Key Features \- Short walk to two local coffee shops and a burger restaurant. \- Pet Friendly \- 2 bedroom, sleeps 6 with a daybed trundle in the sunroom. \- I bathroom \- This is a duplex This is the right side of a duplex (unit B). Guests have full privacy and do not share any indoor space. Please reach out to us if you are also interested in renting Unit A next door. We are a pet-friendly home. If you are bringing a pet, please let us know in advance and select the number of pets you are bringing. We allow up to two dogs. If you have any other type of pet or more than two dogs, please reach out before booking. These are approved on a case-by-case basis. Our standard pet fee is $75, which covers 2 dogs for up to 4 nights. Anything beyond that, you will be charged a separate fee after booking of $15 per night per pet. After booking, we will also send you a pet agreement that will need to be signed before your arrival. It basically asks guests to follow these guidelines: \- Pick up after dog droppings \- Do not allow the dog to bark excessively \- Do not allow dogs on furniture or beds \- Don’t leave animals unsupervised, unless they are in a crate. \- Put pet sheets on furniture \- Pets must be housebroken \- Crate the dog if left unattended indoors for a long period of time. \- Groom the dog before the trip and vacuum after your pet if it sheds excessively \- The dog must be up-to-date on immunizations \*If these guidelines are not followed, guests will be charged the extra fee for cleaning. A $200 security deposit will be charged to your card by Ghossein Getaways two days before checkout. This amount will be automatically refunded within three days after your departure, provided there are no damages or issues. QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no loud music and keeping all audio at a minimum level out of respect for the surrounding residents. OCCUPANTS. The total number of individuals staying on the Premises should not exceed 6\. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host. Please let us know in advance if you plan to have any visitors at the property. Extra Charges: A $50 extra cleaning fee will be added if confetti or glitter is used for a party and requires extra cleaning. LONG STAYS: More the two weeks we charge an additional $50 every two weeks. Example 14 nights = $50 extra cleaning fee. 28 nights or more = extra $100 and so on. Pet: If you bring a pet and there is excessive pet hair on the furniture and in the bedrooms an additional cleaning cost may be incurred. SMOKING POLICY. Smoking on the Premises is prohibited. Gretchen was wonderful to work with and very quick to respond to questions! The house is so cute and comfortable. It was very clean and well supplied. The neighborhood is quiet and peaceful and you can walk to several coffee shops which was nice. It’s also close to downtown Franklin. We brought our dogs and it worked out perfectly. The place is clean and had some good amenities. The neighborhood was quiet and seemed very safe. Neighbors were relatively friendly. The host was responsive and helped if there were questions. The Cottage is only about 8 minutes from downtown Franklin, 12 during ‘rush hour’. I worked each day from the Cottage that week and we had no issues with the WiFi and enjoyed all the windows and natural light. We have 2 dogs that came with us and the place was pet friendly, though I will say our dogs are doodles so it may not be as accommodating if your dogs shed. Nice place. Pros: \* location was in a quite neighborhood, easy to get to with a couple of coffee shops and deli within walking distance. \* Gretchen was responsive to inquiries \* appreciated having coffee supplies on hand Cons: \* my biggest complaint was the bed in one of the bedrooms seemed like the mattress was from the 70s. It was creaky and hard. No headboard, just a mattress on a box spring/frame. I ended up sleeping on the twin in the sun room. Still squeaky, but a little more comfortable. Franklin is a darling city with a great downtown for food and shopping. This property was in a family friendly neighborhood and was very quiet and friendly. The duplex was very clean upon arrival and yard was fine for our dog but not fenced so we did need to keep her on a lead. Kitchen is small but adequate for a short stay. Furniture in living room was very comfortable as are the beds but they are on the firm side. Overall, we enjoyed our stay and appreciated the excellent communication from the host. ##### Marnie S. Very clean and comfortable. Wonderful hosts. Responsive, kind, and welcoming. The only downside is the traffic congestion around Franklin. Even short distances take a long time to drive.
