RULES \- Minimum Age: Landshark Lane require a minimum of one adult over the age of 25 be staying at the property throughout the rental term. \- All reservations include a mandatory rental agreement to finalize your reservation that will be sent to your email for easy electronic signature. \- Every reservation includes an accidental damage waiver – should any accidental damage occur during your stay, simply notify us as soon as you can and provide a photo. We will file the damage waiver and replace/repair before the next rental guests arrive! \- We offer optional travel insurance to protect your vacation investment – this will include trip cancellations and delays, medical conditions, hurricanes, and much more. \- Balance of payment is due 60 days prior to the arrival date. \- Check-in begins at 4:00 PM and check-out is by 10:00 AM – We do not allow early arrivals as we are busy cleaning and sanitizing the property for your stay. Should we finish early, we will automatically notify you. \- No smoking/vaping/drugs/firearms allowed in our home, or anywhere on our property. We are very sensitive to smoke and maintain a smoke free home - we do not want smoke to waft in from outdoor areas so we do not allow smoking anywhere on our property including the porches, driveway, or yard! \*Departure instructions – we don’t believe in long chore lists for our guests! We only ask that our guests remove all trash and food and start the dishwasher with any remaining dishes. This small list allows our professional housekeeping team to clean and sanitize the home during our short rental turn in time for our next guests. We leave a grill cleaning brush for the grill - if you prefer to have our cleaning staff clean the grill, let us know in advance for a $25 charge! We appreciate you! Please note that this is a new-build community and there may be construction during your stay. Credit card processing will be processed through “Beach Stays Vacations”. VRBO charges their booking site fee via a separate credit card processor. My bed had a thuck memory foam on top of the regular mattress and I injured mh back because of it. I had no back support and was in agony for most of my stay. I tried one of the other beds and it was too hard. I couldn't sleep, sit, stand or walk without pain. By the end of my stay my back was a mess. This house was perfect for us to relax and spend time together. The house is in a quiet neighborhood and is cozy, comforting and spacious. The downstairs bed is very comfortable. The house is also stocked with a lot of the necessities that make staying in a STR worth it. From coffee to spices to cleaning supplies-when you are coming for just a couple of days it is nice to have these items provided so you can enjoy the house and what it has to offer without having to buy every little thing.
