The location also can't be beat – the Barbados community pool is across the street and the beach is less than a minute walk away. When it's time to retreat from the Florida sun you have plenty of options. The open, airy living area on the second floor offers a gourmet kitchen with bench seating area and large kitchen island for gathering with family and friends. Six sets of French doors lead to multiple balconies that wrap around the house, the largest one leading to the private gazebo over the two-car garage. Everyone will appreciate private baths in each bedroom with custom mosaic tile-work. Three bedrooms are on the first floor, and a king guest master on the third floor features a private balcony with partial Gulf views. New beach chairs in the garage would be a great idea to upgrade the experience slightly. (We know they weren't promised so it wasn't a problem but the ones there are worn) We loved the fire place outside! A table to eat down there would be great. Super comfy couch for the family to sit. I will say that the pillows need refreshing/washing covers. It has cable, which is awesome! And all rooms have a TV. also nice that every room had its own bathroom as well. It's layout if great - bedrooms, all with full bathroom, are below and above main living area, so plenty of privacy and spaciousness. The kitchen is fully stocked with dishes and pots and pans which made cooking easy when we wanted to. There's plenty of space to hang out and relax in main living area, with comfortable furniture and such. Also, you get charged a very hefty cleaning fee and then have to sign your life away saying you’ll clean the house spotless before you leave. Doesn’t make a lot of sense if you ask me. Lots of ticky tack fees if you don’t follow every rule to the T. I get it…nice house, but customers are also paying a lot to stay in the nice house. The proximity to the beach, the pool, and all the fun things in Rosemary is wonderful. We were a bit surprised, however, by the poor quality of the beds and bedding, and the couches. The master bedroom bed was incredibly uncomfortable, to the point that we tried sleeping in other beds once some family members left early. The sheets and duvets were very low quality and not in keeping with the niceness of the house. (In contrast, the bath towels seemed fairly new and soft.) The couch in the den and the ones on the porch over the garage were stained and very worn. They did not feel clean to sit on. If those things could be replaced, we'd love to come back to this home year after year. The kitchen was well-appointed, except a cutting board would have been handy, and the grill worked well. We never had to get in the car! It was a short walk to the beach and all the restaurants!! We would rent this house again! It was a little disappointing that 30a Cottages let me know that I spent $100s on VRBO as a third party. Not a great way to start a vacation. Also, we called 30a cottages to let them know the TV in the main room was going out...they came and checked it and agreed to replace it that day, but they never did! We didn’t go to the beach to watch TV, but wanted to watch the NBA playoff games! ##### kris s. Such a beautiful home with amazing decor! The outside courtyard and area over the garage was so unique and beautiful! And the location could not be beat! Literally a 3 minute beautiful walk to the ocean within walking distance of shopping restaurants and it was beyond convenient! Cannot wait to come back to Rosemary Beach! Such a glorious stay! Rosemary Beach has a special place in our hearts and this home only made it more special. Right off beach walkway I, the premier entrance. Surrounded by homes that make you feel like you’re royalty. Few small things that could be upgraded within the home but nothing that warrants anything but a resounding review. Rental company was great, Randy their technician was a pleasure. We had a lovely time full of laughter and good. One thing should be changed on the listing. The 2 guest rooms downstairs have full beds not queens. The king mattress on the third floor is super soft and difficult To sleep on. The kitchen was lovely and had lots of nice upgrades. We loved the decks and outdoor fireplace. All in all it was amazing. The house was clean except for lots of mold in the shower stalls between the tiles. Thank you for the use of this beautiful place! Pauline Stein ##### Pauline S. I would highly recommend staying at this property due to the phenomenal location being on the south side of 30A, next to the pool, and a very short walk ( like 1-2 min) to the beach and Rosemary. However, I would not recommend this actual house due to the following reasons: -Two of the first-floor bedrooms all open up to this beautiful courtyard but the fireplace doesn't work. Maintenance came out to take a look and said an entirely new fireplace would have to be ordered. Management said they took down all marketing material regarding the fireplace but the VRBO listing had it up until I notified Management it was still listed. The welcome information from the owner (at check-in) says the courtyard and fireplace are some of the best features in the house. Saying all of this, I would not assume it works for your stay (I hope it does though) -the washer was broken our entire stay. It was actually broken prior to our arrival. Management had a technician out but the piece was on backorder. I will say Management did a good job because they washed a load for us at their office. However, it was a nuisance. Also, the dryer takes forever. -the furniture is old and has lots of wear/tear. Yes, I know it's a rental but the living room couch is filthy. Also, the smell of the entire house is kind of smoky. We had to re-wash all of our stuff twice in order to get it out. -Every home in this area maybe this way but there are no locks on any of the gates that enter the courtyard (there are 3). Yes, this is a very safe place but the thought of anyone coming into the property at any time is not ideal, especially when you have kids. -the coloring of the cable tv in the living room has a deep blue tint likely to probably just a bad cable. Management just needs to fix it. Netflix works though. The above may be standard and some people just may accept it. But when you are spending this much, I expect the basic necessities to work. To end on a high note, I will say Management did a great job of communicating and was easy to get ahold of. If location is more important than the home itself then definitely stay here. ##### Brian R.
