Featuring a pool, hot tub, and a sunrise deck, you will have views galore. There are two houses on the property, both are included in your rental. The main house has 3 bedrooms, 2 full baths, a full kitchen, 2 dining areas, and a massive living room. The guesthouse has 2 more bedrooms, 2 full baths, giant living room, a kitchen and a breakfast nook. Both units have laundry. Ring cameras located at front door and on back of house. House has been designed with exquisite beach furnishings so that you can enjoy comfort and style while relaxing in your private oasis. Fully equipped with wifi, books, towels, linens and everything you need-just bring your suitcase and bathing suit. Pool can be heated (additional charge $90 per day must be paid for entire stay). You have private beach access so walk out the back yard and put your toes in the sand while enjoying sunny Florida. No house parties Event fees apply for events Events must be fully disclosed, approved and paid for The pool has a soaking tub. It used to be a hot tub but with the sun, sand, salt and wind we had continuous issues with it and therefore, it is not longer included in the rental. If the hot tub is working during your stay we will gladly turn it on for you, please contact our property manager 2 hours prior to use. Please note, if is not working, it is not part of the rental and no refunds will be given. The same goes for the pool heater-pool heaters in high use homes, homes on the beach, are notorious for having issues. Should you decide you want the pool heated you must make property manager aware at least a week in advance and pay for the heating for the duration of the stay. Pool heating is $200/day and must be for the duration of the stay, we do not do partial stay pool heating. Heaters cannot be turned on and off as it takes up to 24 hours to heat the pool. Should the pool heater not work during your stay, you would be refunded only any fees you have paid to heat the pool as pool heating is not guaranteed nor included in the rental. Provided: 3 rolls toilet paper per bathroom, hand soap, dish soap (small bottle), 1 roll paper towels, 1 trash bag per bin, 3 dish soaps and three laundry pods. Guests will be required to provide a photo ID and credit card for security deposit ($500). Security deposit is a pre-authorization, not an actual charge, unless there is damage or missing items. Authorization is removed within 48 hours of check-out. This is a non-smoking unit-we don\`t care what you smoke, just do it outside. Any smoke smell in home or evidence of smoking in home will result in complete loss of security deposit. If you smoke in the home, it both is unfair to the owner that is working hard to keep their unit nice and to the next guest that rented a smoke-free home. It\`s Florida, this is non-negotiable so please understand. We have our cleaners thoroughly clean and sanitize the home between each guest. We also ask our guests to please do the following at check-out (note, if this upsets you please simply find another location as there is a massive labor shortage, we frequently have guests ask for early or late check-in/out and this is how we are able to make things smooth for all guests. Please note our check out instructions: 1\. Strip all beds used and pillows and put sheets, pillow covers and used towels in a pile in center of room or on beds for beds used. 2\. Turn off all lights, fans can be left on. 3\. Turn off TVs, coffee makers and other electronics. 4\. All dishes should either be cleaned or put into dishwasher and start dishwasher cycle. This is to avoid dishes getting crusty and attracting bugs. 5\. Please load one load of towels into washing machine and start. 6\. Return any books, games, beach items, etc (beach items should be rinsed outside to get rid of any excess sand). 7\. Empty any outdoor ashtrays, clean up any cigarette butts. 8\. Empty all food from refrigerator (you can leave never opened beverages and used condiments if you wish) put in outside trash and make sure trash is on curb Sun night or Wed night. 9\. Make sure keys are left in lockbox ($50 per key replacement) and garage remote and/or parking pass left on counter ($100 replacement fee). 10\. Wipe down countertops and leave home the way you found it. 11\. Turn A/C to 78 degrees prior to departure. 12\. Drive or fly home safely and come back and see us soon! We don\`t charge a security deposit but instead a small damage waiver which will cover up to $2500 in damage no questions asked. Please note, damage waiver does not cover smoke in house...so please make certain you smoke whatever you smoke outside not near doors/windows. Smoke in unit will result in eviction and a $500 charge to card on file. Please just don\`t do it. Damage Waiver Disclaimer: I. AGREEMENT On behalf of Salty Dog Vacations, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $2,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. Waivo is hereby responsible for theft or direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $2,500\. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. II. EXCLUSIONS This Security Deposit Waiver will not pay for damages or theft resulting from: 1\. Acts of God 2\. Prior damage, cosmetic damage, or normal wear and tear 3\. Theft without a valid police report if over $250 4\. Loss of use of the vacation rental property 5\. Rodent, termite, infestation, or wild animal 6\. Damage to a motorized vehicle 7\. Fine art, collectibles, or sets of items This Waiver will not pay for damage or theft of property owned by You. This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown. III. CONDITIONS Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage. This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property. Waivo will not respond to damage or theft under $50 US dollars. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. IV. Our group of 12 had plenty of room to get together and plenty of room to stay away. Hot tub was hot air conditioning was cold awesome pool, private beachfront deck and fully stocked with everything you need to boogie board on the waves sit on the beach, play in the pool tons of seating excellent beds, clean towels, hot showers. I had to clear the decorative stuff off the tables so that we could eat and off other surfaces so that we could put our toiletries, toys, dog supplies and food somewhere. All appliances worked. Water was hot. TV’s and WiFi was great. Security was good. Getting up and down the steep front steps was scarey. It was hard to use the railing with decorative stuff on the steps. Upholstered furniture was old and worn. Recliner sofa didn’t recline. Sofa bed in apartment was broken and had be fixed. Curtains in apartment didn’t close completely or were absent letting light through. Ensuit bathroom needs major upgrade to fix water leaks, rust, broken floor ##### James E. The heated pool was wonderful and we enjoyed being right on the beach. The carriage house was great for Grandma to have her own space away from the chaos. Walking distance to some fun shops and restaurants. We thoroughly enjoyed our stay and would comeback. The rental agency dealt with our minor problem quickly and efficiently! ##### Vanessa A. We lo Ed the house, the pool, the fire pit and the beach in your backdoor! Can't ask.for.anytjing better. Everything you need is right there. We usually dine out at night but ended up staying in because the pool is the perfect spot to cool off and enjoy dinner on the deck after a hot day at the beach..Krista is amazing and gets right back to you if you need anything or have a question. ##### Debbie b. This was our second stay at this property, first stay coming way back in 2006\. The new owners have decorated the property very nicely, and with more updates to come it will only get better. We had a total of 10 for this trip and this property was able to accommodate everyone with room to spare. What more could you ask for than a beachfront house with a pool AND hot tub? Just a perfect location. We had one small issue with the cable when we arrived. The property manager was quick to respond and had the issue fixed within 30 minutes. ##### Chris E. We had a 7 night stay and we loved every bit of it! There were 14 of us, ranging from 6-67, and no one was disappointed! We loved having the beach just steps away, and having the pool & hot tub as well! The A/C was on point and definitely kept us nice and cold 🙂 Overall, this was a fantastic experience! The house was clean, the beds/bedding were comfortable and the kitchen had everything we needed to make family meals. The pool/spa area was a bonus plus the deck overlooking the beach was a great morning coffee place. The beach was a few steps away and was not crowded.
