Sleeps 8, 3 bathrooms. LSV\*\* for in neighborhood use included. 1818 Sq. Ft. As soon as you open the front door to Compass Point 1 #407 (top floor), the views, high ceilings and sunlit space take your breath away, literally. You are welcomed by a nice entryway with a space to put your shoes and beach gear where you are then led into the main open concept dining, kitchen and living areas. A wonderfully unique and vast rotunda with 13' ceilings draws you into the views of rolling dunes, the white sand beaches, and the beautiful blue water of the Emerald Coast. You can see for miles and miles. Simply stunning. You will also have use of a four seat LSV\*\*, which is for use within the WaterSound community only (cart is not street legal). No expenses are spared with the marble countertops and all-new Wolf and SubZero appliances in the kitchen. The counter bar has seating for 4\. This space lends itself to entertaining with the open concept kitchen that overlooks the living area and dining area, not to mention the views. The dining table has seating for all 8 guests and there is plenty of seating in the living room to gather to look at the views or watch TV on the large flat screen television that is mounted inconspicuously on the wall. Each of the 3 bedrooms has its own full bathroom as well as unparalleled views of the Gulf. There is a balcony off of the living/dining area that is also accessible from the Main King master and a dining balcony off of the kitchen and second king bedroom with seating for 4\. At the end of the hallway is a bunk room that sleeps 4 with its own en-suite bathroom. The condo also has an office workspace and full washer and dryer. Additionally, on the grounds there is a private pool for Compass Point Condo guests and there is also access to the Dunesider pool directly across the street from the building, which also has a snack shack. The beach walkover boardwalk is directly behind the Dunesider pool. \*This home does not have access to the Watersound Beach Club. The Beach Club is a private, members only club and day passes cannot be purchased.\* \*Construction notice: Construction materials, noises, and work may be present during your stay as the building is undergoing renovations per the HOA.\* Home Highlights: \- Sleeps 8 \- Floor to ceiling views of the Gulf, beach and rolling dunes - stunning! \- 2 Large King Master Suites with en-suite bathrooms and a Bunk Room with 2 sets of bunk beds (4 twins) and en-suite bathroom \- 3 Full Bathrooms \- High ceilings, bright, and impeccably decorated down to every piece of art and furnishing \- Open-concept main space living with Main Master King on opposite end of condo from other 2 bedrooms \- TVs in both king rooms plus a 46" flat screen in the living room \- 2 Private balconies - 1 off of the dining/living area and main king master with a chair, side table and lounger and the other accessible both by the kitchen and second king bedroom with a high dining table and seats for 4 \- Full sized washer and dryer in unit \- Parking for a maximum of 2 vehicles. \- Other amenities include elevator access from the garage to the 4th floor, access to the private Compass Point 2 pool, as well as the Dunesider pool across the parking lot from Compass Point 1, access to the WaterSound beach via the beach walkover boardwalk \- Beach Front Additional \- There is an elevator from the garage/ground floor that takes you up to the 4th floor just steps away from the condo \- No Events, such as wedding receptions and other large gatherings are allowed. Only people sleeping in the home are allowed on this property. If violated, double cleaning fees, as well as other possible fees, will apply. \- No pet home. Per the signed Rental Agreement, any violation of the no pet policy will result in immediate eviction, plus additional clean charges. Reservation/ Booking Policy \- Minimum age: All properties require a minimum of one adult over the age of 26 be staying at the property throughout the rental term. \- A 50% deposit is due at the time of booking \- Except for a $250 cancellation fee, deposits are fully refundable if cancellations are given 60 days prior to the arrival date \- Balance of payment is due 60 days prior to arrival date \- Check-in begins at 4:00 PM and check-out is by 10:00 AM \- Cleaning: Reservations made for more than 12 nights require a full clean during your stay. This will be added onto your total when checking out. Reservations for less than 12 days, have the option to add a mid-stay clean onto your reservation. \*\*LSV: The LSV (low speed vehicle) is complimentary. This was our first trip over Christmas so we were a little nervous. Dune Vacation Rentals made it effortless. The property was everything we could’ve possibly wanted in a dream vacation. I was more than happy to give out the information! My son was even able to make the trip home from Japan to be with us. He is in the Navy. So that made this trip even more special. This property is incredible. The view is amazing and the location and privacy awesome. Having the use of the owners golf cart is a big plus and we enjoyed riding the bikes that are also available to use. The kitchen is equipped with enough tools for any level cook. The only reason I didn’t give 5 stars was due to how the management company handled the booking. I had 22 different emails and 7 texts between booking and departing. The unit needed some minor fixes and I shared all of them with the property manager in an email (not one of the 22 lol). He seemed very appreciative. In particular the welcome letter needs to be updated as check-in time was incorrect and showing use of the fitness center is also incorrect.
