The location of this condo is truly in one of the premier spots on the entire Peninsula. You will have spectacular views of the Pacific Ocean, Newport Beach, Catalina Island, and the famous Balboa Pier from the balcony of your 3rd floor vacation property. You are so close to the water you will hear the waves crashing when you go to bed at night and wake up in the morning to a beautiful sunrise. The master bedroom has ocean views from the comfort of your California king-sized bed. The second bedroom features a queen-sized bed and the third bedroom is perfect for your children with 2 bunk beds and a trundle bed. The third bedroom also has a flat-screen TV so guests can connect with their video games. You also have access to a pull out sofa sleeper in the living room for additional family members or guests. \*New hard wood flooring was added in the 2 back bedrooms Oct. 2021\. Carpet reviews are no longer valid. Mattresses in bunk bed room have been replaced April 2022\. Located near the Balboa Pier, close to the heart of the action, this oceanfront, upper floor condo features a full-kitchen, new front loading washer and dryer inside the condo, wide-screen TVs, DVDs, and WiFi internet access throughout the condo. Linens and towels are provided. There is a private balcony that can be accessed from your master bedroom or living room that overlooks the Pacific Ocean and Catalina Island. This condominium is nicely secured behind security gates, includes 2 personal parking spaces, and there is an elevator that will take you up to your top floor with the nicest of views. The bike path that goes the entire length of the Balboa Peninsula is located directly outside your condo. Take pleasure in fine dining at the many highly-rated restaurants or simply turn on the BBQ and savor your own home-cooked gourmet meal. There's no need to wander too far from home for entertainment, shops, and beach fun. The Balboa Fun Zone is a short walk where you can easily find boat rentals, trips to Catalina, whale watching trips (though during their migration you can often see them from your balcony), charter a fishing trip, or take the kids to the old-fashioned arcade next to the Ferris Wheel. The famous Balboa Island Ferry departs from the Fun Zone area every 10 minutes and takes you across Newport Bay to Balboa Island in a short 5 minute ferry ride where you will typically see sea lions, paddle boarders, kayaks, and luxury yachts. The location was perfect for what we wanted, close to restaurants and easy access to the Balboa Island ferry. The guest portal was easy to use and had all the information we needed. It made the check-in and check-out process a breeze. There was also a lot of communication from the property management company, which I liked. The property was very clean and on the 3rd level of the condo complex, just high enough to get a great view of the ocean and not to hear much of the street level noise. It is walking distance to Balboa pier and it has an amazing view of the ocean. The condo is big and fit my family of 6 perfectly. The room was clean and and stocked with supplies such as shampoo, conditioner, hand soap, dishwasher soap, laundry soap, trash liners, etc. Check in was easy. The thing that I did not like was the condition of the sofa, pillows and bedding. The cushions on the sofa were deflated. The pillows on the beds were literally flat like pancakes--even if you folded over the pillow, it was flat. The bedding seemed old and there was not enough pillow cases for the pillows. ##### leah p. Park in the reserved parking space and enjoy all that Balboa has to offer , all within walking distance.Some reviews complained about the noise level ,but we never found that to be a problem ( you are right by the pier and beach so there is going to be some noise , but that is to be expected). The other bummer was the skylight in the bunk room where the kids sleep would wake them bright and early, would have been nice to have a cover on that. Otherwise the place was great! After half an hour of waiting, they finally found someone to give me a couple of codes to try. Condo was beautiful and well decorated. No air conditioning which normally wouldn't be a problem but on super hot summer days, makes for an uncomfortable stay. Everything is convenient but location is noisy which is the trade off for being in the heart of the action. We packed our white noise machine and as long as we closed all the master bedroom windows at night (including small bathroom window), we had no issues with noise. The check-in and check-out process was very smooth and simple, though it would have been nice if check-out had been a little later, as our flight did not leave until after 5pm and we had to be out by 10am. The house was exactly like the pictures and extremely comfortable, not to mention, the location couldn't have been more perfect...very convenient to everything. Reviewer Comments: I was traveling with my husband and 16 year old daughter for Spring Break. The condo was very clean (and I'm picky), every amenity we needed, beds were super comfortable, a good location (with the exception of Newport Beach/Balboa Peninsula traffic if you plan on coming and going off the peninsula which we did a great deal of touring all around the area. Great location for beach and boardwalk (we were happy to be on the 3rd floor). The management staff was exceptional. Peter took care of all of our needs and requests immediately. We were happy and surprised to find beach chairs, bikes and a beach umbrella provided and really enjoyed biking along the boardwalk. It was a safe location (we were always inside after dark though!). A tad noisy with nightlife until about 10-11pm but that was part of the ambiance. We would stay here again for sure!
