It is a big stylish 4 bedroom private villa of 350 square meters in a plot of land 4.000 square meters land, with traditional stone to its external walls, which blends in with its surroundings. The Stephanie villa is roomy, comfortable and welcoming. An ideal home for someone who loves the village life with a touch of sheer luxury. The position of the villa near the river makes it a welcome retreat in the hot summer months as the climate is much more comfortable than the coastal resorts and less humid. With breathtaking views that surround the resort with the mountain views this property is highly recommended for a truly unforgettable stay. Upon entering the villa you will find on the ground floor a modern furnished open plan kitchen with dining and living area, with patio doors leading out to the patio where you will find the villa’s private heated swimming pool (with an extra cost). The modern kitchen is equipped with fridge/freezer, electric oven and 4 ring hob, microwave, French coffee machine, Cyprus coffee machine and toasted. Is fully furnished from plates, classes, wine classes, pool classes, pots and all necessary things for cook and enjoy your holidays. The Kitchen living area has a blue color suite comprising one 3 seater settee and one 2 seater settee with coffee table, side tables with table lamps and working fireplace. For entertainment there is a TV with satellite (with more than 250 channels) and a DVD player. Also located on the ground floor is a separate WC. The main living area has an off-white color suite comprising with two 3 seater settee and one 2 seater settee with coffee table and side tables with table lamps. For entertainment there is a 36’ TV with satellite (with more than 250 channels) and a DVD player. The dining area is equipped with a large dining table and 8 chairs with view of the pool and the mountain from the big window. Also, in the ground floor there is one double bed bedroom with en-suite bathroom. On the first floor is located the villa’s further 3 bedrooms. There are 2 double bedrooms and one twin bedroom and all have its own luxury en suite bathroom. The main bedroom has a balcony, where you can enjoy the wonderful views over open countryside and the pool view. All 4 bedrooms in the villa are equipped with air conditioning units for both cooling and heating which are included in the price. A hairdryer is supplied and a baby cot or extra small bed and highchair can be provided on request. Also in the first floor there is a second kitchen equipped with 2 ring hob, microwave, cloth wash machine, dry machine and iron. In the front of the villa there is private road for entrance in the villa with parking space for 6 cars. The villa has a large covered terrace with access and view of the pool area. It has a large wood table with 8 chairs for enjoy your dinner under the stars with incredible view of the pool and the mountains. To the rear of the villa is the patio area, where you can enjoy the sun on one of the sun beds placed around the private swimming pool (8m x 5m). By the pool there is also a poolside shower. Elle est parfaitement équipée, nous n'avons manqué de rien (il y a même les serviettes de bain pour la piscine). Katerina et Georges se sont montrés très disponibles et particulièrement gentils. Aucun défaut mais il faut juste savoir que la ville la plus proche (Polis) est à 20 minutes en voiture pour les courses et autres services. ##### Bouta V. The villa was beautiful and set in a quiet location overlooking the hills. Everyday the farmer would move the sheep which was nice to watch. The villa had everything we needed. We requested the pool to be heated which it was for our arrival. This meant we were able to swim in there this time of year as without it we wouldn’t be able to get in the pool. If you do use the pool in the cooler months please cover it up when not in use as we didn’t and our bill was big. We have enjoyed our stay so much we booked again before we left. Das nächste Dorf ist 10min mit dem Auto. Die Villa ist sehr groß und war für unsere Gruppe perfekt geeignet. Der Gastgeber hat wie in den Bilder zu sehen eine kleine Wilkommenstüte zusammengestellt. Das hat mich auch positiv überrascht. Wer es etwas ruhiger mag und gerne mal in den Pool springen will ist hier genau richtig. This Villa is so beautiful & kept very clean. You do very much need a car as approximately 40 minute drive to Paphos Harbour & 30 minute drive in the other direction to Polis! The scenery around the Villa is stunning & is also very peaceful apart from being there when the Hunting season started on Sunday 24/08/25! The pool is an amazing size & good depth only thing the family found was the slope in the pool from shallow to deep end was constantly very slippery and the Roman steps into the pool was also slippery & felt it would be a good idea to put a handrail there! The only other thing we found was the hanging space in the master bedroom wardrobe was not suitable it had hooks pushed into the above shelf jotted around & was very awkward to hang clothes also the downstairs bedroom had no hanging space in the wardrobe at all! Communication with Katrina & George was superb & replied back to you almost immediately! Our family from Plymouth and us from Luton met at Paphos airport & spent 2 weeks at the villa and must say we have made some fantastic memories and had quality family time together! Welcome pack very helpful and the villas position in the midst of farmland was stunning . Having two big fridges and freezers was extremely helpful . The Venetian bridge was just yards from the villa and very interesting . The verandah was brilliant and with lovely furniture . The three grandkids were throughly spoiled and had plenty of room to run around the big playing area. Pool was heated due to the time of our visit and it was just the ideal temperature for all to have have a regular dip in the pool.,Bedrooms are spacious and weekPositions for everyone to have a good night sleep and not on top of each other. A hire car is essential to get around and visit the lovely restaurants on offer around the area. We loved our stay and will book this place again for sure. Everything was easy, the communication from Katerina were perfect and we had everything we needed. As we stayed in December it was colder than the summer but Katerina organised a delivery of wood (at our cost) for the log fire - which was a perfect amount for a blazing fire every night and just added to the holiday. The rooms were a wonderful size and had plenty of bedding, the bathrooms were clean and modern. The kitchen had everything we needed to cook for ourselves and the location is nicely secluded. Check in was easy and I was informed about the process in advance. The villa had everything we needed, Our stay was in December, due to the colder weather the beds were adequately made with plenty of duvets and blankets. Swing and trampoline perfect for the kids. Host left breakfast stuff for us when we arrived and brought us a cake when they came to clean the pool, which was a lovely touch. There are limited amenities in Simou (the nearest village) so a car is essential. Well-stocked smaller shops in Giolou and good supermarkets in Polis / Paphos. Nice play area for the smaller ones. View out to the surrounding hills from pool & veranda was great. Make sure you get all the groceries you need on first visit to Paphos as we made too many trips. But we found some great restaurant's in the harbour - with a car park very close. Try the little restaurant on the right as you travel down the hill towards Paphos - it over looks the reservoir. From day 1 communication with Katerina was absolutely perfect. Replied always straight away and answered to all my questions. She is brilliant host. We have arrived very late at night and Katerina left for us food and water. Life saver as we could not buy anything in the shop that day due to late flight arrival. The farmers across the valley drove their sheep and goats to the lower pasture daily - never failed to entertain our kids! Plenty of space for the kids to play, and the serenity of the valley was just perfect.
