We wish you a warm welcome to this spacious, open plan villa with an awe-inspiring lake view, providing the perfect ambience for the private pool. There is vinyl and tile flooring throughout, providing a clean and cool environment that's perfect for the Florida climate. The master bedroom on the left has a king size bed with ensuite bathroom that includes dual sinks, a corner bathtub and walk-in rain shower. The walk-in closet provides ample storage space. On the right side of the house, there is a shared bathroom for the two Disney themed twin bedrooms, which has convenient access to and from the pool area. Also on this side of the villa is the queen bedroom with ensuite bathroom. All bedrooms have ceiling fans and smart TVs, as well as a large TV in the family room. You'll have endless fun gaming retro style on several arcade games in the Florida sports team themed game room. There's just as much fun to be had challenging your family and friends to a game of pool too! The kitchen is well equipped with modern stainless-steel appliances and everything else you would need, including a Vitamix blender and Keurig coffee maker. The kitchen offers great convenience to serve the dining area at the front, the kitchen dining area, the family room, or to cater for those much-needed poolside refreshments with the kitchen overlooking the beautiful lake and pool area. The pool is west facing with dining table, umbrella, loungers, and a gas BBQ grill. The pool area also has lights both in the pool and for the pool deck to make the most of your evening after watching memory making sunsets. Located in Lake Berkley Resort, a gated community, including a clubhouse, communal pool, fitness center, tennis courts, play areas, and three lakes perfect for a leisurely stroll. Fishing is also permitted in the lakes within the resort. All the onsite facilities are included with your stay. The gate has 24/7 security for your peace of mind. There is a Walmart Supercenter just 1.2 miles away. Distances to attractions are as follows: Walt Disney World - 7.2 miles Universal Studios - 15 miles Sea World - 11.2 miles Nearest Beach (Cocoa Beach) - 73.3 miles We are the property managers, as well as the host for your stay. Rest assured; you will be well looked after from booking to leaving after a well enjoyed vacation. Access to the home is 24/7\. You will be provided with a unique access code that will only be provided to you for your stay. A pack n play, highchair and park stroller are available. Please request this when you book if you would like to use them during your stay. There is a BBQ grill located at the home. If you would like to enjoy the use of it, we only require a $70 one-time rental/cleaning fee. Please note this is otherwise a self-service amenity and our guests will need to refill the propane tanks when required. It doesn’t matter whether the place is clean or dirty…modern or outdated means nothing when…After two phone calls and four emails telling them the pool was green the pool technician told me yes the pool is green but there was nothing wrong with it chemically and the management company said that the pool was fine and gave many stupid excuses for a green pool and never came out…Having pictures that clearly shows thick strip of algae and mold on side of the filter and at least 24 (counting from my pictures) of the 6inch tiles on the grout there is dark green not white grout..missing grout from multiple tiles…a hole in the concrete in the corner and the pool was green….I disputed paying for the heat for the pool because we couldn’t use the pool it had algae and it was green….it’s unfortunate I can’t put pictures with this review but I do have pictures for the credit card company so I can guarantee I won’t be paying for the pool heat. BTW don’t ask the management co about codes for pool or where anything is in neighborhood…they instruct you to ask at guard gate..there is no welcome book nor instructions except for garbage pickup. This is a direct quote from management co. “The fact you have not received an instant response over the weekend with our office closed on a Sunday, does not mean your emails are being ignored.” So if you have a problem on Sunday, the office is closed on Sunday. The house was very clean and close to all attractions. Restaurants and stores were also close by. We had great communication with the hosts. Any questions we had were answered within a very timely manner. We expressed concern when the AC was not working in the game room when we checked in. The next day, while we were at the parks, a brand new portable AC was installed in the game room which kept it very cool and comfortable for the remainder of our stay. When you know guests are scheduled in, why would all amenities not be on and working. The house suited our family of 5 very well and our children enjoyed the game room! I was impressed that all of the games were working! Our boys fished in all of the on property ponds and caught some nice largemouth bass. We took advantage of the tennis court and swimming pool a few times, but the weather was cold and heating the pool didn't work well with the cold weather. ##### Sarah L. We are somewhat of locals and make a trip to the area every year from the panhandle. We usually choose a different place each time. The home was very clean, check in was easy, property was beautiful and the host responded to all communications. My husband and kids loved walking out back to fishs and caught several bass. The neighbor was very nice and told us about all the ducks in the neighborhood and shared that they even had names which my kids enjoyed. The neighbor was quiet. Shopping was right around the corner. Walmart is 5 mins away and you don't have to go out on the main busy road. This was a plus because it took 30 to 40 mintues to drive 5 to 7 miles depending on the day and where you wanted to go. The pool at the house was nice and warm and my little kids loved the splash pad at the community pool. ##### Jodette N. Excellent location for Disney and lots of restaurants etc. the view of the lake was beautiful and surroundings quiet.
