This 2000+ square foot unit is large and spacious. The main areas consist of a living room, kitchen, and a separate dining area. There is also a breakfast counter in the kitchen for less formal meals. The kitchen is outfitted with stainless steel appliances. Pots, pans, a knife block, cooking spoons, bone china dishware, flatware, glasses, toaster, coffee maker, and tea kettle are also provided. If you have any specific questions on what is in the kitchen, please just ask! There is a shared BBQ with the downstairs unit that is located on the front patio. It is a Weber 3 burner grill and can take care of all your BBQ needs. In between the kitchen and dining area is a full sized washer and dryer to tackle any laundry during your stay. The master suite is large and has a California King Bed, two closets, and an en-suite bath with a separate shower and tub. The other four bedrooms all have queen sized beds and two of them have en-suite bathrooms. All four bathrooms were remodeled with all new fixtures. The bed and bath linens are professionally laundered and are always soft & clean. Nest toiletries are provided for all guests along with hair dryers along with an iron with an ironing table. Beach chairs and umbrellas are also provided for guest use. Frequently Asked Questions: 1\. Are there two units? Are they connected? Yes, these are two separate units. There is an upstairs unit and a downstairs unit, but they are not connected. This listing is for the upstairs unit, and the bottom unit does not share an entrance with the upper unit. The only area that is shared with the downstairs unit is the garage and the front patio. 2\. Do you rent the whole duplex? Yes, we do rent the whole duplex. 3\. What is included in terms of linens? We provide bedding for all the beds. Bedding will include: fitted sheet, flat sheets, duvet, and four pillows with pillow cases. For towels, we provide 20 bath towels, 20 hand towels, 10 washcloths, and 10 beach towels. 4\. Is there a BBQ? Yes! There is a BBQ with patio furniture on the front patio that is shared with the downstairs unit. 5\. How far is the beach? The beach is less than 400 feet away from the property. Although you can't see it on a map, there is a pathway in front of the property to get to the sand. 6\. How much parking is included? There is one garage spot and one outdoor spot on the side of the garage which is designated for the upstairs unit. The garage is shared with the downstairs unit. There is street parking all around the area and that does not require a permit of any sort. 7\. Are there any beach items included with the property? Yes, we provide beach chairs, beach towels for everyone on your reservation, and umbrellas. We also have small beach toys for little ones. 8\. Do you provide bikes? No, but there are plenty of rental places nearby and some will even deliver the bikes to you. 9\. Do you have baby items like pack and plays? No, we do not provide baby items because we do not have the ability to sanitize the items after each guest. There are rental companies in the area that specialize in providing baby items (and have the sanitization facilities) while on vacation and they can deliver the items as well as pick them up. Please note that there can only be 10 people (including children) sleeping at the property per Newport Beach City rules. No large parties or gatherings of any kind. If authorities are called to the property, you will be asked to vacate the premises immediately. The kitchen appliances and washer/dryer were in like-new condition and were very much appreciated. Best of all, we could easily walk to the beach every day from this location. The while the beach has beautiful sand and view, the swimming in the surf is better (and safer) further south closer to the Newport Pier. Perfect location right next to the beach and the house had all the towels, beach chairs, toys, and umbrellas we could want. We could not have been more pleased with our experience with this beach house. It was amazing! The house was lovely, clean, and had so much space for our large crew (9). We appreciated them supplying beach towels and beach chairs for all of us. We could get from the door of the beach house to toes in the sand within a couple of minutes. The management was gracious and accommodating. They provided thorough instructions and answered any questions we had within minutes. My family and I were fortunate enough to spend a week at this property. The home is completely updated and every room was spotless and well appointed. We were less than a minute walk away from the beach and easily went back and forth throughout the day.
