Welcome  
Step in, kick off your shoes and relax! This beautifully appointed 6 bedroom villa offers over 2,200 sq ft of space from which to soak up the Florida sunshine and act as a home-from-home during your stay.  
  
With Disney World a mere 15-20 mins drive away and your choice of restaurants, stores and amusements 5 minutes up the road, you will find yourself wanting for nothing. The best of Florida’s beaches are within easy driving distance too, making this villa a great choice for that complete Florida experience.  
The villa itself is located on a corner lot on the popular and part-residential Orange Tree Community situated on the US27\. Airport access is easy as is interstate travel should you wish to go further afield.  
Orange Tree Community facilities include tennis and basketball courts, children’s playgrounds and a large playing field (situated directly opposite the house). The community itself is quiet and peaceful with little traffic to disturb your stay.  
The villa is on one-level, giving easy access for all, and comprises 2 spacious living areas (one with access to pool deck), a separate dining area, breakfast nook (again with pool access), fully equipped modern kitchen, fully equipped utility room, games room, 6 bedrooms and 3 bathrooms (see details below). It has been furnished to a high and exacting standard and has a modern, airy and spacious feel. All living areas, bedrooms and bathrooms are fully air-conditioned.  
The larger of the two lounges has a flatscreen TV and you also have access to free local phone calls and wi-fi.  
The master bedroom, with king-sized bed, has a large ensuite with separate shower and bath. A flat-screen TV has been installed and a security safe is available for your personal items. Doors lead directly from the master bedroom out onto the pool deck – a wonderful feature to wake up to and enjoy throughout the day.  
Two further bedrooms, one twin and one king, share a Jack-and-Jill bathroom with overbath shower and, at the rear of the villa, there are two more twin rooms and a queen room. All bedrooms have flat screen TVs. The third bathroom has direct access out to the pool and is particularly useful for quick bathroom trips after a dip in the pool, or a shower after a hectic days’s sunbathing!  
All bathrooms are supplied with hairdryers for your convenience.  
The pool is bathed in glorious sunshine all day through until late afternoon and is not overlooked. The pool deck backs onto a conservation area so you can enjoy complete peace and privacy.  
A large pool, plenty of poolside space and comfortable loungers mean that you can all enjoy relaxing outdoors, even when the house is fully occupied, and a covered lanai ensures that you can get some shade day-round if you need it. Pool towels are also provided.  
There is an outdoor table and chairs for some al-fresco dining and barbeques can be supplied (at a small charge) should you require one.  
For safety purposes, there is a child security fence around the pool itself; this can be conveniently folded back for pool access.  
The double garage has been converted into a games room and houses a pool table, foosball table, electronic darts board and is furnished with a bar table and bar stools for your comfort.  
Extras  
Almost anything can be supplied at your request, be it cots, high chairs, welcome grocery packages.   
 Note:  
There is an additional cost for heating the pool and spa.  
  
This property is NOT pet friendly. Please note: if we find an unauthorized pet in the home, we will ask for it to be removed immediately and charged an additional Non-Refundable fee of $500 and in some cases can be up to $1,000.  
  
Trailers, RVs, boats, business company logos vehicles are NOT permitted on the premises and could result in an imposed $100.00 / daily fee and up to possible eviction with no refund.   
  
In lieu of security deposits, we apply an Accidental Damage Waiver to every reservation for your peace of mind. The fee of $100 covers up to $750.00 in limited accidental damages. Exceptions include but are not limited to acts of God, intentional acts, negligent conduct, and pet damage. Inquire for more information.

Family of 7 from the UK. Ages 11 up . Stayed for two weeks. Lovely corner plot. No direct neighbours when you are in the pool.bbig and spacious. Had a few small issues but Steve and Jenny sorted out within hours. Would definitely stay again. One thing missing is an outdoor gas BBQ. That would be nice and also a few more beach chairs and umbrellas for trips to cocoa and Daytona. Loved it.

We had a fantastic stay of Christmas and New Year, the villa is spacious and well equiped for a great stay, we loved the location too, just 12 mins or so to Disney, walkable to a publix and a few mins to the Walmart. Neighbours very friendly too, wished us a Merry Christmas Etc, plenty of towels, the pool tvale was loved and the patio area great soze too. Feel like we need a lotalty discount as will rent again!!wished us Merry Ch

We were a family of 12 staying here for our Disney vacation. The house was so clean and a perfect size for our family. It was close to Disney, restaurants, gas and grocery. The pool heater worked well and the kids could swim on chilly evenings after our park return. I would rent this home again in a heart beat.

#### Ein Traum

Das Haus ist liebevoll eingerichtet und schon beim herein kommen fühlt man sich zu hause. Die Zimmer sind gross und hell. Es hat so viel Platz. Die Küche ist mit allen ausgestattet was man braucht und noch viel mehr!!! Der Pool ist gross und sauber. Es gibt genügend Liege- und Sitzmöglichkeiten. Wir haben jeden Tag Tennis gespielt auf dem Platz gleich nebenan. Auch der Billardtisch ist super. Die Gegend ist sehr ruhig und jede Morgen haben wir die Tiere beobachtet. Das Haus und die Gastgeber sind sehr zu empfehlen!! Irgend wann werden wir wieder kommen.

The property is nice and has enough accommodation for our whole family. The house didn’t really have much as far as starting supplies however. It required a trip to Walmart the day of arrival for tp, hand soap, dish soap, laundry soap, etc. which is fine, but would’ve been nice to know in advance. The other request was to leave no more than 3 loads of laundry upon exit. That is extremely difficult to do when you have 8 beds to strip, plus towels from morning showers…I understand we should do our do-diligence but we can’t prewash these items, nor fit it all in prior to a 10am checkout. We washed what we could but I’m sure it’s more than 3 loads remaining.

#### Best Rental in Orange Tree

The home was tastefully decorated. The kitchen was stocked with pots and pans as well as mixing bowls etc. that we don’t usually have in a rental home. There were books and games in the backyard was very private. We thoroughly enjoyed our stay

Nice place, with plenty of room for our family of 5 and both sets of grandparents. Very close to grocery store, and other amenities. We stayed 6 nights. House has everything you need and is a good value option.

#### Fabulous villa, excellent communication and support!

The villa is amazing and suited our large family. It is well equipped and communication from the manager and owner has been amazing. Lots of useful equipment and homely touches abound. We can’t wait to return.

#### ABSOLUTELY FANTASTIC

Omg what a fantastic spacious Villa situated in a quiet residential area…. it was very clean and very well looked after and the decor was beautifully done throughout … all kinds of utensils, cutlery, plates etc there is a microwave, a oven, kettle, toaster, washing machine and tumble dryer and more, there were pool towels as well as bath towels. There was a games room but it was too hot to be in there, and we were too tired for anything by the time we got back from exploring Disney etc. WE WOULD DEFINITELY STAY HERE AGAIN (wish I owned it 😢)

We have so much fun staying at this house, 6 bedrooms, 3 bathrooms and a swimming pool for 11 people great. Close to Disney World and Universal studios. Really clean 👌

The property was nice but the beds were hard, the pool wasn’t heated like it says it is, and there was a ant problem in the bathroom. Besides these issues, it was an ok stay.

#### Family Escape

House was just what we needed, simple and quiet. Very private, the way the pool sits you do not ever feel like you are on display. There are only two things that kept it from being perfect. 1) Some of the mattresses need to be replaced, they were old and not comfortable. 2) More TV's 6 bedrooms and only 3 tv's that does not work well with children of different ages, I know you dont go to FL to watch tv but in the evening when its time to selltle down it would have been nice to have more options. But for the record we will probably book it again, just hoping on some updates.

What a wonderful stay! We have stayed at several properties and this home by far surpassed our expectations. Super clean. Incredibly convenient. Great customer service!!! Beautiful large pool.
