The room was somewhat smaller than expected. So so clean..older bath, tub scratched,faucet leaked. Halls in the hotel are not air conditioned...very stuffy. They charged us $20.00 a day more then we were quoted and $25.00 per day parking. Feel We were ripped off. Hotel said the extra day fee was Expedidas fee. We went for the view and we did get that. Would not recommend to anyone and will not stay there again.

Close to falls and attractions

Parking was ok staff did not inform us how to activate the gate arm to enter lot thankfully we were able to maneuver around the arm to get in. Other than that it was a good stay

Needs major renovations. Was a little disapointed that breakfast was not included and that had to pay $25 per night for parking.

I paid 155 on Expedia and plus 45 on checkout. I got second floor. not even a breakfast. doesn't coast this price.

Close to Falls

My husband, 18 year old daughter and I made the trip to Niagara Falls and I was looking for a reasonably-priced hotel. Hard to find. I originally booked at a Days Inn and maybe I should have kept that reservation. A deal popped up on my computer for the Oakes and based on pictures and other information I decided to switch -- even though it was slightly more money. We booked a double room ( what they call a "traditional" room. Our room was in what I would call an "annex". Lots of little staircases to lug your bags up and down (if you need handicapped access beware). The room was relatively clean but the carpet was disgusting. Supposedly the room was updated in 2014. Some aspects were but if the carpet was replaced then there must have been some party since then. The hotel charges a "resort" fee for each occupant per day. I guess this was for use of the pool (indoor -- which we did not use but looked like your typical indoor hotel pool) and the fitness center which was a few machines. Bogus charge in my mind. Parking was $25 per day (outside lot) which I guess is not unusual for the Niagara Falls area. On the plus side, the location was great. Although our room did not have a view we were able to walk just about everywhere we wanted to go.

Overlooking the Falls, Falls Sides view

Pros: nothing really stood out.
Cons: honest advertising, AC needs to be fixed, and staff should respond better to concerns or complaints.
Location: Walking distance to everything.
The hotel advertises rooms with Niagara falls Side view, which are more expensive then if you were to face the street. Well the Falls sides view, just means your on the side or pointing to the direction of the falls but you cant see the falls. My view was the falls side view of the parking lot. I paid extra for the parking lot view. I talked to receptionist and she said the site is misleading, sorry and that was it. The room was ok, Ac barely worked in the room, the hallways smelled and were very hot. For the price of hotel I would stay away get something cheaper and use the money on things to do around the Niagara.
