Sleeps up to 12 w/ a queen master suite, queen bunk room, queen guest room, twin bed, sleeper sofa, and air mattress. Enjoy a gourmet kitchen with granite counters, stainless appliances and Keurig. Main living area features a 55" smart TV with YouTube TV + NFL Sunday Ticket. Walk or take a quick Uber to Broadway and top attractions. Includes parking, Wi-Fi, laundry, board games, and outdoor patio. Permit #2018051103 \*\*HOUSE RULES/AGREEMENT MADE UPON BOOKING\*\* A great deal of passion went into the design and decorating our Nashville home so that it would be both beautiful to behold and beautiful to experience for ALL. We assume all of our guests will be respectful and excellent, but we still want to make sure you understand our rules and expectations so we're all on the same page. Please help us preserve our house for your and others' future stays by accepting these rules before you book: \-There is NO smoking allowed inside the property. If smoking outdoors, please keep doors and windows closed so the smell does not enter the house. Discard butts in the garbage can. \- Absolutely NO pets whatsoever allowed ON or IN the property. \-Absolutely NO major parties. If you're looking to book our place to throw a party, we have exterior security cameras that would allow us to see if there is a party going on and how many guests are ACTUALLY staying at the house. We're ok with small celebrations with the allotted amount of guests allowed/booked for (no more than 10/unit). \-Decorations: Absolutely NO GLITTER and NO CONFETTI. Any decorations you put up must all be taken down including any tape residue. Any tape residue or damage found on walls due to your decorations will result in a $200 charge. \-Use cosmetic wipes or cloths for makeup removal (not our white linen!) \-Please leave the house in the condition you entered it in. THE CLEANING FEE DOES NOT COVER EXCESSIVE MESS. The fee is to cover the expense of hiring our awesome cleaner to clean all linens, kitchen, bathrooms, living areas, dusting, and up-keeping the house. It does not include her cleaning up after any disrespectful messes left behind. Please follow the easy check-out instructions we'll have provided you. If you follow those, you’ll be in good shape. \-Please communicate with us about anything that has been broken during your stay. Any excessive mess or damaged items MAY result in withholding of deposit. We are reasonable people and will understand if accidents happen, but please do not try to "hide" it from us as we want to make sure everything is taken care of or fixed before our next guests come to enjoy our property. \-RESPECTING OUR NEIGHBORHOOD. Remember, you're not renting a hotel room, you're renting a house in a neighborhood where people live. We ask that you respect our neighborhood and neighbors by keeping your exterior noise level down at ALL times during the day. ANY complaints received from our neighbors (whether noise or just being a disturbance in any way) will result in withholding of deposit. \-Internet Use: NO illegal downloading of any sort, no p2p file sharing. EARLY CHECK-INS OR LATE CHECK-OUTS: Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on the day before or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last-minute changes. Any non pre-arranged late check-outs will result in withholding of deposit. The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. The same goes for late check-out, if there is no one booked the night of your check-out date, we can block off the night for you for a guaranteed late check-out at half the price. Other things to note \*\*We do NOT host local guests\*\* A lot of time, care, and money has been put into this home that we LOVE. I only want to have the best guests who will respect my property AND my neighbors.
