The Space:

Use of the pool heating system is available for an additional fee of $30 per night. A minimum of 48 hours’ notice is required to activate the pool heater. Once requested, the heating service must remain on for the entire duration of your stay and cannot be turned on and off intermittently.

👙Please note that the pool heating fee also includes use of the hot tub. The hot tub does not heat independently and will only warm up when the pool heater is turned on.

• If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance. Refunds are not provided for weather-related disruptions.



Guest Access:

Guests will have full private access to the entire home, including all bedrooms, living areas, the kitchen, bathrooms, and laundry facilities. Enjoy exclusive use of the screened pool and hot tub, outdoor fire pit, grill, and dining area. Self check-in makes your arrival easy and convenient. Driveway parking is available for your vehicles.



The Neighborhood:

Located in a quiet residential Kissimmee neighborhood with easy access to major roads. About 15–25 minutes to Walt Disney World, 25–30 minutes to Universal Orlando, and 20–25 minutes to SeaWorld. Close to grocery stores, restaurants, and shopping within 5–10 minutes. Perfect balance of peaceful stay and quick access to major attractions.



Getting Around:

Best way to get around is by car. The home offers easy access to major roads connecting you to Orlando’s top attractions.

- 20–25 minutes to SeaWorld.

Also nearby are Disney Springs, Old Town Kissimmee, and International Drive for dining, shopping, and entertainment. Orlando International Airport is about 30–35 minutes away ✈️. Rideshare services like Uber and Lyft are also readily available.

• Grill Information: Propane grill available. Guests are responsible for propane refills/exchanges; reimbursement provided with receipt.

• Pack ’n Plays: Must be requested in advance and are subject to availability. Please inquire at booking.

• Supplies & Towels: Initial supplies provided. Towels for 2–3 days; use in-unit laundry for refreshing. Replacement towels for stays 5+ nights, subject to availability.

• Damage Waiver: Every reservation includes a Damage Waiver Program covering up to $500 in accidental damage to contents (e.g., linens, towels). This is not insurance.

• Pest Note: Florida may have occasional pests. No refunds for pest sightings, but we address concerns.

• Situations Beyond Our Control: No refunds for inconveniences due to external factors like construction, amenity closures, or utility repairs.

• Hurricane Season (July–November): Travel insurance strongly recommended. No refunds for weather-related disruptions.

•Items Left Behind: $35 service fee plus shipping costs for return of personal items. We are not responsible for loss or damage once guests depart.



Interaction with Guests:

The host provides a seamless self check-in experience, allowing guests privacy and independence throughout their stay. While the host is not typically present during the stay, they are always available remotely to assist with any questions or needs that may arise, ensuring a comfortable and hassle-free vacation.
