The free citywide shuttle bus stops right out the front door, allowing easy access to Park City Mountain and Deer Valley Resorts. Enjoy numerous restaurants, nightclubs, shops, and galleries on historic Main Street. Across the street from the historic Rail Trail, allowing access to Park City's extensive trail system for hiking and biking. Comfortable accommodations for two guests in a queen bed. The kitchen includes a refrigerator, stove, microwave, and coffee maker. Spacious living space including a fireplace and Mountain Views, Smart TV with Streaming, DVD, and dining table with four chairs. On-site laundry facilities are available for guest use. Please note that they require payment to operate. House Rules: 🕓 CHECK-IN / CHECK-OUT Check-in: 4:00 PM | Check-out: 10:00 AM (Mountain Time) Early check-in or late check-out must be requested at least 48 hours in advance and approved in writing. Additional fees apply and are billed in 30-minute increments at $50 per hour. 👤 RESERVATION HOLDER The primary guest must be 21 years or older, present during the stay, and accept responsibility for all guests and actions on the property. A valid government-issued ID may be requested at any time before or during the stay. 🔇 NOISE & OCCUPANCY Quiet hours: 10:00 PM – 7:00 AM (Strictly Enforced) per Summit County law and local HOA rules. Maximum occupancy is limited to the number listed in your reservation unless otherwise approved in writing, If the number of guests exceeds the reservation count without written approval, a fee of $85 per unauthorized guest per night may be charged to the primary reservation holder, and APRÈS may cancel your reservation with no qualifying refund. 🚭 SMOKING / VAPING Absolutely no smoking, vaping, or cannabis use inside or on property grounds. A minimum $500 fine applies for any odor, evidence, or damage caused by smoking. 🚫 PARKING & VEHICLES Street parking is PROHIBITED, unless otherwise noted. All vehicles must be parked in the garage, driveway, or assigned spaces. Guests are responsible for any towing, HOA fines, or violations related to improper parking. Many neighborhoods are actively monitored by the HOA and private security. 🐾 PETS & SERVICE ANIMALS Pets are only allowed at designated pet-friendly properties and must be approved prior to arrival. Undisclosed pets will incur a $500 violation fee. Service animals MUST be disclosed to host, PRIOR to arrival per ADA requirements; no additional fees apply to qualified service animals. 🛋️ HOME CARE & FURNITURE Do not move indoor furniture. Damage or repositioning will result in a re-staging or repair fee. Outdoor furniture may be repositioned but must be returned to original placement before check-out. Do not hang towels or clothing on railings, decks, or furniture. Use hooks or designated drying racks if available. 🌡️ HVAC & ENERGY USE Do not leave windows or doors open while using the heat or air conditioning (if amenity is applicable). Adjust thermostats no more than 2–3 degrees at a time. Do not flush wipes, feminine products, paper towels, or any other materials. Excessive mess left at check-out may result in additional cleaning charges. ♨️ HOT TUB / SPA USE (if applicable) No food, glass, or oils/lotions allowed in hot tubs. Children under 12 must be supervised. Misuse that requires draining, cleaning, filter replacement, or repair will result in a $450 fee (with documentation). Use of hot tubs is at your own risk. Guests waive host liability by choosing to use these amenities. 🔐 SECURITY CAMERAS & SAFETY Exterior security cameras may be present at entrances, driveways, or garages. There are no cameras inside the home. 🔑 LOST KEYCARD & REMOTE Please note that a $100 replacement fee will be charged for each lost or unreturned keycard and garage remote. This fee covers the cost of reprogramming and replacement to maintain the safety and security of our property. 🗑️ TRASH & DISPOSAL All trash must be bagged and placed in designated outdoor bins. Bags left outside or on the ground (not in bins) may result in a $85 disposal fee. If bins are full, please notify us during your stay. 📦 MAIL / DELIVERIES Mailbox access is not available. We do not hold mailbox keys, and we cannot retrieve or forward mail. ⚖️ LIABILITY & DAMAGE REPORTING POLICY Guests may be charged for any damage, violation, or misuse beyond normal wear and tear. Guests are required to report any existing damage or concerns within the first 24 hours of arrival. Failure to do so will imply that the property was received in satisfactory condition, and any unreported issues may be assumed to have occurred during the stay. Guests must report all accidental damage prior to check-out. Unreported damage found after departure may be billed to the primary reservation holder. Management reserves the right to enter the property during emergencies or to resolve urgent issues. Free buses from Prospector and Sidewinder streets are just 100m away. One thing to note is the key pad entry to the apartment door is battery powered, and these went flat twice (locking us out). A quick call and the maintenance person AJ came over and swapped them for new ones. There is a key in a lockbox next to the apartment door and it is worth asking for the code to that as a backup. ##### Robin H. Kitchen was nicely stocked. I felt it was clean, although the furniture and carpet were a bit dated. Bed was comfortable. Heater worked well, nice and cozy. The bad: The property manager could've done a better job placing the parking pass. I could not find it the first day, it was hidden under some table cloths in the bottom drawer. Why not just put it on the table? Also, I am not exaggerating, this building had the thinnest walls. I could hear my neighbors conversations, and I don't think they were traying to be loud at all.
