During your stay the villa, the swimming pool and the whole garden are exclusively for you. (The owners live elsewhere). Immersed in the greenery, the villa, dating back to the XVIII century, of 220 square meters in total, can accommodate 5/6 people. Spread over 2 floors: Ground floor: large double living room with 46 '' TV area, bar area and relaxation area large dining room with fireplace, extendable walnut table, sofa and armchairs fully equipped kitchen (oven, microwave, dishwasher, washing machine, toaster, moka and American coffee maker, kettle, dishes, cutlery, steel pots ...) 1 full bathroom with shower. First floor accessible with basalt staircase and iron handrail 2 double bedrooms with flat screen TV, 6-door wardrobe 1 large single bedroom (another single bed can be added). Mattresses and nets are new and orthopedic. 2 full bathrooms with large windows, one with hydro-massage shower, one with tub. Externally, adjacent to the large living room with TV and BAR CORNER, a large porch is furnished for lunches / dinners, for relaxation, for playing with children and for sunbathing until late in the afternoon .... The lawn garden, in front of the porch , it houses a small house measuring 2.5 x 2.5 m furnished with a table and chairs to entertain the children at play. Other spaces have been set up inside the garden for your outdoor lunches / dinners: in front of a wood-burning oven and at the barbecue corner there is a table 2.80 m long; near the swimming pool a round table shaded by a large rectangular umbrella (11 m2 of shade) to enjoy the panorama of the Orvieto countryside or the sunset perhaps with a good glass of wine! There is a professional table tennis table, table football, barbecue, electric grill, WIFI internet, phone, iron and ironing board. The swimming pool is furnished with sun beds and deck chairs; water cleaning is guaranteed by daily checks (from 7.30 to 8.30) by staff. The time of attendance of the staff is at the discretion of the guests. The whole property is fenced and surrounded inside by a pedestrian path of about 1 km where, undisturbed, you can walk or jog. In the immediate vicinity cellars and oil mills to taste, buy wine and oil. Nearby, do not miss a visit to the charming village of Civita di Bagnoregio (the dying city), Lake Bolsena, the Alviano park which are 15 '/ 20' away by car. For fans of canoeing / rafting at 20 ', Lake Corbara offers excursions on the Tiber river. Only 50 minutes to Rome or to Etruscan sites of Umbria and Lazio. Just over an hour to the sea (Porto S. charming harbor Stefano), or for art cities of Umbria such as Perugia, Assisi, Spoleto or of Tuscany and Lazio and for Etruscan sites. We enjoyed the beautiful pool and grounds and the proximity to Orvieto (about a 10 minute drive). The home is gated, so we felt very safe and private. Overall we had a great time and made some wonderful memories. There's a train station right in town and so we took a day trip to Florence, and drove around to the little towns nearby. The house is only 15 mins from the beautiful town of Orvieto with great places to eat. But the house and the pool is so welcoming and comfortable that you never want to leave. We had a fantastic stay at this lovely house. It was very traditional and super clean. The outdoor space is the jewel in the crown. The pool and surrounding landscaping is really lovely and we spent much of our holiday relaxing by and in it. The owners were very helpful and friendly and made the check-in and check-out very easy. The villa itself was beautifully clean and very spacious. Lovely areas to sit outside and eat. The whole family, especially our 4 year old granddaughter enjoyed the pool which we used every day. A number of lovely villages around to visit and eat. Samen met onze kinderen van 3 en 5 jaar hebben wij een heerlijke week gehad in dit geweldige huis. De kinderen en wij hebben genoten van het zwembad. Dit ligt er super bij, goede lig bedden, zon-en schaduw plekken. Rome is ook goed te bezoeken hier vandaan, dat hebben we meerdere keren gedaan. Orvieto is een mooie stad met goede restaurants. Ook hebben we het heerlijk gehad bij het meer van Bolsena, hier ligbedden gehuurd en de kids hebben zich goed vermaakt in het zand. Met de eigenaresse Susanna hadden we fijn contact, ze vroeg regelmatig via WhatsApp of alles in orde was. Als we vragen hadden konden we heel makkelijk bij haar terecht, ook voor advies over de bezienswaardigheden. Als wij deze regio nog een keer bezoeken zullen wij hier zeker weer verblijven. ##### Tamara v. Een groot terrein, met mooie begroeiing staat je ter beschikking. Alles heel schoon en verzorgd. Makkelijk parkeren, uitstekend bereikbaar, 15 min rijden van Orvieto en het station daar. Susan, haar man en en zoon ontvingen ons zeer vriendelijk en waren heel behulpzaam om het naar onze zin te maken. Het ultieme vakantie-gevoel vind je hier. ##### Maria v. Zeer behulpzame eigenaars, Susanna die Engels praatte. Prima 14-daagse gehad om batterijen terug op te laden. Orvieto is een mooie stad om zowel overdag als ‘s avonds rond te lopen. L’area esterna poi è qualcosa di spettacolare per dimensioni, bellezza, tranquillità. La piscina e’ fantastica e pulitissima. I proprietari sono disponibilissimi e gentilissimi, veramente belle persone. E’ uno di quei posti in cui torneresti subito…. The owners were very helpful and friendly and made the check-in and check-out very easy. The villa itself was beautifully clean and very spacious. We had the pool and grounds all to ourselves. Although we didn't have any kids with us, it would be a good property for families with kids as there is a reasonable sized field in the grounds where kids could play and there is a paved path which runs around the perimeter of the property which was great for a morning run. Although there is a country road which runs down one side of the property, the traffic noise is minimal and there is complete privacy due to two layers of hedges surrounding the pool. There are several areas to choose from to sit and relax and eat outside and the views across the valley are gorgeous. Definitely a great place to stay. ##### donald m.
