Unlike many vacation rentals, Regency 304 is a “professionally managed” vacation rental property. Our professional and attentive on-site rental management company is here to ensure your visit is problem free.

Guests making an instant online booking will receive a copy of the Vacation Rental Lease Agreement via Docusign within 24 Hours of making an online instant booking. OCCUPANCY: Regency 806 permits a maximum occupancy of up to 8 people. Sleeping accommodations include a King size bed in the Master Bedroom Suite, two Full Size beds in one of the Guest Bedroom Suites and two Twin Beds in the third Guest Bedroom Suite. At no time can occupancy exceed a maximum of 8 people including infants and small children.

AGE RESTRICTION: Reservations can only be secured by Guests that are at least 25 years of age.

DAMAGES: Guests are not required to purchase Damage Insurance. Guests are required to present a major US credit card (VISA, MasterCard or Discover) at the time of arrival along with legally issued photo identification. Damages arising from Guest's rental use of the property are to be deemed as billable expenses and charges for repairs or replacements may be applied to the credit card Guest presents at the time of Check-In.

AMENITIES: Guests' use of community amenity features (Pool & Workout Room) requires all Guests to have wristband identification visibly displayed. Guest failure to visibly display community identification wristbands may result in Management or Security removing and banning Guest from use of the facility. A maximum of 6 wristbands will be made available for this property.

PARKING: Guests must display an authorized parking pass in all cars at all times when present on the grounds of the community. Guest failure to display an authorized parking pass may result in the impounding or towing of a Guest's vehicle at the vehicle owner's expense.

PETS: Guests are NOT permitted to have pet animals present while in this community. Guest violations will result in the immediate termination of rental use of the property and Guest forfeiture of all monies paid. Guest violations of the NO PET policy may be subject to additional charges. Repairs, replacements, pet remediation efforts or Fines, if any, issued by the Homeowner's Association will be deemed as billable charges and will be applied to the credit card presented at the time of Check-In. This community carefully monitors for the presence of all pets and animals.

SERVICE ANIMALS: Guests needing the assistance of a Service Animal must present this need in writing at least 10 days prior to Check-In. All requests for the need of a Service Animal must be presented to legal counsel representing the Homeowner's Association to ensure all legally required certifications and procedures are observed.

PROPERTY SUBSTITUTIONS: In instances when a Reservation is displaced or interrupted due to unforeseen circumstances Guests will be relocated to comparable accommodations. If comparable accommodations are not available the Guest will be entitled to receive a full refund.

SMOKING: Smoking of any substance is expressly Prohibited on the balcony or within any interior areas of this property. Smoking is only permitted in the designated outdoor grilling areas of the community. Any Guest violation of the NO SMOKING policy will result in the immediate termination of Guest's rental use of the property and Guest forfeiture of all monies paid. Additional charges may be applied to the credit card presented at the time of Check In for any needed repairs, property replacements or smoke remediation efforts arising from the violation of the No Smoking policy herein stated.

Great location for a family vacation.

We would definitely recommend renting with Navarre Regency! The property manager is attentive and customer service was excellent! This particular unit needs some fixes/ updates, but we will definitely be renting from the Regency again!

Last Minute Find

It accommodated all of our bedroom needs. The view was lovely and the balcony enjoyable with nice large pool. We did have a couple of problems with the TVs that were quickly taken care of for us. It certainly needs some remodeling and updating. Overall, we enjoyed ourselves and were very satisfied with the make up of The condo.

Condition of unit

This unit is dated and for a three bedroom there was not enough room for everyone to sit comfortably. The 2 bamboo chairs are very uncomfortable. The couch fabric is not pleasant to the touch and needs to be cleaned. Also the floor tile needs to be replaced, grout is missing and some of the tiles rocks. Floor in the whole condos appears not to have been cleaned recently. One side of The toilet paper holder in the master had been knocked off prior to our arrival and tried to be put back on. When we tried to put new toilet paper on it came off and we couldn’t put it back on. This should be replaced entirely. Kitchen was stocked nicely with good untensils, cookware and cups, plates etc. we loved the coffee maker. Master bedroom mattress was ok, but must be a foam mattress as was hot when laying on it. Overall this unit does not give you a feeling of being at the beach. Needs to be redecorated. My sister was staying in another unit on the second floor and it had the perfect beach vibe.

Family beach vacation

Pros: very clean, very spacious, great location. Cons: very dated and could use a major facelift, Management company are not the most friendly people to deal with and you have to wear a wrist band anytime you want to use the amenities. Not a huge deal but a bit of an inconvenience as they fall off my kids arms and so Im always having to keep track of them along with my kids and all the other million beach toys. Someone from the management company is also constantly walking around checking the arm bands and getting on to you if you don’t have it on. Overall we had good time and would stay again but would probably look somewhere else first.

Wonderful location

We enjoyed every minute! The property is very clean, spacious, in a great location, and has an amazing view! We were able to walk to restaurants and a convenience store. The residents are very friendly. The pool was great and the beach was stunning!

Wonderful Family Beach Vacation

Every other summer we fly our son in from the sate of Washington for a family beach vacation. My husband waited too late to find accommodations so when I looked this was the ONLY place I found within the Navarre Beach/Fort Walton area that had 3 bedrooms and 2 baths that was ocean front. And boy, am I glad the circumstances brought us to this condo! This condo is HUGE! The kitchen & den area are enormously spacious boasting floor to ceiling windows (with two sliding doors that access the patio) with spectacular views of the beach and ocean. The kitchen may look a little outdate but the white appliances are new. The kitchen is also stocked with everything anyone would need from dishes, glasses, utensils, pots & pans, coffee pot, toaster, strainers, knives, cutting board, mixing bowls, ice maker, and much, much more! Each of the three bedrooms has either ensuites or has access to a bathroom so everyone has their own bathroom! The master bedroom has floor to ceiling windows with sliding doors to the patio. Small bottles of body wash, shampoo, and conditioner as well as facial and body soap bars was provided. The patio was very long and wide providing a great place to sit and enjoy watching the dolphins! The pool is large and includes lounge chairs to relax in. It and the outdoor shower area are cleaned, straightened, and washed each morning. There are chairs to rent on the beach but plenty of space to set up if you bring your own chairs, umbrellas, and tents. There are kayaks and paddle boards to rent as well. The condo is near the pier. grocery stores, souvenir shops, golf courses, a zoo, and fun local restaurants ("Where Y'at Seafood Market" offers fresh seafood for you to cook as well as a casual bar and restaurant. The food was delicious and the staff was sooo friendly!) My husband isn't a beach goer and was thankful for the awesome air conditioning that kept him cool and comfortable even during the heat of the day. The host was very responsive to anything we asked and solved an issue with the microwave quickly. There were clear instructions on what to do when leaving and a great checklist that insured we left the condo in the way requested. The building is 9 floors with elevators on either end that were very quick. There were plenty of luggage carts for check-in & check-out as well as plenty of parking. You can NOT go wrong with this condo! The host and the was spectacular! I will defiantly be staying here again!

We had a great stay at this condo. It was clean and large. I love that each room had its full bathroom. The master had a large king bed and the other two rooms were furnished with two fulls and two queens. We enjoyed our stay!

Relaxing, clean and good kitchen

We stayed with our two teenagers and one of their friends. The coffee table is perfect for a puzzle. The dinner table was great for meals and the kitchen was well stocked with nice pots and pans.

Very nice condo

Loved the condo and the surrounding area! Condo was perfect for our needs with a beautiful view. We loved being near the fishing pier and the Windjammer restaurant. We rented beach chairs which was easy and hassle free. Will definitely be staying here again.

Spacious unit, great location, needs some updating

Spacious unit with a great location near the pier. Abundant pots and pans but the rest of the kitchen furnishings were a minimum for an eight person unit. The main sofa and all of the cabinet fronts definitely need replacing at this price point. Big pool with good beach rinse off area.
