Welcome to Edgewater Beach and Golf Resort Tower 3 Unit 309 "Sandy Toes & Salty Kisses". This Beach Front condo is located on the 3rd floor of Tower III at Edgewater Beach and Golf Resort, overlooking the white sandy beaches of the beautiful Gulf of Mexico! Tower III is located just left of the famous 11,500-square-foot lagoon pool. The sugar-white sand is right outside your door.! Beginning March 1, 2025 our guests can play Pickleball, Tennis, Basketball, Shuffleboard and use the Fitness Center absolutely FREE! (Golf Course has fees). The bright living area of the condo offers a 40" flat-screen high-definition television with Wi-Fi for ROKU streaming, a comfortable Rowe swivel chair, a pub table for dining or playing games, and a queen-size Rowe slipcovered sofa sleeper. A mirrored wall enhances your view of the sandy beach, gulf waves, and breath-taking sunsets from the entire living and kitchen area. Enjoy watching the activity of the beach or simply listening to the sound of the waves as you relax and read a good book. (Sheets and linens for the queen size sofa bed are provided). A private beach-front balcony with sliding glass door is just off the living area which offers comfortable seating and over-looks one of the resorts best hot tubs, a heated swimming pool in winter months, and of course the magnificent beach. The view from this third-floor condo is picture-perfect; high enough for privacy and un-obstructed views – yet close enough to the beach to watch the activity. The kitchen has upgraded cabinets and countertop. It offers full-size black stainless appliances and is fully equipped with cooking utensils, pots and pans, glasses, china, and flatware. Every convenience of home – even a crock pot is available to prepare those worry-free meals as you enjoy the beach and great resort amenities. An eat-in bar with four bar stools is the perfect place to have that lunch snack before heading back down to the pool. A pub table for two perfect for a romantic dinner. Amazing views of the entire beach can be enjoyed from the kitchen area. We just completed a bathroom renovation in September 2025\. We installed a new bathroom vanity, new commode and a gorgeous tile walk-in shower. Bath towels, hand towels and wash cloths are provided. A built-in hair dryer is available for your convenience. New paint, baseboards and door trim were also completed in September 2025. The King Banana Leaf bed has high quality linens and new BeautyRest Plush mattresses. A large closet, nightstand and a 7-drawer chest provide storage space. The bedroom is equipped with a 32" flat screen tv mounted on the wall above the chest. Extra pillows and blankets are available in the bedroom closet. Black out drapes in the bedroom allow you to sleep in on your vacation. A new large capacity LG washer/dryer is available in the unit as well as a full-size black stainless dishwasher. You will receive your car pass at the security gate the day of arrival. One additional parking pass can be purchased if needed. There are 2 piers in Panama and both cost $3 to walk them. The one closest to Pier Park is further out into the Gulf so it's more worth it if you can only do 1 pier. They do stamp your hand so you can go on and off it all day. On the pier a lot of people fish so watch for them hooks. From what I was told to fish in Florida you need a salt water and a fresh water licence in order to fish in the different waters. It is on a lower floor which I love, the view from the balcony is wonderful. We slept great every night, got up early to watch the start of the day, then sometimes went back to bed. Edgewater is a great place overall. Great pools, great beach, plenty of parking with security. The unit was as described and beyond our expectations. Her condo is as advertised. Was comfortable for the two of us and had everything we needed for a three week stay. Condo was clean on arrival which we appreciated. Kitchen is well stocked. Carolyn is an excellent communicator prior to and during stay checking in to make sure all was ok. King sized bed is very comfortable. We had an issue with the toilet which Carolyn took care of immediately. The complex is excellent and in a great location on the beach. Sunset views from Carolyn’s condo and complex are exceptional. Part of our stay was during Spring break. Despite that the complex ensured quiet hours were adhered to clearing out the hot tub and pool area at the designated time. The beach is beautiful and wasn’t too crowded in that area. Condo is in a nice location for walking and a short drive to St Andrews State Park for birding, fishing, hiking, boating, visiting Shell Island etc. we would stay here again! ##### Frank D. Hard to beat location right on beach if you like hearing waves and occasionally seeing dolphins! Unit was nice. Furnishings a little dated, which is common in rental units. I found sofa to be a little uncomfortable, but it is a sleeper sofa so not uncommon. Bedroom mattress is on the soft side, just do you know in case you didn't. I like being on third floor so I can use stairs on occasion. Parking was plentiful and close to entrance. ##### Doug M. It overlooks the beach for beautiful sunset views, frolicking dolphins and walks on fine sand. Parking was convenient. My only (very slight) complaint is that we rented the unit for nine nights and were left only one roll of toilet paper and one pod of dishwashing detergent, so we had to go shopping. The only thing I wish the condo had was some type of fan/box fan to use in the bedroom to keep the noise down in the early morning hours from the kids who would run down the hallway screaming at 6:00am waking us up (which is no fault of the property owners).
