 5 bedroom, 3 bathroom, big Gameroom, 3700 sqft home with a HOT TUB in the backyard.

Pets are welcome. There is a pet fee of $50 per pet per stay.

Important

Extremely loud music and shouting can result in a violation of up to $1500, especially between the hours of 10 pm and 8 am. Please keep your noise level and music reasonable; remember, this is a residential community.

Hot Tub Information:
****Please attach the spa cover after each use.
****Not having a cover on may prevent the hot tub from heating up.
****The hot tub must always be ON! Never turn the hot tub OFF!
****Turning off the hot tub, especially with water, may cause the pipes to freeze and lots of other damage. Any damage caused to the hot tub will be charged accordingly.
****Please refill the hot tub if the water has been splashed out.
**** The hot tub heater will stop working when the water level is below the jets. Please call me, and I will guide you on how to fill up more water. 
***FAILED TO DO ANY OF THE ABOVE, YOU WILL BE FINED $500***

NO SMOKING IN ANY PART OF THE HOUSE! The game room is a part of the house!
$500 PENALTY will be applied for smoking in the house. No exceptions.
Smoking is allowed on the screened deck and anywhere outside.

Left-wing: The master bedroom has a king-size bed and a double twin daybed, a joined master bathroom, and a jacuzzi.
Second Master Bedroom with a king-size bed and a double twin daybed with a joined bathroom.

Right-wing: three queen-sized bedrooms.
One bedroom with 2 twin-size beds.

A gameroom, a laundry room, and a shared bathroom.

2 bathrooms are joined to the bedrooms, and 1 guest bathroom.
* Jacuzzi in the Master bathroom.
* Common room with sofas and comfy chairs.

* Garage converted to a large game room.
* Game room (*Air Hockey,* ping pong, and *foosball and other fun table games.)
* 2 Fireplaces. Electric fireplace in the Living Room.
Gas fireplace in the Common Room.
* Small but cute Screen Deck to enjoy your morning coffee.
*Weber Gas Grill. (Propane provided.)
* Private 7 Person Hot Tub with 22 Jets
* Free WiFi, Netflix, Flat-screen Smart TVs in the living room, Common Room, and Game room.
* Coffee Maker and coffee included. Both drip coffee machine and Keurig K.
* Salt, pepper, sugar, and some other spices are included.
* Linens, towels, blankets, pillows included,
* Shampoo, conditioner, and soap are included.
* The kitchen has cookware, silverware, cups, glasses, baking supplies, and plates.
* Dishwashing supply included.
* I leave 1/2 roll of paper towels to start. I do not re-supply.
* I leave 4/5 trash bags per stay. I do not re-supply.

No refunds will be issued if canceled at the last minute due to personal COVID-19 issues.

Full refund due to COVID-19 will be issued only if the governor of PA bans short-term rentals.
No refunds will be issued due to any personal belongings being damaged on my property. Please wear only swim wear attire while in the pool or the how tub. No reimbursement will be issued to those who wear cotton clothes to either and the clothe gets discolored. Bothering the pool and hot tub are treated with shocks and other chemicals that can cause discoloration to clothing that are not bathing suits.
Any damages will be charged accordingly.

Upon checkout, please take out all your trash to the GREEN trash bin located in front of the house. Any trash left behind will have $25 taken out from your deposit per bag.

Any damage in the house or failure to follow the rules will be charged accordingly.
Check-out at the checkout time or time agreed.
$100 penalty for each hour late checkout.
