Centrally located and close to grocery shopping, restaurants, and the famous Pagosa Hot Springs. This home is on a quiet street that is perfect for sunrise/sunset walks and close enough to enjoy the lake. Home is perfect for family gatherings or cozy enough for romantic getaways. Most of this home was completely remodeled! Large living room with cozy wood burning fireplace, comfy leather furniture perfect for large groups, 48" smart TV, blu-ray DVD player, dining room and great WIFI. Well equipped kitchen features slate tile counter tops, eye level oven, microwave and french door new fridge, dishwasher, breakfast bar, dishes and silverware service for 8, and laundry facilities. Main Floor: Master bedroom with king size bed, slider to rear deck and easy access to the hot tub, and a double sink bath. The deck off the kitchen has 2 tables with umbrellas, lots of seating, BBQ and a Bullfrog Hot Tub. Enjoy your coffee on the front deck while you watch the sunrise and wildlife or turn on the gas firepit for the cool evenings. When the wild geese fly over announcing their flight, it is a sight to see and hear. This home has an effective portable Air Conditioner that will be in the home during summer months and can be used. Upstairs: Two more bedrooms, each with a queen size beds and a nice loft that has 2 twin beds.. The loft opens up to a deck with seating to enjoy the most beautiful view of the Continental Divide and a peak-a-boo view of Pagosa Lake. The upstairs bathroom has a separate shower and camode room from the vanity area. It is so beautiful here and the seasons are well defined. The winter is just breathtaking with snow scenes and of course the winter sports. You have your choice of skiing and snowboarding at Wolf Creek Pass, sledding or taking a moonlight horse drawn sleigh ride. We watched a red fox walk down the middle of our road right after a snowstorm. It was an unforgettable sight. Spring is an adventure from the time the snow starts to melt as you watch the plants come to life in all their glory and the return of the wildlife. The blooming flowers and plants are beyond description and they continue to bloom well into summer. The summers here are mild and it cools off during the night. There are no street lights so it feels like you can just touch the stars and the moon. The colors of the changing leaves announcing the fall cannot be adequately described. We love sitting out on the deck watching the wild geese fly over in formation announcing their arrival. Make your experience whatever you want it to be. Come visit our home and make your unforgettable memories here. You will be in love with Pagosa Springs too! All trailers, RV's, campers or other recreation vehicles must be approved prior to arrival to be allowed on premises. This is a pet friendly home. Dogs only, 2 max. The pet fee is $75 per pet, as well as an additional $100 refundable security deposit per pet. There is a portable AC unit upstairs in the loft area. Please note there is a $50 cancellation fee that applies to all cancellations made after booking. Check in time is at 4:00 PM. Check out time is 10:00 AM. The property manager blamed it on the county. However the the neighbors on each side had their driveways fixed. It has a large ditch and a lot of loose gravel. You will peel out trying to get up the driveway. The risk of falling and slidingwgile walking to the sataors waa also a worry the whole week. We stepped on glass pieces in the kitchen and my son stepped on a fishing hook in his bedroom. There are no curtains or blinds on the front door back, kitchen door or the door upstairs in the loft. You could see straight in the house at night. The place is nice inside. Beds were comfortable, Bathrooms were updated. For the stovetop, the all heating elements didn't work. These need to be cleaned properly. The upstairs had cobwebs and spiderwebs in all bedrooms and the sheets had something gross on them so we washed all bedding. It was also hot upstairs. We used the duct tape air conditioning & all fans & still were hot. That is defintely something to address. Very unprofessional & unpleasing to the eye.. especially with what we paid..The master bed was comfy but the bedspreads are stinky and musky. I recommend replacing or washing them. Pillows were flat. The wood decking needs attention. Paint would be a huge improvement. Hot tub was great! All white towels were stiff and musky. Striped towels were fine. Loved the washer and dryer unit! Unfortunately, we became "friends" on this trip. We didn't let all of these things effect us much.. we still had a nice time together and we love Pagosa! ##### Erica H. The property managers were great about contacting us with details, making sure our check in was smooth, and responding to anything else we needed. The spa was amazing, the home comfortable and accommodating. When we make it out to Pagosa Springs again this will be the first place we look at.
