Welcome to our beautiful, newly built Cozy, Hill Country Cabin! located at Gruene Lake Ranch! Enjoy our spacious, 3-bedroom, 2-bathroom open floor plan. This cabin is perfect to accommodate family & friends for a private getaway or long-term stay. San Antonio & Austin Airports are both about an hour drive from the cabin. Enjoy local tourist spots such as Whitewater Amphitheater, Schliterban, Canyon Lake, Wurstfest, & Downtown Gruene all within 15 minutes of the property! This upscale, spacious cabin can accommodate up to 6 guests comfortably and is located in the upper lake area. This home comes equipped with everything you need, including; ceiling fans, window coverings, and a full size washer and dryer for your convenience. Bedroom 1: King size bed with an en–suite walk in shower bathroom. Bedroom 2 King size bed. Bedroom 3: Two twin beds. Guest Bathroom: Shower/tub combo perfect to bathe the little ones. Living Space & Dining: Enjoy our floor to ceiling windows with a beautiful view of our community pond and walking trail. This cabin does have a dedicated workspace area for your convenience. Enjoy our bar cart equipped with a pitcher to make some fresh margaritas or sangria. The living room comes equipped with a large smart tv and seating for up to 6 guests. The dining room has a large dining table for up to 6 guests along with 2 additional barstools for the bartop. Kitchen: Our Kitchen is fully furnished with a gas stove top, pots & pans, baking sheets, blender, drip coffee maker, toaster, and all basic cooking utensils. Exterior areas: The cabin is located directly in front of a pond surrounded by a walking trail. Enjoy our private bonfire area with seating for up to 4\. Located just outside the cabin is a private dining area with seating for up to 6 guests. Guests may enjoy feeding and visiting our very own Gruene Lake Ranch cattle. COMING SOON: This summer guest can enjoy the resort amenities such as the pool, restaurant, wine bar, event center & so much more! Parking: Located behind the back of the cabin. This is gravel parking. Construction: Guest access is currently limited throughout the resort as it is still under construction. Additional Information: \-Uber/Lyft is Available \-We do offer cleaning services during your stay for an additional cost. \-We do not provide the wood for the fire pit, but it is readily available at nearby grocery stores and gas stations. \-Resort amenities will be available Late 2026\. Please confirm before booking if amenities will be available during your stay. \-There will be active construction during your stay as the resort is being completed. This may cause noise during the day. Please avoid the construction areas. This Cabin is located in the Texas Hill Country area. That being said, guests may encounter wildlife throughout the community. We do not perform preventive pest control so guests may encounter several types of insects, bugs etc.. To help minimize any issues with pest, guest must help with keeping the doors closed at all times, disposing of food property, and cleaning up after themselves during their stay. We do not provide any refunds due to any pest or wildlife issues. This includes vapes, sage, incense, ‏‏weed or other illegal substances that may produce smoke. There is a MINIMUM $1000 fine if discovered, and you also will be responsible for any additional cleaning costs. The $1000 is a penalty fine that comes from building management and may result in the revocation of our rental agreement. Separate from that, you will be charged for any extra cleaning costs that are incurred due to the extensive cleaning process needed to remediate any smoking damages and smells. We use this property personally, and this also impacts other guests, who may have asthma or other lung conditions. 2.‏ Events / Parties are only allowed if approved beforehand in this property, including loud music. ‏‏If a neighbor complains or a party is discovered, there will be a fee of $1000‏‏ and we may ask you to leave without a refund of your stay‏‏. Quiet Hours: 10pm - 8am. ‏ 3.‏ We allow pets on a case-by-case basis. If you are bringing a pet, you must let us know in advance. Maximum 5 pets per stay. The extra cleaning fee (not included in booking total) per animal is: $50 per pet for stays under 7 days. For stays of 7 - 25 days, the fee is $100 total/pet. For stays of 25 - 30 days, the fee is $250 total/pet. This fee is calculated each 30 day period, meaning on the 31st day the pet fee calculation starts back to day 1 ($25 per night per pet). If you’ve brought an unauthorized pet, you will be charged an unauthorized pet fee (per pet) of $500, in addition to the standard pet fee for your reservation. Pets are to remain off furniture and must not be left unattended, unless inside of a kennel. All dogs must be outside trained, walked outside, and cleaned up after. The use of potty pads is prohibited inside of our property. ‏‏ The property management requires that Service Animals and Emotional Support Animals (ESAs) be declared at the time of booking. We may request documentation for these special animals. Please note that check-in may be delayed or booking will be canceled without a refund if we are not informed in advance and the extra pet cleaning fee is not settled prior to arrival. 4.‏ You agree to only bring the amount of guests that are in your reservation to into the home unless pre approved for more. There is a $‏‏100‏‏ fee per guest per night for undeclared guests. ‏ 5.‏ You may not stay past your reserved dates. ‏ 6.‏ Any additional cleaning and extra mess discovered after your stay will be charged accordingly on top of the standard cleaning fee (including Pet Fur) .‏ 7.‏ Do not wash hair down the drain. Do not pour grease or any cooking oil down the sinks/toilets, if a plumber needs to be dispatched, you will be billed $200 plus and additional damage caused 8.‏ DO NOT lock the bottom door handle when leaving — use the smart lock only. If the bottom handle is locked and you are subsequently locked out of the home, you will be responsible for the full cost of the locksmith.‏ 9\. Please take care when opening and closing the blinds during your stay. Lost, missing, or damaged blinds have a replacement cost of $40 per blind. If any blinds just fall during your stay, please reattach them to avoid a cost of $40 per blind to reattach. 10\. ‏Standard check‏‏-‏‏in is at 4:00 pm and check‏‏-‏‏out is at 11:00 am. ‏ 11.‏ LATE CHECK OUT must be requested 24 hours before your checkout and is $50/hour and is subject to approval. Unauthorized late checkouts/missed check outs are subject to an additional rescheduling fee equal to the original cleaning fee in addition to the standard late checkout fee which is meant to compensate the cleaners for last minute rescheduling and also additional labor/rush cleaning to prepare the unit. 12.‏ EARLY CHECK IN must be requested at time of booking and is subject to availability. The fee is $50 to check in at 3pm. For anything earlier, the fee is $25/hr and subject to availability. If you ‏‏arrive early at the property without letting us know, you will have to wait until check‏‏-‏‏in time. ‏ 13.‏ Everything in the home is inventoried. We will file a theft report and charge for any missing or damaged items. ‏ 14.‏ Reservations longer than 28 nights may require additional cleaning after each month. This will be a separately collected charge at the same cost of your initial cleaning fee.‏ 15.‏ There is a security camera pointing at the door entrance. Blocking or disconnecting this device will lead to immediate termination of your stay with no refund. ‏ 16.‏ We may run maintenance on any amenity without prior notice, and cannot be used as a reason for refund. No refunds will be provided due to inoperable appliances, etc. We will make every reasonable effort to assure that such appliances will be and remain in good working order. ‏ 17.‏ Any cleaning issues must be reported within 12 hours of check‏‏-‏‏in order to be addressed. We were greeted with poop; the driveway was littered with filth. Our next shock was the unlockable Yale Smart Lock, the batteries in the lock were dead and it was a big security issue, and we had to rush to a store to arrange new batteries. This took away time from our planned leisure activities that we had planned for the evening which we had to reschedule for the next day costing us reschedule fees. The living room had no window covering and it was open to view to all passerby's, we were without any privacy in the room. there were long hairs on the floor and beds, the sheets were dirty. only one Soap, shampoo and one toilet paper were provided in one bathroom only, the 2nd bathroom didn't have any. There were only 4 bath towels whereas we had reserved the accommodation for 6 adults and one child. There were dirty clothes in the closest apparently left by the earlier guests. There were cobwebs behind the doors. It was a horrible experience to stay in such a filthy environment and we demand refund of our money.The app wont let me attach pictures i can send you separately if you like. ##### Saurabh J.
