The infamous “chute” is across the road and guests have private water access on a private lot with picnic table and fire-pit. W.O.R.D Permit #L1255 \*\*\*WIFI AND CELL SIGNAL- NOT GUARANTEED DUE TO AREA\*\*\* Nestled in the heart of River Road, this riverfront cabin offers an enviable location with the renowned "chute" just across the street. Guests are treated to exclusive water access on a private lot, complete with a picnic table and fire-pit for memorable gatherings. Featuring 3 bedrooms and 2 bathrooms, this cabin is situated just beyond the second crossing, directly facing the famed River Road Chute, making it an ideal choice for any occasion. The upper level boasts a spacious open living and kitchen area, adorned with two futons that convert into doubles for additional sleeping arrangements. Also upstairs is the inviting master suite, complete with a full bed and a generously sized bath. Downstairs, discover two more bedrooms, one with a Full bed and the other equipped with two bunks and a twin bed with a pull-out option, comfortably accommodating up to 6 guests. Additionally, there's a convenient futon downstairs that unfolds into a double bed. The lower level also features a newly renovated bath suite and a washer/dryer, provided for tenant use. Step outside to find a two-story deck offering panoramic views of the "chute," creating an idyllic setting for grilling and enjoying the river activities. Cross the one-lane road to access the private river area, complete with a deck and grilling space, making it the ultimate destination for tubing adventures and leisurely people-watching all day long! \--- On the DAY OF your check-in, you will receive your CHECK-IN DETAILS via email shortly before 4 pm (3:55 pm), to gain access directly into the property (no need to go anywhere additional to check-in). Cabin on the Chute sits between the 2nd and 3rd crossing on River Road! New Braunfels has several different Taxi Companies to ensure you have safe transportation to and from your destination! Uber is also available in the New Braunfels area! Wifi and cell reception are limited out on River Road- due to the area! Service may go in and out! We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay! The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, leave linens on bed and put towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay! With any excessively dirty unit (excessive mess, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :). No smoking No pets No parties or events. Additional rules \-Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there's a parent/guardian present during the entirety of the stay). \-Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach) \-If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB \-No day visitors (15 guests-max occupancy- occupancy includes children) \-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property. \-Max parking- 4 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival) \-For stays over 28 days- max 1 guest per bedroom \-Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st. \-Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc) I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. One of the neighbors who live there was very friendly, but there’s another in the back that isn’t very welcoming shown by the number of rude signs in front of their house. We only had two rolls of toilet paper in each bathroom so suggest bringing some with you. Limited number of garbage bags as well and no cleaner to wipe off stove or countertops after cooking. We had other family and friends staying in other places that we could not invite over because of the rules. The noise rule obviously does not apply to the neighbors or other renters the music was loud well past midnight The house accommodate my group well enough. Dining table was not big enough for the family to sit together to eat out of the heat. Kitchen supplies: Pots/ pans looked like they came from goodwill handles are all broken and bottom of pans are warped and did not cook even. Toaster only toasts one side Crockpot has no lid so that was not useable No serving bowls were provided with the dishes. Refrigerator: was turned down to the point it was off. It took 8 hrs for it to cool while my food is spoiling and melting. Did not look to be clean either I had to clean it Cleanliness of house: On the surface it appeared to be clean but the walls were dirty with hand prints and an actual shoe print on the ceiling in the bathroom. HORRIBLE ODOR. The odor did fade once the a/c was at a temp to cool the house it was over 80\* in the house when arrived Deck on top was scary. It moved and shook when someone would walk or move on it. River access was worth the disappointment of the house! It was great!! ##### Kim M. Cabin on the Chute is a great location with an easy walk across the street to access the river. We spent hours of enjoyment floating the chutes. The listing says limited to no WiFi and really it should just say No WiFi. The password left for us to use did not work either. With that said it forced our kids to actually play games and talk to one another, so in the end it was a blessing, but if you are planning on trying to connect and work this is not the location for you! The other issue was the overwhelming bad odor when entering the property. It smelled like something was either dead in the walls or someone used the restroom and never flushed. With a ton of candles we were able to mask the smell. The fridge could use a little love. The shelves were broken on the door leaving very little space to put items. It saddens me that people can’t respect others property and take better care of things. I guess this is to be expected of a rental property. The property manager took care of everything that we needed due to one incident, but they addressed it and took care of it right away. The owners and staff are caring, loving, and extremely helpful. There for you even when you don't know them. I couldn't have asked for more.
