Centrally located at the start of the Balboa Peninsula, it is just a short walk to the beach from this recently renovated (with new furnishings) 1,100-square-foot vacation home. Enter the main home and you will be in a well-designed and furnished retreat with a well-equipped patio outfitted with a private hot tub. The living room area of the great room has a large cluster seating area from which you can enjoy a large TV and easy access to the well-furnished balcony/deck that has lots of comfortable seating and a gas grill for when meal-making needs to be easy. An updated kitchen with stainless steel appliances, including a large refrigerator, also has granite countertops and everything else you need to create meals and snacks. The spacious primary bedroom sports a ceiling fan and a full en suite bath with a large shower. It also has a private patio space perfect for sunbathing or enjoying a coffee or libation at any time. There are also two other bedrooms: one queen and one full-over-full bunk. These bedrooms share a full hallway bath with a shower/tub combination. Additional amenities include cable and WiFi, large flatscreen TVs in each bedroom, and a washer/dryer. You can easily enjoy the best of Newport Beach with sandy warm beaches, Lido Marina Village, the Lido House and Hotel, plus world-class dining and shopping. THINGS TO KNOW Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning. The fireplace in the upper home is non-operational. The home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy and/or parties. If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. If you would like to add more dogs, please contact us. Parking notes: There is free parking available for 2 vehicles. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. The kitchen and floors throughout have been updated. The location is great, one block to the beach and Pavilions Grocery is just around the corner. The photos are not exactly up to date. The patio furniture and spa are very old and weathered. The french doors to the patio do not close properly and as a result the property must be constantly swept for sand. Sand is expected at the beach and if we had stayed only for a week or a weekend, it wouldn't have bothered me, after a three weeks I was kinda over it. The house was okay, the living space was smaller than expected, but having the large deck patio helped with space. The management should have warned us about street noice and construction. During our stay for 2 full days there was major Street construction right in front of the house. It began at 7 am and lasted until 5; so very noisy that we couldn’t enjoy the patio and had to keep the windows and doors closed! Very disappointing! Last that there is noise in the morning behind the house of loading and unloading trucks to the grocery store. Didn’t bother us but just be aware. Fans are covered in dust if you suffer any allergies like myself. Spa isnt serviced like they state we were only able to use once then noticed it was lacking chemicals. After a deep clean the unit would have been perfect, location is great and walking distance to so much. Beds are very soft, has washer and dryer I washed bedding at arrival as I wasnt confident of the cleaning based on everything else. Stayed here in April 2021, couldn't be happier with this location. Less than a block to the ocean and a few blocks from the boardwalk. Tons of restaurants and options within walking distance. Had family come and stay with us for 2 nights that lived in another part of Cali. They have 2 young boys and absolutely loved the bunk beds! Upon arrival we did notice that the tables were sticky and the furniture had sand on it (and on the floor) kitchen counters were sticky in one area and the bedroom dresser and drawers were dirty and I had to clean these before we could use them. I will say we had an issue with the shower (our issue) and when we called they sent someone within a few hours to fix it. The hot tub was a great treat and had no issues. The inside was ok, the floor had not been cleaned very thoroughly. I wiped up some water that spilled and the paper towel was black, so were the bottom of our socks. We ended up wearing our shoes the whole time. The ensuite shower was not cleaned well either. The room that had the other king bed, could use some TLC. The patio was filthy. The cushions looked like someone had spilt something all over them. You could tell that people used the hot tub multiple times, there was dirt swirled around the hot tub, and no one bothered to hose the patio down. I took pictures and sent them to Vacasa, they said someone would come clean, which did not happen. I told them to compensate my a nights stay for the inconvenience, which they did. We put beach towels on the chairs so we could at least sit outside. It’s close walking distance to the beach, which was lovely. Probably won’t ever book this place again. ##### Chas F. The kicker - which was not listed on the site - is that there is NO DOOR TO THE RESTROOM FROM THE MASTER BEDROOM!! I was assured the property mgr would reach out to make better on all the issues we encountered. She did not - even after I'd reached out several times to get this resolved. The temp mgr did set up maintenance for the jacuzzi and dishwasher, but it put a damper on our trip and compromised our plans. I DO NOT recommend this unit. ##### Leigh Rachel F. The only issue we had was the hot tub looked dirty when we arrived but they promptly got someone out to clean it. It is a small very basic hot tub so difficult to keep sparkling clean, so wasn’t a huge issue, we still were able to use it during our stay. Home needs some tlc This is our second time staying at this home. The location is great. The house isn’t very clean. Lots of fingerprints and dirty walls everywhere. Family room furniture has springs popping through fabric. Kitchen is not well stocked. It all just needs some love and attention. Most concerning is Vacasa (or the i Owner?) cancelled part of our reservation thirty days before our arrival. We had originally booked the adjacent studio so we could have four bedrooms. But last minute they told us the fourth bedroom was unavailable…,although we noticed no one using it all week. Everything worked out this time as one of our children couldn’t come last minute. But we would have been in real trouble if we needed that bedroom to accommodate our family. Not sure if this was on the owner or Vacasa but because of this issue and the overall condition of the home, we will not be returning. This rental demands top dollar but is not worth the money in my opinion. I don’t mind paying it the accommodations are as nice as advertised. This place is not. ##### Jill P. Nov 16, 2022 #### Short but sweet We only had 3 nights in Newport Beach but wish it was longer. We stayed in the top unit. It was very clean and had everything we needed. We would lounge on the top deck for coffee in the morning and cocktails in the evening. The location is perfect. The grocery store , ice cream, awesome breakfast cafe, pier and beach are all within walking distance. We rented bikes one day but you really don’t need them as everything is walkable. The only complaint we had is there is no air condition so it does get a little hot but there are plenty of fans. We would definitely stay again. ##### Sonya B. Located a block from the water, next to a shopping center, and close to everything you want to experience. It’s the upstairs unit of a bi-level, with a deck that is very spacious. Three bedrooms was the perfect size for our family of 5 adults, plus our dog. It’s an older property, but sith newer floors, cabinets, and bathroom fixtures, it was very nice.
