Nestled in a private wooded setting, this 4BR home is just 15 minutes from downtown Pittsburgh. Relax on a wrap-around balcony, unwind in the hot tub, or gather for conversation around the fire pit under the trees. With space for families, pets, and friends, plus trails just steps away, it’s a perfect blend of natural privacy and city convenience. The inside offers a refined treehouse vibe - with warm, modern interiors surrounded by serene woodland views. With multiple outdoor areas designed for work and relaxation, this home makes the most of its natural setting. Covered gazebos allow you to enjoy fresh air comfortably through three seasons, while the lower part of the property provides another more quiet gazebo along with access to nature trails. This home is well-suited for two families traveling together. Each floor features 2 bedrooms, a full bathroom, a kitchen, and a living area. The dining room is upstairs. While the house is not fully ADA-compliant, it does offer first floor living for travelers with mobility issues. I respect your privacy and will communicate as little or as much as you wish. Set on a hillside above the borough of Etna, the immediate residential neighborhood is very quiet and safe. And this house sits at the very top of that hill, offering you and your group a little extra privacy. You\`ll find the essential conveniences like gas, snacks, ice all within a mile of the house. And the main street through Etna (Butler St.) has some excellent small restaurants and places to grab a drink. Please note that the driveway is narrow, but once you get to the top, the space opens up into an inviting parking area and outdoor space! I\`m available to help make your stay the best it can be, but the level of communication is entirely up to you. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return at least 72 hours before your arrival. The address and door code will only be provided if the form is complete. 2\. If you are local and / or under the age of 25 please notify us before making your reservation. 3\. We may place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. This is primarily for guests without an established track record of reviews from previous hosts. 4\. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow our standard cancellation policy. 5\. Guests acknowledge that they will keep their noise level to a minimum after 9:00 pm until 9:00am; please be respectful of the neighbors. 6\. Absolutely no parties or events allowed 7\. Guest must provide us with a valid working phone number. And guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. 8\. NO SMOKING or use of fire permitted inside the rental; guest acknowledges that no \`smoking\` includes marijuana and \`use of fire\` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed. 9\. There can not be any more than the registered number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund. 10\. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules: • Please note that a $25 Pet fee will be applied per pet, per night. • Please disclose pets at the time of booking. All pets must be added to your reservation so the applicable pet fee can be applied. • We are unable to host breeds of dogs deemed aggressive, per our insurance policy. • No more than TWO (2) animals, no larger than 50 pounds. • Pets are not allowed on furniture & please clean up after your pets. • Do not leave your pet home alone unless crated (doggy doo-doo bags are provided). 11\. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. • At departure: Please wash or place any remaining dirty dishes in the dishwasher • Please bag up all trash and place in the outdoor containers (see house guidebook for instructions) • Please follow all posted/guidebook rules for properties with special amenities like fire pits and hot tubs 12\. For your security and protection the property is equipped with an exterior camera. 13\. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. 14\. Please remember to take all of your belongings with you upon checkout. If you do leave something important behind, we will do our best to send your items back to you within a week. 15\. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs. 16\. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. FOR MEDIUM-TERM (30+ DAYS) STAYS ONLY: 17\. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in). 18\. As part of our commitment to maintaining a clean and comfortable environment for all guests, we may require a midterm cleaning for reservations lasting 30 days or longer. The cleaning fee for the mid-stay clean may be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb. 20\. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more). This house is exactly as advertised. It’s beautiful in every way. Don’t be put off be the driveway. It was very doable, even in a KIA Telluride and a Chevy Tahoe. The host provided all the amenities and more. It was all very thoughtful. We really enjoyed ourselves and would definitely stay here again when we are back in the area. ##### Gloria K. The house was very nice, clean and had everything we needed. The only thing I would say is the driveway is a little tricky but that didn’t matter to us! Nice views and very relaxing and quiet. We are a family at 5, 3 kids (4,7,11) and 2 adults. We really enjoyed our stay. And the kids absolutely love the hot tub. It’s a very beautiful outside space unfortunately the weather didn’t allow us to use it much. The curvy driveway took us by a slight surprise at first, but we had no issues getting up and down in a large SUV. Andrew was super nice and called me immediately when I had a question. We came out to Pittsburgh from Lancaster to attend the Pennsylvania Junior Wrestling State wrestling Tournament. We booked this home last minute when our previous vrbo notified us of a double booking just a few days before our trip. Andrew was super accommodating to our situation, and made sure we were taken care of and had everything we needed for our stay. The home was very clean, and welcoming. Andrew answered all of our questions and was extremely prompt in all of his responses. 10/10 recommend this home, we enjoyed the hot tub and the privateness of the home while loving its central location to all of Pittsburgh’s main attractions. If you need a place to grab dinner while staying here we also highly recommend Alioto’s Sports Bar, only a 2 min drive from the house, they had wonderful food and atmosphere at reasonable prices. The restroom on the top floor had not been cleaned. Someone used the restroom prior to us coming and left remnants in and on the toilet. The owner was very pleasant and responsible. My family and I had a wonderful time during our stay in what we felt like was a treehouse. We had everything we needed, comfortable beds, and made great use of the hot tub. There was plenty of room for the 8 of us. The property was beautiful and covered in autumn trees and leaves.
