All vehicles must be parked in designated parking spaces. Violators are subject to towing at the owner’s expense. \*\*Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.\*\* Colorado likes to keep us on our toes, expect inclement weather and be happily surprised when that is not the case. We live at altitude which means you need to drink lots of water, altitude sickness is no joke and definitely no fun! We like to boast the most snow in Colorado. Should guests be visiting during winter months expect snow! Expect driving in snow, walking in snow, and playing in snow. Ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather. (Unless previously discussed and authorized by management.) Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. No pets allowed at this time. Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.
