The heating services for the private pool/spa are a $40 daily charge (plus taxes) and need to be set up for the entire stay. We need 2 days notice prior to arrival to ensure the pool is heated. The pool heater works through heat exchange (not an instant gas heater) and may not function sufficiently due to external weather circumstances. Occasionally the pool heaters do malfunction, please notify us if this occurs so we can inform pool maintenance. The temperatures are set to 100 degrees for the hot tub and 80 degrees for the pool. Please refer to our legal agreement for more details. The property management company requires a $500 security deposit. This is just a hold placed on the card, required 2 days before your arrival and released after your stay once the unit is inspected. Please refer to our legal agreement for more details, which should be signed upon booking. Our property is consistently booked with back-to-back reservations, leaving us little flexibility to accommodate early check-ins or late check-outs. Our cleaning staff requires ample time to prepare the property for the next guest. We kindly request that you do not expect early check-ins or late check-outs. While we understand that certain circumstances may require adjustments, we can only confirm a late check-out or early check-in 3 days prior to your scheduled arrival/departure if available and a rate of $40 per hour (plus taxes) will apply. In the event that the guest has not arranged a late checkout and they have not departed the property on the date of departure, at the checkout time, the guest will be charged a penalty fee as follows: 15 minutes after check-out time guest will sustain a $250 fee, 30 minutes after check-out time is a $500 fee, and 45 minutes or more $1,000. The decorations and wall paintings were great, theater room was great too. Provided direct feedback to the management that there could be improvements specifically:- propane bbq leaked at the bottle connector- stairs towards the 2nd floor need repair or replacement they are held by visible screws- Air hockey table doesn't work- gaming system (switch and Xbox) didn't work- drier upstairs didn't work- air conditioner in theater room did not function- house wasn't clean when we got there, it was obvious that whatever they used on the couch was used on other areas like the floor because there was hair and dust gathered and left by the rag, between visions was leftover crackers and other junk, maid staff needs improvement ##### Przemyslaw P. Had to kill two large cockroaches (downstairs master- in bed sheets and one in the upstairs bathroom ) found another one in corner of dining room area already dead. And there are ants in the kitchen, bathroom and other areas of the house. In the second bedroom downstairs there’s something scratching in the wall like a rat or squirrel 🐿; it stops if you make noise. It’s a rat y’all, finally saw it scurrying around the trash bend outside. The management company was none responsive over the Labor Day weekend. Wanted to use gas grill, but it had a lock on it (never encountered that before). Number above grill said call management if you would like to use grill.
