Designed to maximize the outstanding views and year-round sunshine, the large windows and sliding doors look out over the lush backyard and private pool deck from the living room, family room, kitchen, and main bedroom. You and your guests can relax on a lounge chair by the pool or enjoy cocktails under the covered terrace as the sun sets behind the gorgeous Palm Springs mountain backdrop. The family room is open to the kitchen and informal dining area with expansive ceilings and features a 65' TV, a large sofa, and comfortable seating. The kitchen in this Palm Springs vacation retreat is fully equipped with quality appliances, a gas range, and abundant granite countertop prep space. The large primary suite offers a large walk-in closet and views of the mountains. The primary also features a 32' TV, a large attached bathroom with tub and walk-in shower, and direct access to the backyard pool and spa. The guest bedrooms all feature queen beds and share a hall bath. There is another half bath located off the kitchen. This Palm Springs vacation retreat is conveniently located approximately three miles from downtown Palm Springs. Located just north of Highway 111, it's also close to Rancho Mirage and Palm Desert attractions as well. Enjoy many popular area events including Modernism week, The White Party, Bob Hope Classic / Humana Challenge Golf Tournament, the BNP Paribas Tennis Tournament, the Coachella Valley Music Festival, and Stagecoach! THINGS TO KNOW Outdoor music is prohibited. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People noise during the day is permissible but must be measured and reasonable. Daytime is considered 10:00 am to 10:00 pm. For stays of 29 nights or more, additional discounts may be available, please contact us for more information. There is a $500 security deposit for long-term stays. The location was great. We had a nice time. Now to the review. When we arrived, we noticed a lot of cracked floor tiles, and some were loose. The master Bath shower was not great. The floor drain was not attached and one of the guests cut his toe on it. The shower head was really low. The dishwasher backed up the disposal, and we had to wash all of our dishes by hand the first week, after the sink backed up so bad. The first day there we used the dishwasher and noticed that the dishes never got clean. Then we noticed that the soap dispenser in the dishwasher would not stay closed and we improvised and used tape to hold it closed to correctly wash the dishes. Moving on to the main sliding door. The outside handle was missing a screw, and when the attendant came to fix it, all he did was put it back in. He didn't even really attempt to "Fix" it. It fell out after he left, sooo. Again a couple of pieces of tape and voila, it held for the rest of the week. On to the pool/hot tub, No where in the write up did it say that we would have to pay 90./day to heat them, and when we arrived the pool was 62 degrees. What good is a hot tub if you have to use it an ice bath. The pillows were really stained and flat/hard as rocks. The beds were not great no real support.And finally, the noise ordinance issue. It would have been nice to have music outside in the afternoon while on the patio having cocktails Etc. ##### Gregg D. Everything worked fine except the guest bathroom shower (not much from the shower head). Advertised $72.00 dollars a day to heat pool and Hot tub, but when I inquired about it after committing to rent for the week, I was told it would cost $112.00 a day. Not good! Shower door in master doesn’t slide, feels like your going to break it, shower head in other bathroom was terrible. Many of the outlets are loose and a fire hazard. Kitchen is not well stocked with tools. Lots of extra towels and pool towels. But pillows are gross and stained. The weekend was great but not because of the house. Also the sprinkler situation in the back yard is so stupid considering there is a drought California. Maybe don’t water for 5 mins every hour starting at 11am. ##### Courtney D. We almost always give great reviews to properties we stay at but we genuinely hope the owner would put in needed repairs and updates. The house itself is a cute mid century home with awesome views of the pool and mountains. We loved it! It is in a cozy, quiet neighborhood. It was clean and in pretty good shape except for older kitchen cupboards with a broken door. The outdoor living area in the back could be so amazing with some updated furniture, more and newer lounge chairs, and resurfacing of the pool itself. Also some lawn games would be great. The lawn was filled with tall weeds and grass when we arrived and the scheduled lawn maintenance never happened. When we arrived, the pool was flooding the patio area and lawn and when we let maintenance know it was a safety issue they fixed it within a day. Even with some issues we still thoroughly enjoy ourselves and felt so fortunate to have the sun and heat we were hoping for! ##### Vicki S. We have rented a lot in Palm Springs, and this was the worst experience so far. Read the review from February and basically the same problems are STILL there despite Vacasa claiming they were addressed. The covered patio and the view are gorgeous, but this property needs SIGNIFICANT maintenance before it should be listed, let alone at this price point. There were large stains on the carpets. peeling paint, broken screens, outdoor fan didn't work, coffee maker didn't work, and worst of all - the pool was in really bad shape. Tons of hastily-repaired dents and cracks, the heating system was ancient and never worked properly (we called Vacasa about it but no one ever came to the house despite being told they would). The pool heating fee was the most expensive we've paid, for literally the oldest system we've ever seen. Vacasa did refund the heating fees after we called them again, but we felt bamboozled by the difference between the pictures and the reality of this place. Most concerning was the presence of black algae in areas of the pool and the exposed pool light, literally hanging out of its socket into the pool. This property should NOT be offered for rent until these issues are addressed. ##### Josh & Amanda A. Check-in was a bit tedious given COVID restrictions (getting a person on the phone took a while). Also, I asked multiple times about early check-in and each told me it should work, they never accommodated my request even though I know the house was ready (we were literally waiting in the driveway...). But the property itself was great. Plenty of room for a larger family or a couple small families. Pool was pretty nice, but as a few other reviewers noted, could use a resurfacing. House was clean for the most part, but carpet in some bedrooms was stained. ##### Julie R. We used their blow dryer and all the lights went out in guest bath and guest room. Even though we called promptly and was promised a fix, nothing happened. We spent our last day and night with a dark bedroom and bathroom (the only one with a tub) which was super inconvenient with three little kids. ##### Lisa F. The patio furniture is stained. Sheets and towels felt very old and carpets were kind of crunchy like too many spills occurred since 1991\. The checkin process was a nightmare. On the reservation and booking email it said 3pm. I received an email a week before the trip that said 4pm however we already made plans to arrive by 3\. Tried to talk with anyone at the property management company before heading to Palm Springs and it was next to impossible. Just got an email that said sorry it’s 4pm. They said I could call earlier the day of check in and see if we can get in early but wasn’t able to speak to anyone with authority to do so. Waited in the 105 degree desert till 4:20 because we couldn’t get a hold of anyone. Utensils in the kitchen were not properly cleaned and no amenities like shampoo. Overall the listing was far better than the experience. It’s priced too high for what you get. ##### kaitlin p. Had everything we needed and the yard layout was perfect for lounging with plenty of shade throughout the day. A few suggestions: the pool and jacuzzi need resurfacing. There are a lot of chipped areas and some are sharp resulting in some minor cuts on toes. A few areas around the house need TLC but nothing major. We had a bit of trouble with the AC because it would automatically go from 76 degrees on “hold temperature” to 85 degrees by itself repeatedly throughout the day. However it cooled the house well once we would reset it. Overall we enjoyed our stay and would consider this home again. ##### Pamela B. House has all the amenities you can need in the kitchen, pots & pans , regular coffee maker & keurig , small appliances. Washer & dryer , bath towels & pool towels. The Backyard was spacious, wish the pool light worked. The grill is outside but I wish it had more light if your grilling late in the evening. The ceiling fans in the kitchen & main living room didn’t work . A/C worked great , however at times the house would get Warm, since it’s programmed. Overall we really enjoyed our stay . This house was the perfect home base for our two families to crash at. Made great use of the lovely heated outdoor pool (perfect for the Christmas break weather). A nice relaxing activity after hiking! Awesome mountain views right from the backyard. Great easy location close to airport and downtown PS. Kitchen had all we needed for cooking. Bedrooms were comfortable. Communication with rental company was easy and fast. We would definitely recommend staying here if on vacation in the area. There was plenty of room for our family of 5\. The pool was a nice size and the yard was great. Most of the outdoor furniture was nice, but a couple of the lounge chairs were ripped and unusable. The pool was dirty when we arrived. We called the property manager and they sent someone out right away. However we were unable to swim until mid morning the next day due to the chemicals they dumped in to clear the cloudiness of the pool. A different pool guy showed up the next morning and properly cleaned the pool. It was great/clean for the rest of our stay. The bedrooms were all very spacious and the beds were comfy. The master shower had very little water pressure and was basically unusable. We all just used the hall shower, which was ok but the shower head was a little low for the adults (5'9 and 5'11) Overall the house was nice, I loved the washer and dryer. The kitchen was a great size. It had a nice size dinning table. The tv's were a little hard to figure out. Lots of remotes and the ones pictured in the information booklet were different so we only used the main tv but it was fine. The garage was free to use but our Yukon XL didn't fit, which was a bummer but not a big deal. I do think the blinds could use updating. The backyard side of the house was pretty much all windows but the old blinds made it hard to enjoy because many were twisted and it was pain to try and open them.
