No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period. \- 3BR/3BA in The Village of Lake Denham \- Screened-in Birdcage with Private pool \- Minutes away from Sawgrass Market Square \- Minutes from multiple pools and recreation centers. \- Master bedroom with large walk-in closet & ensuite bathroom with walk-in shower \- 1 queen guest bedroom and 1 queen bed guest room \- Guest bathroom (shower/tub combo) \- Spacious & fully equipped kitchen with Island and 4 Chairs \- Informal Dining Table (seats 4) \- Laundry Rm - Washer & Dryer \- Room to park 1 car in the garage & 2 cars in garage by request, parking in driveway and road acceptable \- Internet and Cable Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.) Surveillance Disclosure: There is a camera at the front door and on the back patio facing the pool and backyard for security purposes. Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days. Door Code Provided 48 hours before check-in date Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests. Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages. Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in a $500 fine. Pets: THIS IS A PET-FREE HOME - Absolutely no animals allowed on premises at any time. Violations will result in a $500 fine. Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these. Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem. Golf Cart Fee is $100 at the time of booking. The Golf Cart is a bonus/privilege and requires a Hold Harmless form to drive. if selected. If you choose to use the golf cart, you will need to date and fill in your home address on the front page and sign the back page of the Hold Harmless Agreement. You will find the Hold Harmless Agreement inside the booklet when you arrive at the property. We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs. Bed Configuration: K/Q/Q Pool Heating Disclosure and Fee We’re pleased to offer pool heating as an amenity to enhance your stay. Please read the following information regarding our pool heating policy and associated fees: 1\. Pool Heating Fee: A daily fee of $50.00 will apply if you would like the pool heated during your stay. This fee covers the additional energy costs and maintenance required to keep the pool at a comfortable temperature. 2\. Requesting Pool Heating: Pool heating must be requested at least 48 hours before check-in to ensure the pool reaches the desired temperature in time for your arrival. Please note that pool heating may not be available upon last-minute request. 3\. Temperature Setting: For the safety and comfort of our guests, the pool will be heated to a maximum of 82°F/28°C. Please understand that adjusting the temperature setting beyond this limit may not be possible. 4\. Seasonal Availability: Pool heating is typically available from October to April. During other months, please inquire with us if you wish to use this amenity. 5\. Weather Conditions: While we strive to maintain the pool temperature as requested, extreme weather conditions (e.g., very cold temperatures) may impact the pool heater’s effectiveness.
