Ground Floor – 2 bedrooms, a family bathroom & storage cupboard for coats & shoes with stairs leading to 1st floor: Bedroom 1: twin beds (zip and link) Patio doors to the front of the house. Bedroom 2: king (zip and link) Patio doors to the rear courtyard. Family Bathroom: fully tiled with a wall mounted rain shower over a bath, with a tempered glass screen, toilet basin, heated mirror, basin and under basin storage unit, hair dryer. 1st Floor – a bright open plan living space with white washed oak flooring leading to a large balcony with a stairwell to the 2nd floor: Kitchen & dining area: a fully equipped kitchen with lots of cupboard space as well as a dishwasher, extractor fan, multi function oven, washing machine/dryer, integrated low frost fridge freezer and induction hob, with a dining table to accommodate 8 people. Lounge area: a cosy area when fully occupied, a Smart TV, DVD player, Kids DVD's, games, sofa and small armchair and dimmable lights. This area leads onto a balcony area which spans the width of the property with a safety glass balustrade, with relaxing chairs. 2nd Floor – 2 bedrooms one with an en-suite shower room: Bedroom 3: single bunk bed, top bunk suitable for children 6-12 years old, bottom bunk suitable for all ages and adults. Leading to front balcony. Bedroom 4: kingsize (zip and link) En suite fully tiled wet room en-suite with a wall mounted rain shower, tempered glass screen, heated mirror, basin with storage underneath and a low profile shower tray, hairdryer. The Courtyard: This property is perfect for guests who enjoy sea based activities. With a locked side gate and fully paved courtyard area where you will find space for beach equipment, an outdoor tap and buckets to rinse off your wet suits and hangers to leave them to dry. A surf rack for your boards. There are bodyboards and a surfboard available to children to use with care. Please note this is now fully paved. Additional information: Underfloor heating in all areas Based over three floors this property may not be suitable for those with limited mobility or toddlers without close supervision. Facilities for infants are not supplied, however we do supply a high chair. The beds are defaulted as per the description. The home has everything you need for a great holiday. Ideally suited for a single large family or 2 families of 4 with bedrooms split on the ground and 2nd floor, giving a bit of family privacy if sharing. The house is easy walking distance to Newquay town centre and is very close to Tolcarne beach which is one of the best. The house appears fairly new build and has all the facilities needed for a comfortable stay including some kids wetsuits and body boards to borrow!
