Sleeps 20 This property is professionally managed by Vacations Perfected. Vacations Perfected requires the registered guest booking and occupying the condo to be 25 years of age or older. In most cases, this is the policy of the condo complex or HOA that the property is located in. There are no exceptions to this policy. If you book this property and are not at least 25 years of age or older, or book this property with the intentions of allowing under 25 years of age friends of family to occupy the property without your presence for the duration of the reservation, your reservation will be charged a 50% cancellation fee and the reservation will be canceled. If you inform us within 15 days prior to arrival that you, as the 25 or older person booking the property, will not be able to come and it will only be under 25 years of age people occupying the property, your reservation will be charged a 100% cancellation fee and the reservation will be canceled. If you book this property, as the 25 years of age or older person, and do not come with the rest of the group who are under 25 years of age occupying the property, your reservation will be canceled, the occupants of the property will be evicted, and you will receive no refund. This policy is effective beginning 3/14/23. Just Beachy is a 5 bedroom / 5 bathroom beach home located directly on the Gulf of Mexico in Panama City Beach, FL. The kitchen area was completely renovated in December 2022\. This location has a private pool, a spacious entertainment area with pavers in the backyard with lounge chairs, and a private boardwalk that leads you right onto the beautiful sandy beach. There is a propane gas grill on the back balcony, Vacations Perfected is not responsible for cleaning the grill or providing/replacing the propane bottle. The kitchen area has all new stainless appliances, with plenty of lighting, lots of counter space, and bar seating for 4\. The dining area has a spacious table for 6. The living area has a comfortable sectional and swivel chairs. You'll have the convenience of a washer/dryer on the ground floor. This property has a 2-car driveway with space for an additional vehicle in the garage. We cannot guarantee parking for more than 3 vehicles. If you bring more than 3 vehicles, it is your responsibility to use a nearby city pay-per-day parking lot. The location was perfect. Amazing views from inside the house on all the different levels. Loved the private balconies. Water pressure was low in master bath and we all ran out of hot water frequently. A lot of the pots and pans need to be replaced. Very minor things. The location is a bit noisy at night with the bar across the street. However still great location to get to all the near by attractions. The grill on the deck is not useable it’s so rusty the grates are falling apart I could not use it. The pool was nice and just the right size. You can’t beat being able to walk right out to the beach and play. It's a perfect location for those who don't want to be near all the attractions but not far away and can reach everything within a few minutes. The downside to our stay is a rat greeted us upon arrival. We found where we thought it (they) were coming in an stuffed the hole and put out rat traps. We didn't want this to ruin our trip. Also, the cleaners left all sorts of trash under beds and the pool definitely needs a thorough cleaning. There is a lot of sand at the bottom. Be advised, the hot water heater will not accommodate the amount of guests this property holds. Everyone complained of hot water only lasting about 2 minutes into your shower and this is even if only one person is taking a shower. I would also recommend removing the carpet. Carpet in a beach property is not a good idea.Overall this is a good place, A few things just need to be addressed. ##### Tia C.
