BEDROOM:  
  
The bedroom has queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.  
  
BATHROOM:  
  
The bathrooms have shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.  
  
KITCHEN:  
  
You can use the kitchen if you\`re craving a home-cooked meal. While you stay, you will have access to:

\- crockery and cutlery   
  
We stock a simple selection of food for breakfast such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.

The living room has a smart TV which you can use to access your Netflix and YouTube accounts. Note that we don\`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account. And TV does not have Free-to-Air access.  
  
LAUNDRY AREA:  
  
An external communal laundry is equipped with a washer and dryer. In your property there is an iron and ironing board for your convenience.  
  
PARKING:  
  
The property includes 1 dedicated parking space and additional street parking is available nearby.  
  
Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings.  
  
There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge  
  
I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Driving: Most key locations are within a short drive, making it easy to explore the area. Rockingham Beach Foreshore and Sunray Village are just a minute away by car, while major shopping centers like Rockingham Centre and The Anchorage Village are around 4 minutes away.  
  
Public Transport: While Rockingham does have public transport options, such as buses, you might find that driving or using ride-sharing services is more convenient for accessing nearby attractions and amenities.  
  
Walking/Cycling: For local spots like the beach, parks, and some restaurants, you can easily walk or cycle. Rockingham Beach Foreshore, Rockingham Jetty, and nearby cafes are within a short stroll.  
  
Taxis/Ride-Sharing: Taxis and ride-sharing services like Uber are readily available in Rockingham, providing an easy way to get around if you prefer not to drive.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.  
  
Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.  
  
1\. Please let us know if you need to check in early or leave later than the standard check-in/out times. We need to collect $110 for every hour, or increment thereof, of delayed check out.  
  
2\. STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy" (inside and outside). Fine: $400 plus additional fees for specialised cleaning.  
  
3\. Extra cleaning fee if the property is excessively messy: minimum $50.  
  
4\. Adhere to cancellation policies as stated on the Airbnb listing.  
  
5\. Only reserved guests may stay. For business/government agency bookings, contact us in advance.  
  
6\. No parties or gatherings of more than the maximum number of guests. Non-guests must leave by 10:00 pm. No loud noise after 10:00 pm. Penalty: $2000.  
  
7\. Basic pantry items are provided; guests need to purchase additional food items.  
  
8\. You are welcome to book if children will be under adult supervision at all times as this property is not child-proofed and does not include infant amenities (i.e. cot, high chair).
