Located just a five-minute stroll from the Fun Zone and Newport’s top restaurants, you can park the car and explore like a local. The well-equipped kitchenette includes a Keurig, microwave, and compact fridge/freezer—ideal for morning coffee or light snacks. A fold-down bar table offers a spot for two to dine in, while nearby rentals make it easy to spend the day biking, kayaking, or paddleboarding along the bay. Guests will also enjoy access to a dock with an outdoor table and chairs, shared between all five units in the building. Please note that no boat slips are available. AvantStay provides a personalized hospitality experience to elevate your stay. With our Concierge Service, guests have access to our tech-enabled services like fridge stocking, private chefs, massages, transportation, special occasion celebrations, baby gear rentals, ski gear, beach gear, and more. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet. \- Please note that this is a five-unit building, and this unit is located downstairs and does not have water views. \- A coin-operated washer and dryer are available and shared between all five units. \- Please note that there is no A/C; however, large fans are provided. For better airflow, we recommend placing the fans near the windows to help circulate cool air indoors. \- The fireplace is nonfunctional. \- Please note that cell reception may be limited in this area. To stay connected, join the WiFi network provided and enable WiFi calling on your phone. Parking Details: \- No designated parking. \- There is plenty of free street parking around, but please watch and adhere to street cleaning restrictions, which prohibit parking in some areas on Monday mornings and others on Wednesday mornings from 8:30 AM to 12:30 PM. Parking can be very difficult to find during the weekends and holidays. This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions. As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. The ceiling, tower, and box fans all kept the room cool during a heat wave. The kitchen was really well equipped with what we needed.Literally steps away from the bay and the walking path along the harbor, as well as the beach being a short two block walk with easy and safe street crossings. There were some bikes that we were allowed to borrow to cruise around the island - crossing the ferry with them was so fun!Trent, the property manager with AvantStay was the most helpful and friendly host from the moment I arrived until weeks later when something I left behind was located.Highly recommend this rental for your vacation stay in Newport Beach. ##### Tiffany R. Kathy has always been so accommodating and easy to communicate with. A power outage happened one of our mornings and Kathy texted us right away to check in. Close to NHYC, restaurants and ferry landing. We bring our bikes to explore the neighborhoods. ##### Lori M. Kathy was wonderful to work with, the flat was well stocked with the basics and even came with a cooler and chairs for the beach. We stayed on one of the hottest weeks this summer and the room does not have air conditioning, However, with the flat being on the ground floor, with 3 windows, a ceiling fans and a window fan. Beach chairs and beach towels in the closet so need to pack those items. Super clean I will be staying here again. Love this place ##### Jackie M. There was such detail when I came to making us feel welcome. The only downside was the heat. We did bring a big fan from home because we did see in the reviews that everyone had been hot during their stay. We did encounter some peeping Toms early in the morning, which was creepy but unavoidable due to leaving the windows open for ventilation. All in all it was perfect for what it was, next time we will visit when it is cooler. ##### Brianne B. They had nothing but great things to say about this place. The condo was very clean, the bed was comfortable, the TV was nice, plenty of towels and hot water. Parking can be difficult to find on the weekends, but with patience, they were able to find a spot. Great place for people on the go! Highly recommend. Kathy is very easy to work with... super friendly and accommodating. She gave the kids suggestions and recommendations of where to shop, eat, etc. ##### Susanne S. We were allowed early check in, and found splits of Pellegrino and prosecco waiting for us on our arrival. The bed is comfy, the bathroom and shower were roomy for the size of the place (it is a studio, after all). Beach chairs, towels, dock access. A lot of really nice touches, for sure. Something I would have liked to be warned about, though, is that the wall in front of the bed is all windows, and outside those windows is a walkway used by a fair number of people. One night I was sitting in bed reading, and people were actually walking by staring in the windows at me. So creepy and disconcerting! Leaving the windows closed wasn't really an option as this room is pretty warm in the summer and there is no a/c. This is no complaint against the owners, as there's really nothing to be done about it. I'd say the unit is fairly priced given the circumstances. Just something I think people should know when making their plans. ##### Gabrielle L. Activities, restaurants and sand. Kathy is great to work with.always just a quick text away to answer any questions. Bed was comfortable, towels fluffy and refrigerator cold! Steve the bartender at the Landing was great, so many friendly people. Research Groupon and Living Social for deals! No water view. Owner is very accommodating and considerate. Many amenities that add to guests comfort (i.e. full kitchenette, beach towels & chairs, etc). Short walk to Balboa ferry.
