Key Features \- Short walk to two local coffee shops and a burger restaurant. \- Pet Friendly \- 2 bedroom, sleeps 6 with a daybed trundle in the sunroom. \- I bathroom \- This is a duplex This is the right side of a duplex (unit B). Guests have full privacy and do not share any indoor space. Please reach out to us if you are also interested in renting Unit A next door. We are a pet-friendly home. If you are bringing a pet, please let us know in advance and select the number of pets you are bringing. We allow up to two dogs. If you have any other type of pet or more than two dogs, please reach out before booking. These are approved on a case-by-case basis. Our standard pet fee is $75, which covers 2 dogs for up to 4 nights. Anything beyond that, you will be charged a separate fee after booking of $15 per night per pet. After booking, we will also send you a pet agreement that will need to be signed before your arrival. It basically asks guests to follow these guidelines: \- Pick up after dog droppings \- Do not allow the dog to bark excessively \- Do not allow dogs on furniture or beds \- Don’t leave animals unsupervised, unless they are in a crate. \- Put pet sheets on furniture \- Pets must be housebroken \- Crate the dog if left unattended indoors for a long period of time. \- Groom the dog before the trip and vacuum after your pet if it sheds excessively \- The dog must be up-to-date on immunizations \*If these guidelines are not followed, guests will be charged the extra fee for cleaning. A $200 security deposit will be charged to your card by Ghossein Getaways two days before checkout. This amount will be automatically refunded within three days after your departure, provided there are no damages or issues. QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no loud music and keeping all audio at a minimum level out of respect for the surrounding residents. OCCUPANTS. The total number of individuals staying on the Premises should not exceed 6\. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host. Please let us know in advance if you plan to have any visitors at the property. Extra Charges: A $50 extra cleaning fee will be added if confetti or glitter is used for a party and requires extra cleaning. LONG STAYS: More the two weeks we charge an additional $50 every two weeks. Example 14 nights = $50 extra cleaning fee. 28 nights or more = extra $100 and so on. Pet: If you bring a pet and there is excessive pet hair on the furniture and in the bedrooms an additional cleaning cost may be incurred. SMOKING POLICY. Smoking on the Premises is prohibited. Franklin is a darling city with a great downtown for food and shopping. This property was in a family friendly neighborhood and was very quiet and friendly. The duplex was very clean upon arrival and yard was fine for our dog but not fenced so we did need to keep her on a lead. Kitchen is small but adequate for a short stay. Furniture in living room was very comfortable as are the beds but they are on the firm side. Overall, we enjoyed our stay and appreciated the excellent communication from the host. ##### Marnie S. We stayed a week in Franklin and enjoyed our time at the Cottage. The place is clean and had some good amenities. The neighborhood was quiet and seemed very safe. Neighbors were relatively friendly. The host was responsive and helped if there were questions. The Cottage is only about 8 minutes from downtown Franklin, 12 during ‘rush hour’. I worked each day from the Cottage that week and we had no issues with the WiFi and enjoyed all the windows and natural light. We have 2 dogs that came with us and the place was pet friendly, though I will say our dogs are doodles so it may not be as accommodating if your dogs shed. Nice place. The property is cozy and in a nice quiet neighborhood. It is a simple basic setup for just this purpose. There is room for 6 but the daybed is MAJOR squeaky which makes it difficult for anyone sleeping on it or the trundle to sleep well. It does make it difficult for 6 people to use 1 bathroom. Pros: \* location was in a quite neighborhood, easy to get to with a couple of coffee shops and deli within walking distance. \* Gretchen was responsive to inquiries \* appreciated having coffee supplies on hand Cons: \* my biggest complaint was the bed in one of the bedrooms seemed like the mattress was from the 70s. It was creaky and hard. No headboard, just a mattress on a box spring/frame. I ended up sleeping on the twin in the sun room. Still squeaky, but a little more comfortable.
