COMMUNITY We are in a residential neighborhood, next to an operating home preschool. NOTE that you may hear children playing while using the backyard amenities during business hours (M-F, 8 AM to 4 PM CST). QUIET HOURS This is part of a DUPLEX located in a residential neighborhood. Guests shall observe quiet hours outdoors from 10 P.M. CST to 8 A.M. CST. POOL & HOT TUB SERVICE Our pool tech cleans and rebalances the pool & hot tub every Wednesday and Saturday. While our pool is professionally serviced, you may find landscaping debris or cloudy water in the pool due to large storms with high wind and/or rain conditions that can change the water chemistry. Please use the pool net to remove any debris. Also note that the chemicals are balanced to keep the hot tub and pool clean for the entire duration of your stay. Be sure to rinse off your bodies before jumping into the pool and hot tub or your body oils WILL turn the water murky and gross real quick. If this happens, let us know if you would like to request an extra pool cleaning service at an additional cost of $75. POOL HEAT The pool is heated to 83 degrees via electric heat pump from October 1 to April 31\. NOTE that the pool's electric heat pump may turn off and stop heating when the outdoor temperature drops below 55 degrees. POOL USAGE Swimming pools can potentially cause bodily harm and possibly death if not used properly. You are responsible for supervising ALL guests, including anyone on the property whom you directly invited or not. Use at your own risk. Children and anyone who cannot swim must be FULLY and ACTIVELY supervised at ALL times. You are responsible for the safety/maintenance of pool equipment and must inform us if you suspect anything is not functioning properly. All doors and window access to the pool area should be secured to keep children from accessing the pool unsupervised. NO DOGS or TOYS are allowed in the pool because they will cause damage to the pool filter, pump, and/or surface. HOT TUB USAGE Do not use the hot tub if you recently consumed alcohol, are pregnant, or have pre-existing health conditions. There are health implications to using this facility. Use at your own risk. Rinse off all body oils before using. BEDS, DAYBEDS, & TRUNDLES Do not jump on any beds, daybeds, or trundles. These furnishings will (and have) broken when guests have left their kids to jump and play on them. You will be charged to replace any damaged furniture that shows misuse. THERMOSTATS In order to maintain our HVAC system, thermostats can only be set to 67-79 degrees year round. KEEP DOORS AND WINDOWS CLOSED It is very critical that you keep all doors and windows closed during your stay. Due to the high humidity and constant use of air conditioning inside the home, leaving the doors and windows open will cause water damage to the walls, ceilings, and electronic door locks with condensation build-up. HVAC auto turns off when windows/doors are left open. BUGS Florida is a tropical state with many large flying bugs & beetles. Although we employ a professional pest control monthly service, you may still see some bugs during your stay with us, especially the Asian Cockroach. This small brown cockroach lives outdoors and may follow you into the house because it is a STRONG flier and is attracted to the light. But please do not be alarmed as they are not harmful and die quickly inside the home. Keep all external doors and windows always closed to minimize your exposure to these bugs (and to keep the air-conditioning inside). WEATHER CONDITIONS NO refunds will be given for weather conditions. Please plan accordingly and purchase travelers insurance, as necessary. SECURITY DEPOSIT + FEES A refundable $500 security deposit is collected approximately 4 days prior to arrival to pay for any extraordinary cleaning, repairs, or damages caused by you and your guests during your stay. A non-refundable Resort Cost Recovery Fee of $55 per stay and regular cleaning fee is also charged at booking. The game room and the sunroom were especially nice to have as places to go away from the children . The pool in the hot tub were wonderful. Spacious, as well as had enough table seating for our large group. The house and yard were maintained. We did have an issue where the door knob broke, but the host had maintenance out the following day as it was thanksgiving. Communication was on point. We were really satisfied with everything overall. We did get to enjoy the pool on the first day as the water was warm, but the following days, the heater didnt heat the pool water and the water was cold and the hot tub didnt heat over 95 degrees, but we werent really there for that. So it wasnt a big deal to us. But just posting for host to be aware. Overall i still give this place 5 stars..it was fully stocked for us to make our thanksgiving dinner, had a game room for all the littles to play, as well as tvs for them to watch videos while the adults cooked thanksgiving dinner. It was a great time for all of us! We will definitely book again next year. ##### Crystal W. It is close to the beach. The house has everything we needed. There is plenty of beds, rooms, and bathrooms. It was quiet and relaxing here. We loved having the pool table in the house. My kids enjoyed learning how to play. It was a clean house and Yvette answered my questions promptly. I am so glad I went with this home.
