Our spacious, luxury private 5 Bed Disney Villa has a beautiful south-facing pool & spa deck, fantastic games room, free Wi-fi. The villa is situated on a corner plot, with no rear overlooking neighbours and with a the conservation area to the side. Located in the sought after community of Calabay Parc our home offers a peaceful setting close to all the attractions. Calabay Parc is ideally situated on US27 approximately five minutes north of Interstate 4 and five minutes south of US192. We also have a very good local management company who can help & assist you during your stay should you need any assistance. We are ONLY 20min from the Disney Parks as well as only being a few minutes’ drive to local shops, supermarkets and restaurants. We are surrounded by some of Florida’s finest golf courses, including Champions Gate, Mystic Dunes, Falcon’s Fire, Ridgewood Lakes and many more. 20min to Disney Parks 3min to Golf courses 25min to Seaworld 40min to Universal studios 40min to Orlando International Airport 55min to Tampa or Sanford Orlando Airport Our spacious two storey home has over 2,800 sq ft of living space. Bedrooms - 2 Master en-suites, one upstairs and one downstairs. The downstairs master has a large walk-in wardrobe, double sinks and large tub in the bathroom as well as a separate shower cubicle, toilet and direct access to the pool deck. The upstairs master has a dressing area and bathroom with a large shower. There is a further double, with bathroom, downstairs and 2 Disney themed rooms, which share a bathroom upstairs. This layout offers maximum flexibility and the space available means the house is suitable for either an extended family or 3 small families to share comfortably. Living space – a large open plan lounge, with flat screen TV and DVD player, I-POD dock stereo, with comfortable leather sofas. There is a dining area and views through the patios doors of the pool. The fully equipped kitchen off the living room has a large fridge/freezer, dishwasher, oven and all the appliances you’d find at home – kettle, toaster, coffee maker etc. There is a breakfast bar and raised breakfast nook, offering views of the pool. A separate laundry room with washer, dryer, iron and ironing board is available. Games room – the double garage has been converted into a games room with an air hockey table, pool table, table tennis and a basketball hoop for hours of fun for all the family. There is FREE WI-FI throughout the property and free local and national US calls. Outside – a large south facing L-shaped pool with a spa and 2 separate areas for sunbathing and eating – sun-loungers, table and chairs provided. We invite you to relax by our pool on the extended deck and soak up the sunshine, or take a break from the sun under the covered lanai. With no neighbours to the rear or one side, there is more privacy than the average Orlando villa. A large screen makes this a bug free environment. Take a dip in the pool or sit and daydream in the spa – heating is available if required. For convenience there is a poolside WC and basin and an outside shower. Separate pool towels provided. Check in time 4pm - Check out time 10am. It may be possible to slightly alter check in/out times, but depends on the villa diary and whether or not there incoming guests due on a departure day. A gas grill BBQ can be hired from our management company on request at booking. Cost would be $60 per week stay - check with owners as fee subject to change. This includes the gas grill, gas cylinder, and cleaning tools. Pool/Spa heating if needed for your stay is an additional cost of $30 per night stay (£24 equivalent) - check with owners as fee subject to change. We usually recommend the heating between October to April time. Pool/spa heating needs to be booked and paid prior to arrival. If requested during the stay an additional call out fee will be payable of $35. All bookings on VRBO are quoted in USD. VRBO will convert and pay the villa owners in UK pounds as requested by the owners. Please be aware that your bank could charge you a foreign transaction fee when booking. If you want a break from the theme parks then the Atlantic coast at Cocoa Beach is only 1hrs drive or the glorious white sands and warm waters of the Gulf coast at Clearwater are 1hr 15min drive away. I booked this property for my family vacation and the listing for it was no where near what it truly is. The front door had multiple locks chains and bolts, which seemed odd, but the back door didn't lock and the security bars on the sliding glass door were completely gone. The beds were nothing but springs and there were bed bugs in the home. There was no cable connected. The pool was covered in bugs and didn't seem to be cleaned prior to our arrival. The "conservation" is an empty lot that has not been built in yet. There is a road with speeding cars right next to the pool area, so there was no relaxation there either. The homeowner had a security system that didn't seem to work and the toilets had signs above them stating that the toilets didn't flush correctly. The air conditioner could only be set to 75 degrees due to the unit freezing up. I tried to reach the property manager and had no success. Eventually after talking to VRBO for an hour (no cell service in the home, so my calls continued to drop) we found ourselves at a hotel until we could find a vacation home to stay in. We lost two nights of our vacation due to not feeling safe in this rental and having to locate another rental. Be weary of this rental. I don't want anyone else to have to deal with this mess on their family vacation. ##### Tiffany C. Cooker disgusting, crockery broken.l, ice machine doesnt work. Outside furniture some broken and very worn and dirty, the netted screen is broken in multiple places so lots of bugs can get in around pool area. Séjour de 9 nuits en juin 2023 ### 10/10 – Excellent #### Marlene S. 23 avr. 2023 Points forts : Propreté #### Relaxing by the Pool The neighborhood was very nice, we went for a morning walk each day. The neighbors are friendly and it is clean. We loved the pool it was perfect for our family and the spa was great first thing in the morning and in the evenings. We loved watching the lizards that roamed along the pool screens and all the birds we saw fly by. The house had all the amenities we needed and the kids loved the game garage. If you stay please note it takes 40 minutes to get back to Orlando area if you want to do stuff there due to traffic. Just plan accordingly. There are some great restaurants and shops near by (15 min) the house, and a publix's across the street.. We had a lovely relaxing time here and would recommend it to anyone looking to hang by the pool. ##### Marlene S. Séjour de 7 nuits en avril 2023 ### 10/10 – Excellent #### Fay W. 25 sept. 2022 Points forts : Propreté #### Fabulous villa and gorgeous pool area We had a great stay at this villa and the pool was the cleanest by far in all the villas we have stayed at. Plenty of room for a large group with the villa having a den for those wanting to watch something different on TV. Games room good and all beds very comfortable. There is a new Publix just across the highway so not far to go for grocery shopping. A very private pool area and we saw a wild tortoise enjoying the grass just outside the lanai. Since the photos on the website there had been new planting around the pool which makes it very privately. Owners could not be more helpful. Thank you Anna and Richard. ##### Fay W. Séjour de 7 nuits en septembre 2022 ### 2/10 – Terrible #### Richard S. 7 sept. 2022 Points faibles : Propreté #### Lots of potential but not there yet The house has lots of space and a great open plan. Unfortunately it needs a good deep clean and maybe a lick of paint to freshen the house up. The house was not cleaned properly but I understand this is out of the owners control as they are unable to inspect the property after cleaning. We had issues with the AC as the temperature was too warm and kept rising during the night. We contacted the owners who were very good and fast at replying and managed to resolve this but we probably would have preferred the AC cooler but was unable to lower the thermostat under 71 degrees. I appreciate this is a second home that they rent out and don’t want to spend a lot of money upgrading it as you never know what guests you may have and not everyone treats rentals like their own home. ##### Richard S.
