Located only feet from the sand, this freshly upgraded downstairs unit of our popular corner duplex provides the perfect vacation headquarters for families that are ready to enjoy the Balboa Peninsula's 45th Street beachfront and ocean recreation, not to mention the nearby local commercial establishments a block or two away. Here's what you'll find:

LIVING/DINING AREA:
 - Sofa/loveseat set
 - Side seating
 - Streaming cable TV
 - Sliding glass door opens to expansive front ocean view patio
 - Dining table w/ seating for 6-8

KITCHEN: 
 - Fully stocked w/ dishes, utensils, cookware, bakeware
 - All major appliances; small appliances
 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.)

BEDROOMS:
 - Bedroom #1: King bed; Roku TV; ceiling fan
 - Bedroom #2: King bed; Roku TV; ceiling fan
 - Bedroom #3: King bed; Roku TV; ceiling fan; en suite bathroom

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

- General neighborhood street parking (metered and non-metered) can also be utilized.

LOCATION:
Best of all is the close proximity to the hugely popular 45th Street beach: well-known for its great surf and inviting shoreline. A longtime local favorite, there is something for everyone to enjoy here! Every convenience imaginable is within easy walking distance from this home: from the well-stocked Pavilions grocery store and various eateries just a few short blocks away, to the lively yet quaint Newport Pier area; and so many more destinations in between, including banks, a pharmacy, full-size movie theater, restaurants, and shops for all ages to enjoy. Guests can park their cars once and not use them again until departure day!
The beachfront boardwalk, which runs almost a 6-mile length of the peninsula, facilitates a great transportation corridor for pedestrians and bicycles, in addition to the Seashore Dr. bike path. It's the best way to get around town to avoid any parking and traffic hassles, too! 

RECREATIONAL GEAR: 
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Wonderful location

The home is one house from the beach and has beach views. The management is very responsive. The home is older, but functional. Plenty of seating in the living room and kitchen area. Comfortable kind beds in all bedrooms. It could use a mirror over the 2nd sink in the bathroom. Some of the electrical outlets do not work.

Nice location 1 block from beach the place is nice and spacious. We had small issues that the management team reacted very quickly. I do hate the one roll of paper towel rule but otherwise great stay.

By the seashore

The home and location were very nice. Very basic with plates, cups and some pots, prepare to stick your own kitchen with condiments/seasonings. Furniture is newer and beds were comfortable. Smell coming from shower water, not sure if drains or water. Being on the ground level we heard the upstairs unit morning and night.

Location is perfect

The location of this condo is ideal. The beach is steps away. The patio is big and perfect for looking at the beach without all of the craziness of the boardwalk. So many great restaurants/bars within walking or biking distance.We appreciated the beach chairs since we flew and could not bring our own. The unit was very clean and Beachview was good to deal with. We rented bikes from them and had them delivered. Super convenient. I hate to even mention the negatives, because overall, they did not impact our trip. But....I wish I would have known these things before booking: internet is spotty, same will cell reception in the unit. The unit is comfortably furnished, but it just seems tired. Also, being a downstairs unit...you will hear the people above you. The insulation between floors is not the best. Other than those details, everything was great.

Awesome property and location

We stayed in this location with a group of 4 other friends, so 3 couples in total. Having three king beds and three bedrooms was perfect. The patio and living area are great for playing games and hanging out. Super close to the beach and even caught a sunset from the front the front patio.

Family reunion

I planned a trip from Colorado to visit family in California my 2 aunts from NoCal came down and we all stayed in the unit. Overall it was a very nice place but you can tell it was cobbled together to make multiple units. It does not have washer and dryer in unit it is in a closet out front that takes quarters. There was an issue with outlets in the kitchen not working and a lamp in the living room was broken. These items were taken care of the next morning and the service and promptness was awesome. The only other issue is parking but it's just that way along the beachfront communities.

Lower level property. People above had over 8 people, some kids. It sounded like a track meet. It never stopped for the entire time we were there. Furniture getting a little tired, could use some upgrades. Great access to beach.

**Location & Clean**

Everything from the unit itself to the beach! Very easy and convenient walk to the beach. BVR also made it easy for "toys" delivered right to our door. We enjoyed our beach cruisers! Unit very clean and spacious. I will rent this unit again for our next trip to Newport!

Glad Newport is beautiful!

Property is in a great location, which made all the other hassles worth it. Unlike most other property management we’ve used in the past Beachview requires hand signatures so you have to physically go down to their property during your trip and give one signature. Aren’t we up to date on E-sign? Be prepared to buy extra paper towels and toilet paper if staying more than 3 days. Small issues with rental but were taken care of in a timely manner. Overall not a bad experience just inconvenient.

The unit was clean. Beds were comfortable. The unit had everything we needed for our stay. Since we had 2 cars parking was terrible for the 2nd car. Would stay here again.
