This 2 bedroom, 2 bathroom condo has all the comforts of home AND the BEACH, too. 'Make Some Waves' comfortably sleeps up to 6, two in the Main Suite's king sized bed, two in the Guest Bedroom's queen sized bed, and two on the queen sized sofa sleeper in the great room. Emerald Beach Properties welcomes you to Edgewater 405T2, your Perfect Place in Panama City Beach, FL! A 2-3 night minimum stay is required. Minimum rental age is 25\. No Pets. No smoking or vaping inside the condo, please. This stunning 4th floor property offers mesmerizing views of the Edgewater Beach & Golf Resort and Panama City Beach! The open floor plan great room is furnished with a sofa and love seat set that pulls out to a queen sleeper. You'll enjoy the large screen TV with Roku streaming and Lux Speed WiFi throughout the property. There's nothing like surfing by the surf! Step out onto your private balcony and enjoy the expansive views and people watching! The kitchen has an ocean view, too and is well equipped, so you can prepare a gourmet meal or quick breakfast, lunch or a special snack. A full-sized refrigerator, range, dishwasher and microwave are included. Dishes, pots, pans, flatware, blender, coffee maker, and more! The dining area, which is also oceanfont, seats 4 at the table and has more seating for 2 at the bar. Step out the sliding glass doors onto your balcony from the living room and the dining room, the views are endless! This makes it inviting to eat in or sit and play board games or cards. Enjoy your coffee with the sounds of the ocean on your private balcony. Relax in the evening with a beverage and a fabulous sunset. Your balcony has plenty of seating. The spacious Main Suite, with its elegant decor, has a comfy king-sized bed, an en-suite bath that offers a large vanity with plenty of storage space, elegant tiled walk-in shower, and a soaking tub-this bathroom is very updated and modern. The Guest Bedroom Suite offers a queen-sized bed and is decorated in coastal decor and has an adjoining full bath with a tub-shower combo & single vanity. All bedrooms have flat screens TVs, high thread count luxury bed linens. Fluffy high-quality bathroom towels, and kitchen towels are all included, you'll feel right at home! There is a stackable washer/dryer located in the kitchen closet and an iron and ironing board provided so you can always look your best. Parking is available in throughout the Edgewater Beach Resort. Parking passes purchased by guests on line in advance directly from the resort and will be picked up when you arrive at the gate. Parking rules and house rules are enforced by the Condo Association. Many guests were disgruntled as we all stood in the lobby sweating our tailends off waiting for 1 elevator venting our frustrations. Management was notified on Wednesday, by the time we checked out on Sunday it still had not been fixed. Do they not have a maintenance staff? For the money you pay to stay here you should expect better management. Unfortunately, Edgewater Beach Resort lacks that.Condo was somewhat clean upon arriving, but the guest bathroom shower must have been cleaned with Crisco as the floor was very slick.I'd be hardpressed to stay here again if I ever have the misfortune of having to visit Panama City Beach once more. ##### Christopher G. Has everything you need to eat (dishes, toaster, microwave, coffee maker, fridge, and stove, dishwasher, and sponge) at the condo with enough room to spread out. Air conditioning worked well. Beautiful view, clear directions on what to do and what not to do. Very organized and user friendly. Elevators, swimming pools, and hot tub were all working properly. The pool and hot tub at Tower 2 were great. Easy access to beach, a good amount of parking, as well as being close to grocery stores and restaurants. Cons: The vacuum didn't work well enough to pick up things that were already in need of being vacuumed and the seams needed dusted more, but overall it was clean. Also no ceiling fans or fans in property, thankfully we had our own and no lights overhead in bedrooms (but there are lamps). Security person at main pool wanted them to sit in the pool and not move, but didn't have that problem at Tower 2 pool. There was also a neighbor that I am pretty sure chain smoked, so we could not sit on the balcony, however before that person arrived we were able to. ##### Anthony O. The kitchen had everything you needed minus salt although that was an easy fix by just running to the store. We cooked breakfast and lunch daily with a few dinners also being served on nights we wanted to stay in. I loved the coffee maker provided as I would sit each morning on the balcony and watch the sunrise. The pool was incredible and has gazebos for you to rent which were nice. We didn’t rent them on our stay but saw others that did. With us coming the week of Labor Day the beach was pretty much empty. We saw dolphins every morning jumping right outside the condo which was so cool to witness. We highly enjoyed our stay at Edgewater and will be back. ##### Kelly C. Great location for what we were there for and lots of pools and things to do. I would say it could be cleaner and the layout of the condo is a little odd. If you like to sleep in, I'd say forget that as the sun comes through on the bedroom side and there is a dumpster right below your window that gets dumped every morning around 6:30-7 p.m. Some of the kitchen items need updated - burnt ruined pots and the coffee maker went out while we were there. Overall its a great location, just needs a facelift. ##### Regina L. The outdoor pool in front of this tower is heated so we could enjoy swimming even though it was November. Location was central to everything and we loved how quiet this time of year was. The only small complaint that I have is that the condo wasn’t as clean as I would have liked. I traveled with a newborn so my standards were a bit higher than usual. The couch had a few stains on them and the tub in the master had unknown crusty white stuff around the jets. I was disappointed as I had brought my infant tub insert to bathe my baby but didn’t feel comfortable filling up this tub for use. Also, there were french fries under the kitchen table from someone who stayed before us so it made me question how thoroughly cleaned the condo actually was. All things considered, I still enjoyed my stay. ##### Ashley W. The beds are comfortable. Excellent view of the beach. The Edgewater Beach Resort is centrally located and has lots of extra amenities. We would definitely stay here again. ##### John S.
