Secluded Cabin, overlook Lake Pagosa on 39 acres, No Neighbors! If you are looking for a great cabin for a large group, on acreage with no neighbors, yet 3-4 minutes from Hwy 160, just above Lake Pagosa... then this cabin is for you. New Hot Tub recently added! This is a simple cabin with plenty of space to hike, sled or show shoe on the property and plenty of land to play group games and explore. You enter the cabin from the large covered porch, perfect for coffee in the AM or wine in the afternoon. As you enter, on one side is the spacious kitchen that's perfect for cooking for the whole gang and plenty of kitchen items. Off the kitchen is the dining area with French Doors to the porch. Past the kitchen is a full bathroom, then a large laundry room . On the other side of the entry is the comfortable living room with plenty of space for all to hang out, gas fire place and large TV mounted on the wall. There is another full bathroom off the living room. Outside the kitchen is the gas grill. Up the stairs from the living room are 3 bedrooms and another large full bathroom. Two of the bedrooms have king beds and the third bedroom has twin bunk beds and a queen bed, with it's own TV. This cabin does not have any neighbors so you don't have to worry about upsetting or hearing the neighbors. It's an amazing property and you 'll enjoy it fully. We do recommend a 4WD vehicle during winter months. All trailers, RV's, campers or other recreation vehicles must be approved prior to arrival to be allowed on premises. This is a dog friendly home with a $75 per dog fee, plus an additional $100 per dog refundable deposit. 2 dogs, max. Message us for details on the pet policy. This home does not have AC. There is no swimming allowed in the lakes and this home is not within PLPOA district so can't fish in the pagosa lakes either. Please note there is a $50 cancellation fee that applies to all cancellations made after booking. Amenities were all in excellent condition, except for the DVD player which wasn't working properly, but luckily we brought our own just in case. Cabin is basically in the perfect location, as it provides the feeling of being remote while on the property, yet it's a short drive to in-town restaurants and stores, including a Walmart. Highly recommend Rosie's Pizzeria for both normal crust pizza and their gluten free crust option. Check out Black Bart's Brunch for breakfast, including the gluten free option for their waffles. The hot tub was clean and in good working order. The mattress in the master "Bear" room is definitely on the very firm side, as an FYI. ##### Gary M. PROS: - Great location, very quiet, private and secluded. - Nice hot tub. - Nice new appliances in the kitchen. - Very responsive and helpful communication with the property manager. - Wifi worked well. CONS: - Somehow the pictures on-line made it look much nicer than it ended up looking in person. - Many random lightbulbs need to be replaced throughout the house. Odd light fixtures that look cool, but are sometimes challenging to turn on. - Our bed collapsed on us 3 times! And we were literally just getting in it or turning over. (It's a King and the middle row of legs supporting it kept bending like they weren't bolted in properly. Repairman came to fix it, but it still caved in again.) - Leak under kitchen sink. Repairman said it was from the garbage disposal and that there was a big plastic bowl to catch the water until it could be replaced. - No window covering in upstairs bathroom. - It really just needs a deep cleaning and some rearranging of furniture to help it be more comfortable. ##### Jennifer I. Overall it was pretty clean but there were dead flies everywhere. In the kids bedroom with the bunk beds the windowsill had about 75-100 dead flies which grossed them out. Also, we specifically booked the cabin because it was close to a lake. VRBO website made it seem like the house was on a lake since we filtered it to be lakeside. We did not have access to the lake because it was private. That but of info would have been nice to know upfront. ##### Danielle M. There is a ton of beds and room for the whole family but only one upstairs bathroom, all beds are upstairs This house is set off up on hillside very quiet and peaceful with trees around it The hot tub was very nice after hunting or long hikes. It needs a better pathway and steps to hot tub but was great for us. Only two issues I would love to see happen is a lot more lights added to outside surrounding home and the upstairs toilet fixed. We were extremely disappointed to see that place was for sale, and no one had bothered to communicate that to us! We were extremely uncomfortable staying there, believing that we could be visited at any time by perspective buyers. Also, feels a bit run down.
