The hotel room was quite nice and clean and had great air conditioning, as well as shampoo/conditioner/gel, and the staff was good. This made for a great few days of get-out-of-town relaxation. However, be advised: there is little to do within walking distance, swimming is highly tide-dependent due to rocks, and the area is rather well-populated with Russians. I’m glad I stayed here for a few days away from adventuring, but 5 was too many.

Staff was very lovely. The garden was really convenient to be able to touch some grass. The ocean view with the mountain back drops were gorgeous. Epic sunsets when the sky is clear. Hotel accomodations were excellent. The locals in the town were smiley and friendly. I enjoyed my stay and I had a pleasure meeting guests from around the world.

Overall was satisfactory. In a seclude part of Phuket, good for spending times with loves one or family. the Wifi is very slow and distorted, so this keep you away from your phone on device, instead focusing on total relaxation.

Fun in the sun
We have just returned from anther fantastic holiday at By The Sea. This is the 5th time we have stayed there and will be booking again next year. I would like to thank Suwaree and her team for going out of their way to make our holiday most enjoyable. No request was too much effort. The rooms are fantastic. We were a party of 5 (My Mom, my wife, and 2 children aged 7 and 10) and we fitted comfortably into 1 suite. This hotel is perfect for young families and couples looking for a relaxing holiday away from the hubbub of Patong. The hotel is isolated so if you are looking for night life this is possibly not for you. There is however a daily bus that will take you into Phuket Town should you want to do any shopping. There is also a 7/11 and Family Mart within walking distance should you need any supplies. The hotel backs right onto beach with restaurants within walking distance. I have 2 minor requests 1) more chairs around pool and 2) a microwave in the rooms. Thanks again Suwaree for a fantastic holiday.

A quite place to stay
The room is spacious and tidy. I love the bag (with two towels and a beach mat) they provide for going to the beach, which is very considerate. The view is also excellent especially for the sunset. Since the rocks are quite sharp underneath the water, we only do canoeing (the resort also provides it for free!!!). You can have food and self laundry services (another thing I really love since the washing machine also dries the clothes, it’s so much convenient) at a cheap price.

The staff at the hotel were exceptionally friendly and helpful. We were late in coming back from our half day tour and late for our checkout, but the staff were understanding and accommodating. We found our suite comfortable. However, the toilet in our room was broken and leaking and could not be resolved during our stay. The WiFi was also weak on the premises. That said, this is a great resort if you want a quiet and restful weekend.

On the first day when we arrive this hotel, I ask for one if the staff that I just want to stay for 1 day. Then she said cannot and explain that i must stay for 2 days. Then I said it’s okay. So we checked out on 3rd January and this happened. Its the staff fault that she mistaken and spoke. Its her responsibility. She need to take the responsibility of her own. Then she calls patrol police. But the patrol police can’t speak english so that now we are going to Tourist police now. I would like to report to this hotel. This disturbs us and make us canceled to our tour sightseeing and we even booked for another hotel. We are leaving at 6th of January to our current Country. Please help report.

Dear Value guest, According to you stayed in our peak season which normally we can collect money for whole period of stay in case of you stay only one night. But as you said you would like to stay only one night then we informed you for penalty charge case of early check out one more night (then total 2 nights charge). Second day, you did not contact us for check out but you still stay one more night then we charge this for the second night, not the penalty charge one more night because you did not check out. Third day, you came to contact us for check out and we told you that you have to pay one more night for the penalty charge case of early check out but you refused to pay and did not respect on our policy. We therefore ask the police to be justice and help us to clear for the penalty charge on early check out. Anyway, finally we could not charge the penalty early check out due to you insisted to not pay us but actually you should do understand and respect on the hotel policy. For the reader on this review, please note that generally case of early check out penalty charge it will be subject to hotel policy and seasonal at that time which will be applied in case by case.

Had an unfortunate experience at By The Sea. It did not help that it rained/thunderstormed throughout our entire stay, so we were confined to the hotel grounds, except during daily excursions to the Central Festival mall (very nice mall). Hotel provides free daily shuttle service: drop off at 10:00 am and 1:30 pm, pick up at 2:00 pm and 4:30 pm. Our room had a leaky window that was never fixed, although they tried, they did offer to change our room but there was no point as it was our check out day when they offered. We wanted to take the free shuttle to the Festival Central on check out day at 10:00 AM (to save some money on the very expensive taxi fare) and we were the FIRST to sign up for that particular shuttle. BUT when it came time to board the shuttle the normal 15 person van was unavailable so one of the staff drove a small 6 person SUV and for some reason we were not included in the car, so we were forced to either wait for the car to come back for a second round or call a taxi (as we had a flight to catch, we were forced to call a Taxi) Taxi service is very expensive in this area as the hotel is very far away from everything on the island (the free hotel shuttle to the mall itself took about 30 min). I would NOT recommend this hotel to anyone. Oh and to top it all off, the beach area is covered in trash! Very disappointing :( The only positive things I can say is one of the staff, Pat, was very nice, and hotel staff keeps the hotel clean especially the pool area.

Truly By the Sea
We wanted to stay somewhere that was quiet, off the tourist route and in walking distance of the sea. We were delighted to find ‘By the Sea’ covered our criteria. The hotel is in need of refurbishment but it is still comfortable, the rooms are large with good sea views. The hotel is tiered, there are 60 steps to get to the top tier, the steps are swallow and manageable even for retirees. The staff were exceptionally friendly and helpful. The beach has plenty of shade but you can only go swimming in high tide because of the rocky sea bed. The restaurant food was good and @the beach restaurant and bar is a good cheap alternative.

Lovely hotel next to a beautiful beach
Great location for a quiet beach holiday. On arrival we were upgraded to a family room which was clean and very big. Two large bedrooms, a kitchen, dining room, living room, two large bathrooms (both had showers one also a bonus bath) and a large garden balcony overlooking the sea. The rooms were in good repair and clean. The negatives were a hard bed and the front door did not close properly. It would close with a firm slam but the maid never did this and we came back to the door being open everyday. The location is exactly what we wanted, a lovely quiet Thailand beach with clear sea and Palm trees. There are a couple of beach bars a short walk up the beach which provide reasonably priced food and drinks. The food was delicious. We only ate breakfast at the hotel which was okay but not great, I cannot comment on the restaurant or the room service. The negative for facilities was that the hotel could not provide sun beds on the beach and you had to make do with a mat and towels. I would certainly stay here again as the positives far exceed the negatives.

Comfortable hotel for short stays.

Pleasant stay, great for just relaxing very quiet area. Most of the staff could not speak English witch make it very difficult as well I felt it was very under staffed. Air conditioning worked great in the living area but not too good in the bedrooms. The beds were extremely hard. overall it was a pleasant stay

We had a great room, beautiful views. The beds were hard as a rock, but I'm seeing that trend everywhere we've stayed so far in Thailand. It's quite a ways to entertainment/shopping, but is very relaxing for the same reason. Not a very good beach for swimming, but good for laying out.

Nice, calm, relaxing
A good choice for those who want to enjoy a nice relaxing stay. Not far from the city, but far enough to forget about everything :) That is exactly what I was looking for. The beach is a bit rocky but still pleasant and possible to swimm in the sea. All party-lovers would probably pick another part of Phuket, but as for me I am sure that I will come back to 'By the Sea'.

We absolutely LOVED this place! The 2 bedroom unit was perfect for our family of 5! Eating at the hotel wasn't too expensive and if you walked just a bit south on the beach, there was a lovely restaurant called On the Beach, right on the beach. Very inexpensive and delicious food, right on the beach!

we had another great family holiday at By The Sea. This was our 3rd one. It is a great family hotel away from the hustle and bustle of Patong.By The Sea has great famliy rooms (we were a party of 3 adults and 2 children under 12) and the room was more than adequit.The staff are always freindly and eager to help. We love this hotel.The beach is fantastic but you must only swim at high tide.

Nice area.
The hotel is nice laid back. The restaurants down the beach are cheap and have nice food. The restaurant closer to the hotel is better in my opinion as the other one next to it has more tourists and takes longer to get things. Free shuttle to the Central Festival mall is great. Nice sized rooms and nice staff.

The room was amazing, big and clean and the sea view was incredible. Perfect for a relaxing, quiet time on the Beach. Not for those who are looking for nightlife or shopping, you would be dependent on taxis for that. Reception personnel barely speaks any english and the hotel restaurant needs a serious improvement in the service level. However it was perfect for what i was looking for and would definitely go back.

Let me start by stating the view was spectacular. When we arrived, however, we were informed they had overbooked and needed to move us (a party of 7) to their sister location for the night. This was a 30 minute shuttle ride which was hard after a long day of travel. We had planned our trip according to Expedia's description of full kitchens with microwaves and dishwashers. There are no microwaves or dishwashers. We asked for kitchen utensils and were given a bag a misc. broken things. The stove top did not heat well and we could never get it to boiling. This made our plans to eat-in basically impossible. The basics like towels are worn and falling apart. We never received hand towels or wash clothes. The beds were uncomfortably firm and noisy. Due to the time of year, most things on the beach were closed so it was hard to find places to eat. The room size was exceptional and the view was hard to beat.

Great room at a very quiet place.
The hotel is in a very quiet place, far from the busy area. Need to take a taxi to go anywhere. The hotel has a free shuttle to Phuket town. The hotel has a restaurant that serves good breakfast, they are a few restaurants on the beach (much cheaper), they are walking distance. The hotel room is huge, it's more like a small appartment with kitchen, living room and small dining table. Wifi is no the best.

Lovely holiday by the sea
We stayed 4 nights at By the Sea in Cape Panwa. A buffet breakfast was included daily and it was very good. The resort is quiet and off the beaten track so if you're looking for nightlife or lots of "stuff" to do, go somewhere else. The pool and free use of the kayaks provided some entertainment for my 9 year-old son but he was bored on occasion. But, it was just the down-time our family needed. I would definitely return and highly recommend.

Great place to stay.
Spent 12 nights at by the sea and enjoyed every minute of it. It is located in a quite location with amazing views. The food and service at the hotel is of a high standard and there are some great restarunt only a short walk along the beach which we really enjoyed. We would recommend this hotel to anyone look for a quite getaway which is only a short drive from all that phuket has to offer.

Really enjoyed our 8 day stay The food was very good and nearby beach resteraunts are literally on the beach. Perfect to unwind and relax. About 40 minutes from Patong so best to hire a car or if you prefer a scooter. Have your own wifi as the hotel wifi is practically unusable. It will boot you off within 1 minute if you read a blog but if you continually stream, play music or watch a video you are ok for 2 hours then blocked that day. Excellent deal with flights included so I may stay again if I cannot get another Panwa hotel cheap deal. We use wifi regularly and the hotel management know of the issues but the owner is unwilling to fix. Been a long standing problem apparently.

Very noisy they are working in front of you when you have breakfast. Breakfast is always the same toaster is not working. It smells like sewer tank in the whole Hotel area. Room cleaning: they do not clean your bathroom or toilet. Had a cockroach in room. Don't waste your money and holiday.

Took the Deluxe room for 4 nights and they are huge! It is so comfortable that my kids rather sleep in the hall with the sea view than in their room. Nothing around the resort, and shuttle van to town is available. The beach is not for swimming, except high tide due to the rocks and corals along the whole stretch. The hotel restaurant is not too bad, but the ABF is not for the fussy. Disappointed with the service on the 2nd night, takes 2 reminders and ages to get a glass of water, in the end just bought a bottle of distilled water and be done with. Reception staff are really nice and helpful, though they seemed overworked and lacks the signature Thai smiles, overall, I am not complaining as they really helped.

Nice hotel close to the beach.
Our room was big and had a fantastic view. We were 3 adults and 3 kids and it was plenty of space. The hotel was almost on the beach and the beach was very nice. Shoes are recommended when swimming since there are quite much sharp rocks in the water especially at low tide. It's a very quite area, no sound at all after 10 o'clock, for us with the kids that was perfect. It's far from everything and you have to take a taxi to get around but for us we could find what we needed on the beach, there were two small restaurants, two massage places and a small shop.

Good Stay!
Large rooms. Clean but well used. An electric transformer in the second bedroom had a constant hum. Fortunately, our kids did not have trouble sleeping. The restaurant was good. Evening live entertainment. Very good free breakfast buffet. The beach was relatively quiet. A bit rocky at low tide. The location is far from Phuket town and popular beaches. A free shuttle is available. Overall I really like this location. Patong Beach is far too busy. I would stay at this location again.
