This- 4000+ SF mountain view home has all the amenities of fine living. From the soaring ceiling, original artwork, hand-hewn logs, granite counters, alder woodwork, with hardwood and slate flooring throughout. This home offers spectacular mountain views and a peaceful, relaxing setting. The master and guest bedrooms have queen beds, private bathrooms and Smart TVs. The third level has two bedrooms , both with queen sized beds, with a shared full bath. The main level's master suite has a gas fireplace, TV, reading nook, and french doors to the deck and hot tub. On the lower level, there is a second master suite with full bath, which has a custom log crib and queen size bed. There are two additional bedrooms in the lower level with queen and single twin beds in each and a shared bath. Entertaining family and friends will be easy with open living spaces on the main level: a fully appointed gourmet kitchen, dining room, and fireplaced great room with ample seating for 12 guests. The third level-balcony/loft has a pool table, foosball, and 14 ft. shuffelboard with plenty of seating to watch those family/guest competitions! On the lower level, in addition to 3 bedrooms, is a premier theater room with leather recliners for 12, featuring a 110' HD screen, and surround sound stereo system throughout. On the deck, you will enjoy a 6-7 person hot tub, gas grill, outdoor seating and casual dining as you take in the mountain views and wildlife. For outdoor activities: San Juan River Village has amenities you may enjoy close by. There is a copy of the SJRV Neighborhood Guidebook in the house when you arrive. Pagosa Springs offers year round outdoor experiences you don't want to miss. In the spring, there is some great white water rafting on the Piedra River just west of town. Fishing on the San Juan is just a walk down the hill but for the best sites - check with the fish shops in town. There are two stocked ponds down the hill from the house that only owners and their guests are allowed to use. Hot air balloon rides are sometimes available in the summer. You can rent tubes to go down the San Juan River. If you are a skier, Wolf Creek has the most snow in all of Colorado and is a 17 mile ride up the switchbacks. There is no "ski in - ski out" lodging on the resort so the lift tickets are still reasonable with quad - turbo lifts and plenty of all levels of ski runs. We had a girls weekend getaway with about 12 women there each night. We all came over from Durango. The house was very comfortable for us to fit everyone sleeping and sitting at the table and in the living room. The house had a lot of fun amenities, great western mountain decor, and it was clean. Kitchen was well stocked with dishes and utensils, lots of towels and blankets were also available. I contacted the property manager at check-in and check-out and she answered right away. I never had issues during the stay that I needed assistance with. Our group will be booking again for next year. We had 7 people in our group for our yearly trip, everyone had plenty of room. The house is great, the property owner is awesome, definitely easy to talk with, and answers the phone when you call. I never received information on how to enter the property and had to call the management company to get in. The pictures from the posting are old and there aren’t any bunk beds. The two kids room have a queen bed and twin bed only. The house has a great game and movie room That kept the kids entertained. ##### Kylan F. Dec 6, 2024 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Pagosa Springs home We had contacted Jack a few days before we left Texas to ensure how to access the Pagosa Springs home. Upon arrival we were so excited to see the home was exactly as it had been described on VRBO. Everything was as it was stated in the listing. The location of the home was excellent and the neighborhood was very nice. Due to age ranges of our family the media room was the biggest hit with the younger individuals watching movies sports and playing games. The home was clean and everything worked as it should have. The only recommendation that we have for us but will not for every guest is baby gates would have been nice, however it wasn’t something that we couldn’t take care of ourselves . I would highly recommend a stay at this home for a lifetime of memories to be made and would not hesitate booking this home again. Jack was available at any time however I did not have to communicate with him during our stay because everything was just as expected. ##### Terri D. Great location for skiing wolf creek or exploring pagosa springs. Pool table and shuffle board were hits. Hot tub was clean and relaxing after long day of skiing. However, property needs a good cleaning. Food in couch cushions, theater room and trash under beds. Extremely dusty, kitchen facet lose and microwave vent needs repair, difficult to cook on stovetop with vent popping out while trying to cook. Dishwasher not bolted in causing it to tip out. Aug 12, 2024 Liked: Cleanliness, check-in, communication, location #### Beautiful Scenery, Good For Groups, But Lacking A Few Things This house fit our group of 12 nicely. It offered a lot of places to sit and hang out comfortably. Note, the house is showing a lot of wear and tear in person that you don’t see on the pictures. For example, kitchen cabinets are broken, not all the burners on the stove work, the shower heads are terrible. Little things like light bulbs being out in multiple places (the replacement cabinet not stocked), & only 1 small worn-out hot pad in the kitchen did not ruin our stay by any means, but it shows a lack of oversight & attention to detail. The coffee pot was broken and the propane for the grill went out our first day, but the property manager came to our rescue on both accounts. Overall I would recommend this place, but it definitely needs some maintenance or it’s just going to go down hill fast. I put 3 stars for cleanliness, because sheets and towels were all clean, but the upstairs shower had a lot of noticeable hair in the drain & dirty tiles, the kitchen tv above the fridge and refrigerator are completely caked with grease & dirt. If you’re short you probably can’t tell, but tall people can notice it. Overall, we would stay here again if there wasn’t anything else for our large group. If they work on these maintenance and cleaning issues I’d return in a heart beat. location of the home is perfect, the deck lovely, & we enjoyed the surrounding nature. I want to 10000% love this place, but I only did 80%. If these issues don’t bother you, give it a go, you’ll love it! ##### Heather J. Stayed 4 nights in Jul 2024 ### 6/10 Okay #### Darla R. We loved the house and the location but had some issues with communication and function. I sent 2 questions to the property manager weeks before we arrived and never received a reply to either. We waited until check-in time and never received entry instructions. This is the first time booking with VRBO that I had to CALL the property manager to gain access to the home. We discovered the first night that the oven didn’t work. We contacted the property manager who promised someone would be there to look at it and no one came and no one called back to explain. We had to heat the meals we brought on the gas grill outside. The Murphy bed in the media room was broken and would not stay down. It was unusable. Our single person had to sleep in a recliner or on the couch. The mattress in the main floor master fell off the slats. We had to get cement blocks from the yard to prop it back up. None of the showers had a decent shower head. I understand the need to conserve water but there are low flow shower heads that put out an adequate stream. We enjoyed the media room and the large living room’s big TV. However the internet is not adequate for that many people and devices in one house. We had to take turns using wi-fi. I know it’s the mountains but perhaps there is something that could help. We certainly didn’t let the inconveniences ruin our stay and we had a good time but it could have been GREAT without the problems. ##### Darla R.
