This charming 2-bedroom, 1-bathroom home is just steps away from the beach, offering the perfect coastal getaway. With a cozy and inviting layout, the home is ideal for a small family or couples looking to enjoy the beauty of the beach in comfort. The living area is bright and airy, with a relaxed, beachy vibe. The well-equipped kitchen makes preparing meals easy.  
  
Step outside to your own private patio, a tranquil spot where you can unwind and enjoy the ocean breeze. It's the perfect place for sipping morning coffee, dining al fresco, or simply relaxing after a day at the beach.  
  
With its unbeatable location just a short walk to the sand, this home offers the ideal combination of comfort, convenience, and coastal charm.  
  
Please note: Our home is one of two units in a two-unit (Duplex) building.

HOME LOCATION  
  
Located just steps to the beach and a few minutes from the Newport Pier (providing you with 360-degree views of the ocean) as well as just a quick drive or bike to the Historic Fun Zone, & Iconic Balboa Island Ferry and Balboa Pier you are never far from the Action. Directly out in front of the Home is miles of beach where you will find Volleyball Courts, The Boardwalk and plenty of Beach to explore. Just a short walk in the other direction is the Bay where you can sail, canoe, kayak, etc. There are many restaurants (some quite famous) with pretty much every type of food you could ever want within walking distance. Enjoy high end shopping and dining at the newly developed Lido Isle and the historic Balboa Theater. There is an actual brewery and of course establishments with bars, music, etc also within walking distance. There is great surfing and classes available to learn to surf right on our beach.  
  
  
  
From our home, you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute bike ride 1 way) along the oceanfront boardwalk or 20 Min by car. However, with more than 50+ restaurants & bars, shops, electric boat/jet ski rentals, and Surfboard/Paddle-board Lessons all within a 2-15 minute walk, you will never need to travel far.  
  
  
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the Balboa Ferry Area. For those of you with kids, the Lighthouse park is also just a bike ride away making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island have it all located just a 5-minute drive the Island.  
  
  
IMPORTANT HOME NOTES:  
  
\- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.  
  
\-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.  
  
\- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.  
  
\- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.  
  
\- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.  
  
PETS  
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Please note, not all breeds will be permitted on property and will be subject to the discretion of the property manager. Pets are not to be left unattended at any time. Should your pet become a nuisance due to excess barking and/or cause a threat/harm to other residents or guests, we will ask that you remove the pet from the property immediately or cancel your reservation without a refund of any kind. All potty accidents must be reported to the property manager immediately. Additional charges may be applied to cover the costs of repairs or damages caused by any pet.  
  
\- Primary guest must be 25+ years old and present throughout the entire reservation.  
\-This is the lower (1st floor) of a duplex home.  
(You will not have access to the upper level patio)  
\-Please review house rules regarding noise, day/nighttime occupancy, etc.  
\-(1) Designated parking spots are provided, (1) garage  
\-Crib/Pack n' Play & High Chair must be requested prior to your stay.  
\- Fireplace is non operational and for decoration so purposes only

#### Feedback regarding recent stay

I wanted to take a moment to provide some feedback regarding our recent stay.The home was in a great location, which we appreciated. However, the condition of the property left much to be desired. It was clear the home was older and in need of significant attention. Unfortunately, we encountered several issues that impacted the overall quality of our experience.Upon arrival, the home was not cleaned to an acceptable standard. I spent the majority of our first day cleaning to make the space comfortable for my family. Within an hour of checking in, I reached out to request new sheets due to visible stains but did not receive a timely response. As a result, I had to purchase new sheets from a nearby Target.We also noticed visible roaches in the hallway, a water leak from the refrigerator, an unclean grill, and a patio area that appeared neglected with sand buildup and a broken fence. Additionally, having to pay 1.76 per laundry load was an unexpected inconvenience.The home was quite small for a party of six and would be more suitable for a group of four. While I made multiple attempts to reach out via phone and email, I did not receive a response until the third try, which was quite disappointing.Overall, this experience fell short of our expectations. While the location was great, the lack of cleanliness, maintenance, and responsiveness made it difficult to fully enjoy our vacation.
