The space This home was fully remodeled in 2021 with modern finishes, stylish furnishings, and an open-concept layout that maximizes comfort and flow. Must get approval from manager prior to booking. Outdoor Quiet Hours are 10 PM Nightly and strictly enforced. This is not a party house and no loud parties will be tolerated. This is a quiet residential neighborhood and neighbors must be respected. You are welcome to come here and have fun but it must be done in a respectful manner. "The Owner of this property will provide you with pertinent safety information, explain your responsibilities under the Fountain Hills Town Code, and expect you to certify your compliance therewith". You must not use this property for any nonresidential or other prohibited activity or use, as defined in Fountain Hills Town Code Section 8-6-5\. Any renter who causes, permits, facilitates, aides, or abets such prohibited use of this property shall be subject to a civil infraction carrying a mandatory penalty of a minimum of $500.00, in addition to any other penalties which the Town may impose. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded. (a) Time Change Policy: All changes to the pre-established standard times for arrival and departure are considered REQUESTS only, until expressly approved by your Host. All arrival and departure time change requests must be requested in advance on your online occupancy portal. Requests for arrival and departure time changes will not be approved until the morning of the arrival and the day before the departure, and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text your host's Property Services Desk for updated information on the day of your arrival for early-arrival updates, and the day before your departure for late-departure updates. (b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy. Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff's schedule and availability to meet at the property.
