Open plan living room, dining room and kitchen. There is a pool table room with balcony access overlooking a beautiful courtyard. Smart TVs with cable. Spacious master suite with king bed, living area with TV and large modern bathroom with soaking tub. There are two bedrooms with queen beds and one with two twin beds. Open plan living kitchen dining room. Pool table room with balcony and courtyard access. Spacious primary suite with king bed, living area with fold down sofas and large separate soaking tub and shower plus double vanities. Two bedrooms with queen beds and one with twin beds. 2 full bathrooms in the hallway outside of the bedrooms. The entire home is all yours. The courtyard is shared with the first floor businesses during regular business hours. We live locally and are available as needed. The house is located in the warehouse district downtown right between the French quarter and garden district. One block from the streetcar, Mardi Gras parade route and world war 2 museum. There are excellent restaurants and nightlife in the neighborhood. Please message us prior to booking if you plan on bringing pets. 1\. We are legally limited to the posted maximum occupancy by local law. Additional guests occupying the space will be charged $100 per person per night. 2\. Quiet hours are between 11pm -7am. There is an office located on the first floor so please be mindful of noise during regular business hours. 3\. Unauthorized late checkouts are a $100 charge for each hour after 11am - a 15 minute grace period is given and our cleaners have the right to enter the property and begin cleaning if they arrive and you are still present. If you are not at the property, our cleaners will set your items outside for you to collect. If the space you’re renting is for multiple units, the fee will be $100/hour per unit. 4\. Smoking in the unit will result in a $500 Deodorization Fee. Please smoke outside and use the ashtrays provided. 5\. Unregistered guests and parties are prohibited by local laws. Our occupancy limits are set by local ordinance. Any guest found to have had a party will be charged a $1,500 fee for non-compliance with local laws. Exterior cameras with active recording is present at the property to verify these laws/house rules are not broken. 6\. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces. If touch up paint etc is required there will be a charge. 7\. Please use the make up wipes and black makeup towels to remove makeup to avoid damaging linens/towels. 8\. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150\. Glitter cleanup will result in a charge of $100\. 9\. While pets are allowed at this listing they are limited to 1 pet under 35lbs unless authorized prior to booking. Pets must be kenneled when left alone but should not disturb neighbors. Guests must clean up after pets outside. Pets should not be allowed on beds or furniture. 10\. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed. 11\. Pack n\` Plays and high chairs are available upon request. There is limited availability. Please inquire via message if you would like to reserve one. 12\. There is a $500 minimum fee for commercial photography and filming on the property. 13\. Unfortunately, we cannot accept instant bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans. A great grocery store with a huge selection of food, wine and beer is a close walk. The VRBO itself was very clean, super equipped, lovely decor and very comfortable for the six of us. We're all in our 30s now, so we wanted something spacious and nice; this house was the perfect fit! There were plenty of dishes, glasses, and cookware if you wanted to cook at the house (although, when you're in a city with food that good, not sure how much use those dishes get!). The house had plenty of towels, trash bags, toilet paper, and dishwasher tabs so we didn't have to spend our vacation time going to the store, which I very much appreciated! The check-in and check-out process was super easy and Dominique was wonderful to work with. If you're thinking about booking this place: do it! Well stocked with coffee pods and water and snacks! We took advantage of hanging out in the courtyard which is shared with a couple offices, but they are closed on the weekends. All the beds are super comfortable and all the padding is wonderfully soft. Lots of great big open areas. Great communication with the host. Was curious about bathroom situation. There is one small, but adequate bathroom on the same floor as living area in kitchen and snallest of the bedrooms with the queen bed on that floor. The second bathroom is in the upstairs hallway and shared by the other bedroom with queen bed and the bedroom with two twin beds. And the third bathroom is of course attached to the master. All very functional. Air conditioning worked great! Very comfortable and easy access to 1 mile walk to the French quarter, 2 mile walk to Frenchmen Street, one block to streetcar to head over to garden district. Communication with the owner/management was excellent and responsive. The home met or exceeded our expectations on all levels.
