The maximum occupancy is 3 guests, including children and infants. Property Details This 25-sqm apartment is located on the 2nd floor without an elevator. The living area serves as a versatile space for relaxation, dining, or working. It includes a sofa, Smart TV, and dining table with chairs. High-speed Wi-Fi (1 Gbps) is provided, making it ideal for remote work or streaming. The kitchen is fully equipped with a sink, toaster, electric tea kettle, mini refrigerator, stove, drip coffee machine, microwave oven, and more. Full sets of dishes, cutlery, pots, pans, and kitchen utensils are provided. A clothes washing machine and drying rack are available for your convenience, along with an iron, ironing board, vacuum, mop, and broom. The bedroom faces the interior courtyard and is furnished with a double bed with a high-quality mattress for your comfort. Professionally laundered bedding, including sheets, comforters, pillows, and pillowcases, is provided, as well as bath towels for each guest. The bathroom is accessible through the bedroom and includes a shower, toilet, and sink. Complimentary toiletries such as shampoo, shower gel, hand soap, and toilet rolls are provided, along with a hair dryer. The apartment is professionally cleaned and sanitized before each arrival. It is heated during the winter months. Portable fans are provided for warmer weather as there is no air conditioning. Important Information and Policies \- Cancellation policy details are available upon request. \- Check-in starts at 3:00 PM. Late check-in after 7:00 PM may incur additional fees and must be scheduled at least 24 hours in advance. \- Check-out is by 10:00 AM. \- Damage deposit: €800 (fully refundable upon meeting flat policies). \- Smoking is strictly prohibited. \- Pets are not allowed. \- The flat is not suitable for parties, events, or photoshoots. House Rules and Policies Please note for reservations valued over €3000, guests may be required to pay via an alternative payment method such as credit link or bank transfer for security and banking purposes. ID Verification: All guests are required to submit a copy of their ID in advance for verification. On-site verification is not available, so ID must be received before check-in details are shared. Age Requirement: Minimum check-in age is 35\. Management reserves the right to refuse service to any guest exhibiting rude or disrespectful behavior. Any harassment or verbal abuse directed toward our staff will result in immediate termination of your stay without a refund. Policy Violations: Any breach of these rules will lead to an immediate cancellation of your reservation. Violations such as smoking, noise complaints, or improper trash disposal will incur fines up to €800. This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to €800\. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival. Check-In/Check-Out Times: Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM. Late Check-In: €50 fee between 7:00 PM - 10:00 PM; €90 after 10:00 PM. After 1:00 AM: €120 Late Check-Out: Must be approved in advance.
