This unit is perfect for families, traveling professionals, and quick weekend trips to explore all KC has to offer including a close drive to Overland Park DT, Westport, Plaza and Midtown areas of KC. Downtown is just less than a 25 minute car ride! This cozy, modern home manages to pack every amenity and home comfort you want while enjoying the suburban life of Overland Park. ★ SLEEPING ARRANGEMENTS – 4 BEDROOMS ★ 4 BR--two with KING BEDS and two with QUEEN BEDS can be found in this cozy rental. All provide you with the high-level comfort and convenience needed to relax and rest after an exciting day of exploring the natural beauties of KC. There are stairs to access any of the bedrooms (3 on 2nd level & 1 on 4th). ♛ A sofa sleeper is provided in living room if you are bringing an extra guest. ★BATHROOMS and LAUNDRY★ 2 FULL bathrooms are fully stocked for your convenience. Shampoo, Conditioner and body wash will be found in a dispenser in the shower. We’ve provided plush bath towels, hand towels and washcloths. \*\*Note: The half bath is in the unfinished basement. If you find yourself needing to do a load of laundry, have no fear! We’ve provided an in unit washer and dryer with laundry detergent. ★KITCHEN★ There's a full kitchen at your disposal, full set of dishes, flatware, glasses, serving dishes and cookware to help you feel right at home. Parking is available in garage, driveway or on street, but please only park in front of the home. HOUSE RULES: No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors and respectful of quiet hours. Do not block neighbor parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if this rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am. Trip-Related Issues. From time to time, things happen! And when they do, we want the opportunity to fix them immediately, so you can continue enjoying your 5 star stay. If any issues come up, please let us know so we can try our best to fix it right away! Our check-in time is 4pm check out is 10 am. There are no exceptions to this rule unless previously agreed upon with the host. There is a noise curfew of 10 pm. Please, at all times, be mindful of the neighbors and residents around you. Backyard needed some cleanup. Front porch could use a better railing system. We couldn’t figure out how to open garage but weather was great so didn’t need. Lovely neighborhood. ##### Sharon H. Three backyard was also a mess with building debris laying around and no outdoor light. When i informed the owner and let her know we were leaving early, she removed the cost for a night but essentially let me know that our complaints were untrue. Not a pleasant experience. ##### Lee N. It was immaculate and had everything we needed. The beds were comfortable and the linens were all very nice. However the backyard of the house was not a 5. The outdoor furniture was all filthy and the yard needed some TLC. It was ok for my two dogs to run around but there was a lot of debris in the yard, probably from a recent storm. It was not a backyard you would want to spend anytime in. Since we were two seniors, the lack of railings on the front porch made it a bit difficult for us. Also you might note that the water in the hall bath shower never got very hot. Something I am sure you can easily correct for the next guest. Jan 5, 2025 Disliked: Cleanliness, check-in, communication, location, listing accuracy #### Winter Storm - No Response My family and I were to all drive 3-4 hours from Arkansas, Iowa and Nebraska. I had messaged Amber about the upcoming winter advisory to ask about cancellations or rescheduling. She responded with no cancellations use your vacation insurance, or I will refund to reschedule. We told her we still intend on visiting with a new date, that we were able to cross reference on a new booking. I have sent messages through the email of her company, Wright Lux Stays and the Vrbo app. It's now been 4 days since I first reached out still nothing but automated messages and emails from Amber like we are still staying at the property. KC and surrounding areas have been at a standstill from ice and snow, road conditions are impassable and plows have stopped due to the severity of the storm. While Amber is is Sonoma without a care in the world about her property. I'm sure if we had braved the storm we would be stuck at her property without proper snow removal and would be stuck.
