Villa Rosemary Downstairs is the main floor of a private Beach/Gulf Front Villa located in the La Valencia Resort community, one of the most well-known and sought-after Gulf Front Beach Resorts on the Emerald Sea Coast at the very West End of Panama City Beach. Our Villa Rosemary guests have exclusive access to the communities’ private Gulf front pool and lighted tennis courts. In addition to convenient contactless check-in, there is also exterior video surveillance at this property for your security. This unit has 4 bedrooms, 3 bathrooms, 1 queen sofa bed and is located on the main floor and can sleep up to 14 people. A large, fully equipped kitchen, dining area, living room with queen-sized sofa sleeper all lead to the large beachfront patio. The Master Suite features a king bed, desk, and chair, awesome beach views, a sitting area, and a spacious private master bathroom. You’ll enjoy the soaking tub, walk-in shower, and vanities in the private ensuite bathroom. The second guest bedroom features a queen bed, and adjacent built-in bunk beds in the hallway. and full ensuite bathroom. The third and fourth guest bedrooms have queen-sized beds and share a full-sized Jack & Jill bathroom. All bedrooms and living room feature HDLED SmartTVs with streaming and 1 GHz Wi-Fi. APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected. OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind. SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. Should a Security Deposit not be collected or damages cost are above damage deposit amount, any charges above the amount of deposit, the Credit Card on file will be charged for any of these costs. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement. Guest will also be responsible for any losses incurred if following reservations are unable to occupy the home due to smoking smell or damage CONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made. LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request. Management shall not be held liable for condition of said items. Any items not claimed for longer than 30 days, may be donated or sold. MAIL SERVICES: You may ship directly to the home that you are staying in using Fedex or UPS while your are in the home, however we can not guarantee delivery or security of the package. However a few things could make is almost perfect. The pantry is locked so no where to put any food or supplies in the kitchen. Also no furniture in the bedrooms for clothes -such as dressers or chest. Also the closet was locked in the Queen bedroom upstairs so absolutely no where to put clothes or luggage etc. not even night stands. TVs in the bedrooms would be helpful also. Great view and close to wonderful restaurants. There were plenty of bathrooms which was a plus! But many closets were locked and there were no hangers. So bring your own if you need them. It advertises that it sleeps 14, but there were not linens to put on the sofas once they were pulled out. So i don't feel it truly sleeps 14 and it made for tight sleeping arrangements with 8 adults and 1 child. Also the pier out to the beach was in poor condition and needed repair. One of the steps was rotted and a plank on the walkway fell while my mom was walking in it. Luckily she didn't get hurt. Once the pier is repaired, i do think the condo is a great place to stay. Just make sure to bring sheets if you need the sofa. ##### kristin c. The location could not have been better. The view from the porch and access to the beach was perfect. Layout was perfect for a family get away and the hot tub was an added benefit at night after playing in the waves all day. We will definitely be back. We had a couple of issues while staying there but Todd responded immediately and took care of the issues. Todd and his wife were extremely nice and easy to work with. There were a few issues when we arrived and Todd responded immediately. He lives close by so easy for him to address anything. A few of the pictures are old on the listing. The TV room actually has way more seating which worked out nice for us to all gather. I will warn the upstairs rents a 5 bedroom, 18 occupancy rental that can get loud and the driveway be crowded. Their were several beach chairs and toys there for us to use. You can also contact companies that will deliver and set beach chairs/umbrella up daily for you. The front door is on the left side of the house, there is about two sets of 4 steps. I add this because with aging parents this was important not to have too many steps. The steps to the beach was two sets of 10\. You can also walk down the street like 2 houses and have a completely flat access to the beach via the public beach entrance. You don't get your directions to access the house until an hour before you check-in. I like to be sure I have everything before we take off so that was a bit different. The keypad door made it nice to not have to keep up with keys. ##### Krista S. The property manager was incredible. He was SO friendly and more than willing to go above and beyond for us. The view, of course, is incredible. Nothing negative to say whatsoever. The area was nice and quiet and less crowded on the beach. Close and convenient to “town” too. We loved being able to sit on the deck and watch the kids playing at the beach. Close walk! Also very convenient! The only issue was the kitchen and bathrooms weren’t as clean as I would have liked. The kitchen could use a little upgrade. ##### Scott T.
