Adorable, Cozy, and Beachfront -- Not a Condo!!! We call our adorable and cozy 1BR townhome 'Beachside Joy” -- it is a beautiful gulf front unit that sits directly on the sugar-white sands of Panama City Beach (one of the most beautiful beaches in the world)! Beachside Joy is a NON-SMOKING unit. When you stay here you are on the beach -- just walk down the deck stairs! This is not a high rise condo or hotel; there are no elevators to wait for and you don't have to share the beach with a thousand other condo residents. It's so wonderful to be able to walk right out the door and onto the beach or into the water! Beachside Joy has a spacious living room, very tastefully decorated, with a 43" HDTV and a gorgeous view of the Gulf of Mexico. We have subscribed to over 160 channels (Xfinity) including most sports networks and some premium movie channels. The very comfortable couch is also a pull-out queen size sleeper sofa with a new and comfy memory foam mattress! There's a full bathroom on the same level (with a shower). For convenience, the Beachside Joy has a beautiful, newly remodeled and fully-stocked cozy kitchen (including custom soft-close cabinets, quartz counter top, mosaic glass back splash, and high-end stainless appliances) so you can whip up a romantic dinner to enjoy on the deck while the sun sets over the Gulf of Mexico. It is a challenge keeping good cookware in a vacation rental so we replace all the pots and pans every three to six months. If you book with us and need something that isn't there then give us a call or text (we'll bring it to you ASAP). If you like to barbecue, you’ll find a high-end Weber gas grill ready for use on the gulf front deck -- perfect for adding a grilled steak or seafood to the meal! The master suite, right up the spiral staircase, is bright and cheery with picture windows offering beautiful and serene views of the beach and gulf (including the spectacular sunsets)! The bed itself is king size with a high quality mattress (so you can sleep soundly after a day of fun). And you'll absolutely love the beautiful master bath, with a large dual sink granite vanity and a jetted jacuzzi tub. The TV in the master suite is also high definition with lots of available channels. As for location, Beachside Joy is located approximately 3/4 of a mile west of the fabulous Pier Park shopping resort! You can see the pier itself from the gulf front deck. There are some great dining spots within walking distance of our townhome. Right across the street you’ll find a Wings/Barbecue place and of course a couple of great seafood places (check out the “Sand Bar” about a block away). There is a Winn Dixie grocery store and a CVS pharmacy across the street as well. Just to our east (in Pier Park) you’ll find a world of entertainment, dining, and shopping. The pier itself offers great views and fine fishing! We are constantly updating Beachside Joy. We have updated/refinished the bathrooms, replaced all the windows with crystal-clear hurricane glass, completely replaced the floors with gorgeous LVP flooring, installed new ultra-quiet and very efficient mini-splits, and updated most of the furniture. We contracted with a new cleaning service in September 2024\. They are a friendly and thorough service (so you’ll find our home well cleaned and ready for your vacation). If you have any cleaning issues when you check in we will immediately send someone to take care of the problems. We keep our calendar up-to-date, so you can check the available dates. Beachside Joy is a beautiful and comfortable beachfront vacation home, but it is is a small unit which requires a spiral staircase (there isn't room for a traditional staircase because the high ceilings, though airy and spacious, don't allow for enough length). The staircase is 100% in compliance with all building codes and the vast majority of our guests have no issues with them whatsoever. However, if you are elderly or have mobility issues to deal with, please consider the staircase before you decide to book with us. The host was very accommodating as we arrived very early. The air did go out while we were there but she was very fast at getting someone to get there quickly to fix it. Instead of wording that is not telling the whole story. Fist off, the few steps out of the unit to the beach is the best thing about the rental and the price is attractive too! Not overly priced! The unit, is very small, they use cozy as a discretion, Maybe for 2 people, it would be great, but not 2 people with a 10yr old. Very close quaters! The actual door to the unit is nothing more than a regular interior door in a normal house. Its a cheap interior door used as a main door, light comes in all the way around it, not type of weather stripping, it does have a key pad on it, but thats all you have, a good push and its coming open! Should be a solid entry door, not a 75 interior door, you buy at home depot. The washer and dryer is shared with the unit thats 36 inches, across from your door. Which also has a cheap interior door. The master suite was nice, remolded bath, marbel countertop, but the glass bowls, and fixtures leaked, and ran all over the top when washing hands and brushing teeth. ##### Don M. The only issues we found was the grill knobs are broken. We were able to get one side to work and cook a couple of steaks. The water hose control for rinsing off sand is up under the deck, making it difficult to clean your feet before going up the stairs and the deck rope light does not work...very minor issues, The location is great with beautiful views. There is construction right in front of the townhomes but it will be finished in the next month(July). PCB is making much needed road repairs - its progress. No problem finding where to turn in to the units.The Win Dixie and CVS is right across the street - with everything you need.We normally cook in to avoid long waits at restaurants - the condo has an equipped kitchen. Full size ground coffee maker, toaster, microwave, fridge, dishwasher, stove. No garbage disposal though.The new covered porch was awesome - there is a tornado fan in the corner that we used to get a breeze and to blow the tiny beach mosquitos away. I do wish the fan circuit was on a separate line than the porch light. It was silly to have the porch light on when using the fan during the day and maybe change light bulbs to the yellow lights for the turtles at night.The unit was clean, new furniture downstairs, was very happy with the unit and will stay again. ##### Trudy P. What a great experience ! The location is great ,close to shopping center for groceries and close to entertainment! It was my husband and I and our 3 year old son and the size was perfect , could have fit another 2-3 more people . The beach was amazing ,clean and not overcrowded everyone in the neighboring houses all had their own spaces on the beach . Great shelling beach too ! The owner was so so nice and VERY quick to respond ! We enjoyed our stay so much we ended up extending our stay to our luck there was availability! Also 10 minutes from a new attraction called Pirates Voyage Dinner experience 10/10 for a family of all ages . Check-in was a breeze, everything was clean, and the new overhead patio covers were a great addition to this location. New privacy curtains were installed outside, as well as new couches inside. Only issue was that the upstairs TV had no functionality during our trip (no cable/smart TV) but the downstairs one works great! Owners were very friendly and I would highly recommend this spot to anyone! ##### Paige M. I seen cockroaches in kitchen and each morning woke with mysterious red itching welts on my arms and legs. When I contacted the property manager she said they had just acquired the property and did not have a chance to overhaul it. No excuse. For the money I psid I expected a clean room without bugs. Dishwasher was broken half the flatware was missing as well as smoke detectors. Horrible facilities. Shame on you. Hope you address before the next guest ##### Brenda G. The condo was perfect for us from the amazing updated bathrooms, patio, comfy bed and beautiful views. Everything is so convenient and the perfect vacation spot!
