QUIET HOURS: 10pm - 7am PETS: There is a strict no pet policy at this property. Violations of the no pet policy result in a $1000 cleaning fee. MINI SPLIT: The mini split (AC/Heater) in the game room uses a remote for control. Losing, damaging or breaking the remote will result in a $250 fee for replacement. EXTRA GUESTS: Any guests beyond the number listed on your itinerary will be charged a penalty at $50 per person per night. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy. SMOKING: Please do not smoke or vape inside. But we\`re in the country and there\`s a lot of open air just outside the door. Please consider the risk of fire. Fully extinguish all cigs and safely toss them in the trash. $200 additional cleaning fee if evidence of indoor smoking is found. HOT TUB USAGE: The guests use the hot tub at your own risk. The owner no responsibility for any occurrence associated with the hot tub usage. Hot tub will be inspected after each guest. \-If any items such as soaps, bath products, food, alcohol, etc. are found in the tub, the Guest will be charged an additional cleaning fee of $150. \-We provide red plastic cup for guests to use if broken glass is found in the tub, the guest will be charged an additional cleaning fee of $300. \-Damage to any cover will result in a $450 charge. Covers should remain on the hot tub at all times when not in use. \-No children under the age of 12 years old are permitted in the hot tub without adult supervision. \-Guest agrees to follow the hot tub usage instructions posted by the hot tub. The bromine floater must remain in the hot tub at all times. SECURITY CAMERAS : There is a Ring security camera at the front door. The camera is installed for the safety of both guests and the host. Please do not touch or temper with the security cameras. Touching or tampering the security camera is subject to possible eviction. PACKAGES: For liability reasons, package deliveries to the home are not permitted. Please arrange for delivery to a nearby pick up center. CHECK IN/OUT: Check in will always be 4pm unless previously agreed upon by the host. There is a $25/hr early check in fee. Please be ready to check out at 11am. Prompt check out allows us enough time to clean the property and get it ready for the next guest. Late checkouts can throw off our whole cleaning and prep schedules. A $50 fee per hour will be applied to any late checkout (maximum two hours). EV CHARGING: There is no EV charging permitted at the property. A $50 per night fee will be applied for any EV charging violations. There are many EV chargers in town (Papa Murphy, Jack in the Box, Oakhurst Inn, Oakhurst Grill and Teneya Lodge). Strict Cancellation Policy & Extenuating Circumstances Please note, this property is in the greater Yosemite area, which is considered a high-risk fire area, all year round, and is not protected under any extenuating circumstance policy. While natural disasters, acts of God, large-scale outages of essential utilities, volcanic eruptions, tsunamis, and other severe and abnormal weather events are covered, their policy does NOT include weather or natural conditions that are common enough to be foreseeable in that location—for example, hurricanes occurring during hurricane season in Florida, or wildfires and/or low air quality from wildfires or storms occurring in the greater Yosemite area. We were welcomed with a nice California wine and welcome note. The house was exceptionally clean upon arrival! This house is truly amazing with everything you need to let go of all the stress from daily life! The house is furnished with all the necessities! The kitchen is a great place if you plan to do any cooking which we did. The Mariposa coffee was a great gift and I highly recommend purchasing some to take home with you! The bed and bathroom are equally as comfortable with everything you need for a good night’s sleep. The Game Room was a blast as well! And after a long day out we really enjoyed the hot tub. The views are spectacular with beautiful windows and patio doors that invite you to great sits on the patio. Jason communicated frequently while we were there, checking to see if there was anything we needed. We will definitely want to come back and stay here! Highly recommend for a couple or families looking to enjoy this area of California and for close distance to Yosemite Natl Park! ##### Janice F. Plenty of room and the ping pong table/tv is a whole game room with multiple other games! Yosemite Valley about an hour but only 10-15 minutes from bass lake. Tons of Little Hikes and wildlife around property. Views from property were amazing. Hosts were outstanding! The place was cozy, beautifully decorated, and had the most stunning view of the mountains right from the balcony. We especially loved having coffee out there in the morning while watching the sunrise. The host was responsive and made check-in super easy. It felt like a home away from home.
