Enjoy this luxurious and comfortable condo that has just been completely renovated. It is conveniently located on the Comal River just upriver from the last public exit...perfect for getting out at the end of your float. Walk across the street to Schlitterbahn or few blocks up Garden St. to Historic Downtown New Braunfels. The Float Inn 7 is comfortable and elegant with a touch of hill country design. The Float Inn 7 is equipped with a digital lock that is reprogrammed for each guest to provide every one with the highest level of security. As a guest, you can arrive at your convenience, let yourself in with the code and do so without having to keep up with keys! It is a major plus when you are on the river tubing all day long. Prepare a gourmet meal in the kitchen that has been generously furnished for cooking with appliances and equipment. The kitchen opens up into the bar and dining room that comfortably seats 4 at the table or 4 at the bar. The kitchen has a top loading washer and dryer for your convenience. Watch TV on a large Roku flat screen from the comfort of two overstuffed chairs or a couch. Step out onto the balcony to take in the pristine beauty of the spring fed Comal River that stays a constant 72 degrees year round. The outdoor furniture will enhance your enjoyment. Tucked away upstairs are the master and guest bedrooms for privacy and rest. The upstairs features vaulted ceilings for an added spaciousness. Both bedrooms have ceiling fans and large flat screen smart TVs. Drink your morning coffee while watching the resident birds, deer and other wildlife from the private 3rd floor balcony located off of the spacious master suite with a king size bed. The master bath has a separate shower and tub. Curl up in the guest room on one of two full-sized beds with reading lamps and a good book. The combination tub/shower is separate from the sink and dressing area for privacy and added convenience. In addition to private access to the Comal River, Camp Warnecke includes a pool and hot tub and charcoal grills next to picnic tables on the grounds. The pool is open year round and has a solar heating system to keep the warm during winter. Camp Warnecke Estates is a condominium community of private home owners and is governed by an HOA. Please note the HOA community rules... CAMP WARNECKE RULES All vehicles in the parking lot must have vehicle hang tags visible through the front windshield. Vehicles without hang tags are subject to towing. No dooly trucks, oversized vehicles, or trailers may be parked on the property. The maximum number of vehicles allowed to park on premises is 2 per condo. Issuing extra parking passes is prohibited. Wristbands must be worn at all times. The maximum occupancy for this unit is 8 total guests. Occupancy limits extend to the common areas. Daytime guests and events in excess of the unit occupancy limit (8) is not permitted. Issuing extra wristbands is prohibited. Please use the charcoal grills on the grounds for outdoor cooking. Use of any type of outdoor cooking equipment on the balconies is a fire hazard and a violation of city ordinance. Quiet hours of 11:00 PM to 8:30 AM daily must be observed, no loud music, construction or disruptive activities are allowed. Camp Warnecke is a family-friendly vacation rental community. Loud, obscene, disruptive, or illegal activities are not permitted. No garbage to be left on the premises – please take all garbage to the dumpsters. Pool Rules: 1\. Pool Hours: 8:30am – 11:00pm 2\. Warning – No Lifeguard on Duty 3\. Pool is for owners, tenants, and guests only. Wristbands required. 4\. No glass containers 5\. No smoking 6\. Hi! We loved staying at this property. Even though the weather was not ideal, we had a relaxing and fun family weekend indoors, at the pool, and at the local park. There’s a pizza place nearby and an ice cream shop. We loved that we could walk a block jump on our tubes and float the river and end at the back side of the condo! It is nicely decorated, located right on the river with great views, and had everything we needed to cook and be comfortable during our stay. Go buy your own floats and you can walk across the street, jump in and take your own little one hour float that puts you right outside your condo. If you can go up to the chutes it’s about three hours depending on the current (we did not get to do this one, but this is what I was told). It’s also right across from the “new“ side of Schlitterbahn, which was great. My husband was able to walk back a couple of times to get a few things we forgot and restock on food and drinks which saved tons of money.As for the space itself, it’s beautifully decorated, and the air conditioner runs really cold, which is great in the Texas summer heat! Check in was incredibly easy and communication was fantastic. They also did not call the police on me for accidentally stealing two of their towels so that was great lol (I am paying for it so don’t do that). Anyway, this was a great stay and definitely worth the price. Have fun! ##### Stacey B. It was immaculately clean and well-appointed. Great location with easy river access. Comfy bed and freezing AC (probably the MOST important criteria LOL). Communication with the owner was super timely and efficient. This is a must-stay location on the Comal. It was very nice that both river-view balconies are private. Some other units have no privacy from the neighboring unit. I have stayed in many of the Camp Warneke rentals over the years and this is one of the very best. I will be back again and probably have to fight off my family members to get this listing first. ##### Jessica H. We were right across from Schlitterbahn which was within walking distance. The river was right below our balcony with a great “nature show” at night. We saw deer, foxes, skunks, opossums, and ducks. The kids loved it!! We could walk right down to the beautiful blue river water and float/swim. The condo was well stocked and had everything we needed for the week. The only issue we had was that it definitely needed a deep clean. There was a lot of dust buildup on the vents and ceiling fans, as well as some of the walls. Overall, we would love to come back again sometime in the future! ##### Allison B.
