Wow...Large 1800 square foot three bedroom, three and half bath townhome, rooftop patio, great views, one house from the ocean/beach!! No street to cross to reach beach!! Each bedroom has its own full bathroom with granite tile! Master has king size top of line Simmons full memory foam mattress, dual sinks, separate tub (with pillow) and shower. This is perfect for a small family or even three adult couples looking for something a lot nicer than the standard beat-up, beach rentals in Newport. There's nothing wrong with those rentals, but if you want a classy place to stay at the beach, keep reading and check out the many photos. Our upstairs townhouse is located conveniently between both Piers on the Peninsula; this is a quieter location than being right on the boardwalk, or if you were staying near the Piers, but your only steps away from it all when you want it. Then you can return 'home' to your quiet and convenient location. If you're looking for a beach rental 'party house' this is NOT the place to stay. We want to rent our luxurious home to mature adults who will respect the home and be considerate to all our neighbors. The home has living room with fireplace, dining room with large Restoration Hardware dining room table and cloth chairs that seat six people. Kitchen with stainless steel appliances, granite countertops. Home is fully carpeted. There is a 50-inch high-definition Smart TV in the living room with Direct TV and DVR service. The Master bedroom and the two other Guest bedrooms each have high-definition Smart TVs so you can log into your favorite TV apps. We offer free Wireless Internet. There's a small deck off the kitchen with mosaic table and two chairs, another small deck off the master bedroom with mosaic table and two chairs and sit-down ocean views, and a HUGE roof-top deck with built-in grill, refrigerator, sink with hot and cold water and great views!! Each guestroom has a full private bath and is furnished with upscale quality hotel sheets and towels, hotel style toiletries, hair dryer, two bathrobes, iron, ironing board, fan, luggage rack and welcome chocolates. The master bedroom has an Eastern King with a top of the line Simmons mattress with memory foam and each of the other guest rooms has a queen size bed. Once you step upstairs to the rooftop deck, you might never come back downstairs. Views of the Ocean and Bay, Catalina Island, Newport Pier, Newport Coast, Newport Bay, the mountains...they're all in view from the huge rooftop deck. We guarantee that next to being on the beach, this is where you'll be spending most of your time! We have SIX beach bikes available for guests use (New Bikes purchased in September 2022!). There is also a full-size washer and dryer for your use. We have beach chairs, sand toys, and beach umbrellas for your use. There is also an outdoor shower with hot and cold water. Garage can fit ONE average sized car. \*\*Please note that large SUVs (Suburban's, Tahoe's, etc.) will NOT fit in the narrow garage. \*\* There is plenty of free parking on the street (W. Balboa Blvd). No smoking in the house, but with three decks there's plenty of outdoor space for your use. Between the months of September through May, we allow a minimum of 2 and 3 day rentals along with weekly rentals beginning and ending any time during a week. During the months of June, July and August all summer rentals are in increments of 7-days, and we rent from Saturday to Saturday only. Sorry, no pets. Email me for further information. Not only were the beds comfortable, but we loved the location, the ease of parking, the bicycles for enjoying the beach vibe, the boogie boards, the provided wetsuits, the washer & dryer with laundry detergent provided, as well as the fully-stocked kitchen, ease of cleanup with provided scrubbers, paper towels, dish soap, dishwasher detergent, table mats and a lovely tablecloth! All the extras in the bathrooms were a lovely surprise as well: toothpaste if needed, a toothbrush, lotion, shampoo and conditioner, body wash, shaving cream and a disposable razor!! The rooftop beach views, the comfortable beds, and the options for beach adventures with an exterior shower to wash off, and working televisions made our stay very enjoyable and like home! The host welcomed us by leaving some of the lights on so we could find our way to our rooms easily. This townhouse has a nice, clean welcoming smell as well! You can tell the owners take pride in their beautiful rental. It was very clean, and they thought of everything you might need during your stay. The bikes were a huge plus! Great location, directly between both piers and only 1 house back from the sand. The only thing I would note is there is stairs inside the unit so if you have a toddler that your worried about with stairs, I would bring a baby gate. We ended up just using stuff to block it off and it was fine. Each room has its own bathroom and the house has tons of space. Our adult children wanted someplace near the beach to stay and we selected this property. It was perfect and is just as pictured in its listing. It's an upstairs property with spacious roof-top patio where we spent the evenings. Beautifully furnished with three very comfortable bedrooms. The kitchen had everything we needed. While the ocean view is a bit limited because of the property behind us, Mother's Beach is just a short walk down the side street (no busy streets to cross). The garage was loaded with towels, umbrellas and chairs. Finally, the host couldn't have been more accommodating. Five stars for this property. ##### Rachel B. Russ was easy to work with, very responsive and helpful. Check-in was a breeze. The home is just as described. Nicer that many that you find near the beach for sure. They take care of the home and keep it clean and current. The home is definitely well-stocked with the essentials and we really loved having the bikes for all of us and the beach chairs, towels and umbrellas. They even had a high chair and playpens for my grandson! Rooftop area was well used too, both early in the morning with coffee and late at night with a glass of wine :) The best part though is the location. Midway between the Newport and Balboa piers was perfect...not too long either way. And, just a block off the beach. Quiet, but still right there! We thoroughly enjoyed our stay and would not hesitate to stay here again on our next trip to Newport! Thanks Russ! ##### Kevin F. Beautiful home with everything you need for a fun filled beach vaca! Russ was fast to respond and very friendly. We enjoyed the short walk to ocean, playing vball in the sand and riding the waves on the boogie boards available at property. Washer and dryer came in handy and cute little market was close walk for goodies. Recommend the whale watching tour and sunset boat tour at the pier. Will be back! ##### Nicole F.
