Beautiful home perfect for family reunion
What a beautiful home! The house is exactly as listed on the website—very spacious and perfect for my family reunion. This is actually the second time we have come back to this house. Our family vacation at Lake Berkley
Wow what a amazing view this property has. We enjoyed the wildlife and the birds flying in and out of the lake. I could have sat and watched them all day. The home was very spacious, pool and hot tub was perfect for our family as well. Communication with Donna was top notch. Beds were comfy, everything we needed was there. I really felt at home. Amazing experience
I can't express how much my family and I enjoyed our stay at this rental. This was our second visit, and it only reinforced our love for this fantastic property. Lovely Villa on the Lake
Plenty of space for the family, the split lounge areas allowed the children space to play and adults somewhere to talk. The view over the lake is lovely, and the morning breakfast visits from the ducks were always welcome. Communication with the property manager was excellent, and she was quick to respond and always very helpful.

Lake Berkley house
Luxury house is not an accurate description of this house. We paid a significant amount of money for 25 nights. Luxury means a completely clean home and a clean pool. The kitchen and living room floor was dirty. The grout is completely black, where it should be beige.There is grease and fuzz on the kitchen ceiling, all the fake flowers and jars on top of the cabinets and on the kitchen walls. We did sweep some of it. It appears the home hasn't been thoroughly cleaned, updated or painted in a very long time.The garage game room was unusable due to a overwhelming musty/moldy smell.The 6 twinbeds are loud and extremely uncomfortable. The pool floor is stained, dirty and chipped. The lanai has several cuts and rips in the screening. We would not recommend this home.

Family time
There were 8 adults staying at the house. It was beautiful with plenty of room for all of us. We loved the quiet neighborhood, comfortable furnishings and the pool area was so relaxing!! The only negative was that we had to leave! We are hoping to stay there again in the future!

Orlando fun.
House as was advertised. Beds were quite comfortable which is a priority for us. I liked being backed up to the lake, it’s one of the reasons I rented it. We did not utilize resort common areas so can’t review those but neighborhood well kept and front gate employees were helpful and friendly. We did not have a baby with us, but there is a crib, high chairs and other baby equipment there which could be a plus for those who may need them. House is large, laid out well and has natural lighting from windows. I think a TV in the kids rooms would be a nice addition. It has a little wear but nothing major and really just let me relax as I didn’t have to worry about expensive breakables, etc. Kitchen was well stocked for any cooking. Would be a great house for multiple family vacations. We had 3 bedrooms with two twins in each that we didn’t even use. I would rent again if I was going to be the area.

Pool area is lovely!
We requested the pool heat and honestly spent most of our time sitting out at the pool. The house is well loved, and a bit timeworn, so if you are looking for pristine, you may want to keep searching. The master downstairs bed was SO comfy! The game room was unusable for our group, stuffy and musty smelling and I'm afraid the cleaners may have missed cleaning that room more than once. Overall a sufficiently big home to accommodate large groups. Our group of 7 (originally supposed to be 9 with two late 20's kids that had to back out last minute) senior citizens had more than enough room to spread out. We didn't even enter the three kids rooms! Location is perfect for Disney attractions! We didn't do that, but drove through to other destinations many times.

Very Nice Property
This property is very nice. We enjoyed our time. We had 11 of us. The pool is small but perfect for our family. We paid for extra heat and probably did not need it as it was so warm. Donna was very helpful when I needed to contact her. This was the perfect location as it was off the beaten path but close enough to the Disney parks and attractions. The game room is not as depicted. The tables are older. This seems to be used more for storage. Overall we loved this property. We would choose it again.

Lake Berkley Stay
Overall we did enjoy our stay. The house was close to shopping, things to do, etc. Members of our party really enjoyed the lake, didn't catch any fish but enjoyed trying. Very quiet neighborhood. Our biggest complaint was the cleanliness of the house. Looked like maid had given it a quick once over - could really use a good deep clean. Dirt in corners, bathrooms not very clean, house dusty. Another general complaint were the mattresses - old and not very comfortable. One bed was supported by a landscape block in the corner. Pool seemed to lose a lot of water each day - hot tub wouldn't get hot unless pool was filled. Wouldn't take much for this property to get a 5 star rating.

Secure neighborhood and convenient location
We stayed for 2 weeks and it served our purpose of being big enough for our group and close enough to the orlando parks. The pool is smaller than the pictures make it seem, but was a fine enough size. The wildlife is very cool out the back yard the ducks, birds and gator were fun to watch. Quiet time in the neighborhood is from 9pm to 9am. It's a quiet neighborhood and most everyone followed those hours. We ended up buying a ton of cleaning products as the house wasn't as clean as we like. Doing laundry before you leave is required but no soap was provided. Same with dishes, however 1 soap was provided for that. We rewashed any dish we went to use as the dishes were not terribly clean to start. We also bought and left hot pads and kitchen towels as there were none for our use. They provide only a couple garbage bags for your use so you will want to grab those as well. Most houses I've stayed in provided those things so it was a little surprise to me. Walmart is very close and I did an order a head of time to pick up on the way to the house. It was slick. The game room smells moldy/musty and the futon is gone so we didn't use that room at all. This house sleeps 14 comfortably. 15 if one is in a crib. 2 of our kids preferred the white couches to sleep on vs the beds. Outside of the main floor master, the beds are in tough shape. Overall the house was a reasonable price for the location and capacity. It wasn't the house we will go back to year after year but served its purpose. It just needs a little tlc, some repairs and a good scrubbing.

We have more of them that are stored in the owner closets. Due to the safety issues that we can only provide small amount of cleaning supply for our guests to settle down, the rest of them are depends on our guests to purchase in the nearby Walmart. Much better than staying on Disney Property
Overall okay. Pictures depict a tv in all bedrooms. Only the master on the lower level has one working. When you pull into the driveway, you notice that the blinds in the front windows need replaced. The pool area along house is dirty. The vacuum sweeper is trash. A good broom and dustpan and brush would make it easier to keep the floor clean. A wet mop would be nice. The heated pool and spa was a blessing. However, a pool railing would be nice to assist older adults trying to get out..

I am very sorry for your disappointment, Nellie. The master bed was fixed as soon as you told us, same as the broken oven door. Summer season was so busy, but no matter what our management team should do better. I will do my best to improve our management level. Resort security was increased due to the covid and some violations happened in the resort. Speed bumps were built to prevent accidence happen again in the resort. Great for large Family
I just want to start off we enjoyed our stay, the house was extremely clean and the over all house is gorgeous. When we arrived the pool was full of pollen and worms, and the hot tub was empty. Donna sent a pool tech out the next day to fix this. The kitchen is fully stocked with plates and cookware. There were no cleaning supplies provided to us even though notes say there is a charge if towels and dishes are not washed before we leave. We had to go buy dish detergent, laundry detergent, sponge, paper towels, trash bags and toilet paper. We only had one toilet paper roll per bathroom. The couch was comfortable but very worn from the pictures described. A charge for pool heat and BBQ grill will be disclosed after the rental purchase. The BBQ grill we did not find was worth it. There is an abundance of animal activity around the house which was a pleasure to the kids and adults, we also bought cheap rods to go fishing on the lake in the backyard. Disney was 20 minutes away which was perfect. Over all we enjoyed our stay but there were a few things that needed attention.

As a rental home, we only provide one package of cleaning supplies (soap and tissue paper for each bathrooms, a pack of laundry detergent) to help settled own, the rest of cleaning detergent and paper towels are on customers. The home is located on a nice lot with a lakefront view. We enjoyed sitting by the pool and watching the ducks and birds visiting us every day. The home was very spacious and worked well for our group. The furnishings could use updating and the cleaning crew could spend more time on their duties but overall we enjoyed our stay.

Great size for large family
We really enjoyed our overall stay at this VRBO! The pool was perfect for all of the kids to let out some energy, though the hot tub never got hotter than lukewarm. When we first arrived the chlorine in the pool was dangerously high causing lots of eye/skin irritations. Thankfully we were able to contact Donna, the owner, and she sent someone out the next morning. Very efficient! While the kitchen was pretty well stocked with appliances a lot of things were either broken or didn't work properly. The game room was awesome to have except there was only one functional pool stick and the pool table had seen much better days. We appreciate the amount of space and bathrooms as well as the amazing location of the home in Kissimmee midway between everything. The house itself could have been cleaned more efficiently as there was a lot of dust on the tabletops and ceilings. Overall, thanks for a great stay!

This is a great property for a large family gathering and convenient to all major attractions. The kitchen had plenty of everything (dishes, glasses, appliances) to make our stay easy. We paid for additional heat and it made the hot tub wonderful but the pool a little too warm which didn't bother any of us. The beds were comfortable and everything was exactly as it appeared in the pictures and listing. We did have trouble checking into the community as it has a guard check in and you cannot check in early unless pre-authorized. Housekeeping was still there until 5:30 but this was because previous vacationers left very late and certainly not the homeowner's fault who was very attentive and easy to reach. We did not have any issues requiring us to contact the homeowner during our stay and would certainly choose this home again. Wonderful vacation home!

Relaxing and Restorative
We were pleased with our stay. There was one small item that was listed in the online description that was not available -- and that was that there is no icemaker in the Fridge. We bought ice in the local market and solved that problem. Overall, everything was very pleasant. Walking around the lake is very entertaining, given all the activity of the local wildlife.

Beautiful home, perfect location
I can’t say enough positive things about this home. We had the most wonderful time staying here for a week. Great location, tons of space in the home, nice pool and hot tub, beautiful view of Lake Berkley. We’ll definitely be back!

Fantastic Trip
We only recently got back from our stay at this property and I can assure you it is dearly missed! Very spacious even for a large family. Great pool area with stunning views over Lake Berkley. The property is in an ideal location for all Theme Parks, Shopping Outlets, etc which makes it lovely place to come back to after a busy day out in Orlando. We had very few minor issues during our stay but our host Donna and her team dealt with any issue, no matter how small, to the utmost care which was greatly appreciated. We have stayed in the Lake Berkley resort before and would have to say that this was one of the best properties we have stayed in and would have no issue booking again in the future. Thanks again to Donna and her team.

Family Vacation
This property was amazing and the owner was so nice and accommodating. We have a large family and it fit all 13 of us perfectly!! The neighborhood was quiet and the beauty of the lake in the backyard with all the wildlife was awesome to watch. Having our own pool and hot tub to hang out in was the best. We would definitely recommend this home to anyone looking for the perfect getaway.

Great Place
The property and location was great. Close to everything you might need while on vacation. We had a very nice time & look forward to our return. Only dislike we had was arriving at the property 30 minutes early and not allowed to check in a few minutes early after a 9 hour drive.
